• Support the operation of a fast-paced packaging manufacturing facility. POSITION OVERVIEW
The maintenanceworker is responsible for the general maintenance of the facilities which include but are not limited to repairs on heating and air conditioning equipment, hardware repairs, repairing light fixtures, plumbing repairs, moving equipment/furniture, painting and plastering walls, driving company vehicles and general carpentry needs of the facilities. Maintain the physical plant and facility in a safe and secure manner.
Assure that the building has adequate heat or air conditioning, light, water and sewage disposal at all times; be on duty during interruptions of any of these to coordinate repairs and emergency contingency plans.
Inspect, diagnose and repair physical plant problems as assigned.
Maintains inventory of all departmental tools; issues and records the distribution and return of all tools used for daily.
Adhere to Fire Safety / Emergency Regulations, Resident Rights and interests, general and special policies and procedures of the Facility.
Perform services as designed at the Facility Manager; maintains grounds and properties owned and/or operated by the organization in compliance with all applicable codes, rules and regulations.
Ensure that all garbage and trash, including hazardous materials, are disposed of properly.
Perform in a wide range of trades including but not limited to maintenance, test, repair, installation and replacement of parts and equipment involving general skills in carpentry, plumbing, masonry, electricity, HVAC, refrigeration, sanitation, grounds, painting, wall covering, cleaning transportation and the preventative maintenance program.
Maintain a clean, neat appearance wearing prescribed uniform at all times.
Cleans all dust, dirt and debris accumulated as a result of maintenance performed, equipment malfunction and resulting repair, construction or renovation.
Accurately completes job logs, records and other work order documentation as required.
REQUIREMENTS

* Maintain central coolant systems.
* Maintain/repair all compressed air lines and machine drops.
* Unblock clogged pipes and remove and replace, if necessary. Repair/maintain municipal water systems, valves, faucets etc.

• Completes all minor repairs and maintenance of physical plant, doors, windows, railings, ceiling tile, etc.
• Replaces light bulbs and ballasts, defective electrical switches, outlets and other electrical fixtures of a minor scale.
• Paints interior or exterior of building as required.
• Performs minor plumbing repairs.
• Provides general lawn care, grass cutting, edging, trimming bushes, etc.
• Repairs minor parking lot surface cracks, holes, curb painting, etc.
• Completes Maintenance Request Forms.
• Assists in unloading and set up of State furniture with new sites.
• Performs pro-active inspections of property and identifies and corrects findings.
• Conducts preventative maintenance functions according to scheduled maintenance program on snow removal equipment, trucks, lifts, generators, etc.
• Records water temperatures on a monthly basis.
• Checks operations of the fire life safety equipment, smoke detectors, Co2 detectors, emergency lighting, etc.
• Assembles all tools, supplies and instruments necessary to complete work assigned.
• Performs all work with a minimum of disruption and supervision.
• Conducts immediate clean-up of work area.
• Reports any impending supply of material shortages to the Maintenance Coordinator.
• Advices Facility Coordinator of any equipment problem.
• Complies with all agency policies and procedures.
• Other duties as assigned.
MINIMUM QUALIFICATIONS:
• High School Diploma or GED preferred.
• 1-2 years general maintenance experience preferred.
• Valid Driver's License that meets agency policy.
• Broad mechanical, electrical, plumbing and carpentry knowledge and experience.
• Good oral communication and interpersonal skills.
• Lifting requirement of 50lbs.
• Ability to meet the physical requirements of the position when performing the following: standing, walking, sitting, bending, stooping, squatting, kneeling and climbing.
