We are seeking a Maintenance Specialist - Grounds Keeper to join our team. Your role will support the facilities team in repairs and projects as needed. This role will also support the care of the grounds needed at agency sites as directed. This individual will also report directly to the Maintenance Lead at the assigned campus. As a member of the Facilities team, you will work with other team members and report to our Maintenance Lead. WHAT YOU WILL DO: Works under the supervision of the Maintenance Manager to maintain high standards for all facilities, offices, common areas, and residential areas in accordance with the policies and procedures. Work to upkeep the Campus Grounds, including but not limited to the pool, landscape, building exterior, parking spaces, and playground equipment. Ensure all assigned facilities and equipment are in a proper state of repair, providing their full use to all staff, clients, visitors, and volunteers always. Performs maintenance service and repairs in the areas of HVAC, plumbing, carpentry, painting, plastering, machine servicing, and electrical. WHAT YOU WILL BRING: Our ideal candidate will have 3 years of relevant experience in Maintenance and the following: High School Diploma At least 21 years of age and pass background check, physical, and drug screening A valid driver's license, proof of current vehicle insurance, and reliable transportation High school diploma or equivalent Must be able to obtain DOT Certification Works under the supervision of the Maintenance Manager to maintain high standards for all facilities, offices, common areas, and residential areas in accordance with the policies and procedures. Job Description Johnson County Department of Facilities is looking for qualified applicants to fill the position of Grounds Specialist that supports multiple buildings in Johnson County Kansas. Qualified applicants will remain as an active candidate for a period of up to 90 days. Responsibilities Include: Operates vehicles and powered equipment; completes commercial mowing and snow removal; applies chemicals and spreads fertilizers, herbicides and soil amendments; mulches tree beds, plants trees and flowers; aerates and seeds landscaping; trims and prunes shrubs and trees; repairs soil erosion. Performs various tasks requiring equipment, vehicle, and tool operation; uses a variety of small and large tools and operates a variety of light and medium duty equipment and attachments including: tractors, trucks, dump trucks, skid steer loader, water trucks, compact rollers, excavator, power broom, and snow removal equipment; performs general and routine maintenance of light and medium duty equipment; changes over from mowing equipment to snow equipment. Performs basic maintenance duties such as painting, light plumbing, cleaning shop and equipment areas; builds, fixes, and maintains fencing; completes basic preventative maintenance on building/plant equipment. Completes paperwork, timesheets and equipment logs using computerized system; follows purchasing card guidelines. In this significant role you will be supporting our sales and operational efforts by providing exceptional service to our customers, ensuring customer requirements are met or exceeded in a timely and professional manner through such activities including: Performing pneumatic and electric actuated valve assembly and repair. Assembly and calibration of instrumentation packages. Assembly and calibration of Electric Actuators. Diagnose, troubleshoot, and problem-solve equipment or assembly malfunctions, both in our facility or on-site with the customer. Performing plant steam surveys. Assist with customer installation and start-up. Participate in customer demonstrations and training. Perform field measurements of existing equipment for mounting hardware fabrication. Additional duties include: Warehouse organizational responsibilities, shipping and receiving, inventory maintenance and general upkeep. Participate in factory training programs and maintain certifications, as appropriate. Organize and maintain workspace, company tools, vehicle, equipment, etc. Requirements: High School degree; Technical School training, degree, or significant industry experience preferred. Positive mental attitude, mechanical aptitude, and intermediate electrical knowledge. Ability to communicate effectively while representing our company. Ability to interpret schematics, dimensional and wiring diagrams. Ability to pass background checks, drug screenings, training and safety clearances.
