Position is located at the Rapid, SD facility. Part Time: 20 hours per week. Monday through Friday. Schedule is flexible 20 hours a week . Between 6:00am to 5:00 pm. Hourly pay rate: $28.00 per hour.
Qualified candidates must have a minimum of (4) years' experience performing general maintenance and repair of equipment requiring practical skill and knowledge in such trades as painting, carpentry, plumbing, masonry, and electrical work. The ideal candidate will have experience in the following:
Replacing electrical receptacles, wires, switches, fixtures, and motors.
Using plaster or compound to patch minor holes and cracks in walls and ceilings.
Repairing or replacing sinks, water coolers, and toilets.
Painting floors, steps, and sidewalks.
Replacing damaged paneling and floors tiles.
Hanging doors and installing locks.
Replacing broken window panes and performing general maintenance on equipment and machinery.
Performing basic carpentry: door adjustments, hinges, locks, minor hardware repair, ceiling tiles and patch/paint work.
Performing basic electrical work: replace bulbs, ballasts, switches, outlets, fixtures not involving energized panel work.

Assisting licensed trades (HVAC, electrical, plumbing) when required.
Responding to routine work orders, urgent tenant calls, and general building issues.
Experience in commercial HVAC repair and maintenance of mechanical building systems including PM's, routine service calls and overall facility maintenance a plus. Candidate must follow all GSA and OSHA safety requirements, Lockout/Tagout, hazard communication, PPE rules report hazards, accidents, unsafe conditions immediately. Maintain required certifications and training (asbestos, lead, safety, NCMMS). Use GSA's NCMMS system for: receiving work orders, documenting work performed, entering labor hours, closing tickets and maintaining accurate daily presence logs per GSA guidelines. Follow PBWS requirements for tours, inspections, and documentation. Follow all access control rules, wear badges, comply with PIV and escort rules.
High School Diploma/GED required.

Job Description
Essential Functions:
Is familiar with light bulb, ballast replacement, and minor electrical repairs.
Is able to repair faucets including replacement of tempering valves, flush valves, scrub sinks and all other Hospital related plumbing equipment.
Performs upper level corrective and preventative maintenance to provide a safe and comfortable environment for patients, visitors and staff.
Is familiar with building utility systems and makes repairs as needed. Responds to calls related to the electrical, plumbing, sanitary, HVAC, Natural gas, and hydronic systems and performs regular and emergency maintenance as required. Is familiar with emergency and isolation procedures to preserve life and protect property.
Is familiar with hospital systems. Troubleshoots and makes repairs as needed. Responds to calls related to Medical gas systems, Translogic tube system, nurse call, paging, code blue, trash and linen, sterilization, infectious waste, doors and locks, and elevators and performs regular and emergency maintenance as required.
Fastens or removes various items and equipment in a facility using proper mounting or removal techniques.
Evaluates and completes daily work orders and documents work and repairs accomplished in a timely fashion.
Assists with maintenance work as assigned.
Consistently demonstrates a thorough knowledge of the maintenance performance standards. Performs all functions within the scope of practice at a competent level.

JOB SUMMARY

Identify and perform routine preventative maintenance assignments.
Inspect and repair vacant units and prepare for move-ins.
Work on-call as scheduled 24/7, weekend shifts, and overtime as necessary and pre-approved by the Maintenance Supervisor or Property Manager.
Perform tasks and operate machinery in a safe manner and in compliance with safety procedures.
Complete grounds work, such as grounds pick up, sweeping, and light landscaping.

Required
High school diploma or GED.
Minimum two years' general residential maintenance experience.
