Summary Maintenance Technicians perform routine and extensive preventative maintenance and repair procedures throughout the community while performing a variety of skilled duties in one or more of the building trades, such as painting, make readies, carpentry, minor electrical, or other recognized crafts of maintaining and repair the community. Essential Duties & Responsibilities Maintenance Perform routine, repetitive daily inspection of property exterior and interior to maintain Company brand standards. Escalates and communicates inspection findings, resident inquiries, and other concerns as necessary to management. Utilizes property management software to check for work orders in a timely and continual manner. Completes documentation in a timely and detailed manner following a completed work order request. Diagnoses and performs minor and routine maintenance/repair involving the following on a daily basis. Electrical and plumbing (including water lines) A/C and heating systems Appliances (when applicable) Water irrigation systems. Stairs, gates, fences, patios, railings. Tile, carpet, flooring. Roofing, gutters, fasteners. Interior/exterior lights. Fireplaces, ceiling fans. Gas fixtures and appliances (where applicable). Sprinkler systems (where applicable). Shutters, doors, cabinets, windows, sliding glass doors. Water features including but not limited to spas, pools, fountains, etc. Boiler, gas and electric. Door locks, P.O. boxes and locks. Security systems (where applicable). Ceiling leaks. Pool areas, tile, jacuzzi, pool furniture. Completes all make ready turns in a timely manner according to Company policies and procedures. Notifies the Facilities Manager in a timely manner of all supply order needs. Completes all assigned repairs and projects efficiently in accordance with Company policy and procedures, and code requirements. Maintains accurate records of preventative maintenance performed and any follow-up actions required. Assists with preventative cosmetic and mechanical maintenance as needed. Performs weekly safety checks throughout the facility to ensure a safe and clean environment for all patrons to eliminate hazards. Assists in creating key sets for team members, residents, and vendors as requested by management. Interact with residents, guests and employees in a warm and welcoming manner. Maintains resiliency in dealing with residents and guests in all type of business conditions. Work effectively and courteously with fellow employees. Execute daily cleaning of all floors, windows, walls, stairs, and elevators. General Complete Company required continuing education and training courses. Communicates with Corporate Director of Maintenance for needed technical advice, product information, research and quality assurance guidance. While supporting a community during Maintenance vacancy: Work under the direction of the Executive Director of the community. Perform routine maintenance duties to complete all service requests for repair and maintenance of all grounds, buildings, apartment homes, and equipment in a timely and cost-efficient manner. Manage and oversee maintenance and housekeeping staff. Implement and document preventative maintenance programs for facility and equipment. Maintain grounds including outside building repair and lawn maintenance in cooperation with the landscaping contractor and garbage removal services. Maintain all areas inside the building, including but not limited to, cleaning and shampooing of carpets & furniture, window cleaning, common area cleaning, and the maintenance and replacement of vinyl floors. To become Maintenance Specialist, you will need - Associate degree and 2-5 years of experience OR accredited maintenance training and 4-6 years of experience preferred. This position requires frequent travel, approximately 65 - 75%. Travel for an extended period may be required, local or overnight.
