Role and Team
Reporting to the Facilities Manager or designated manager, ensuring safety and efficient auction operation for all employees through repair and maintenance of all auction facilities and equipment. Responsible to keep workplace safe and free of hazardous situations in accordance with corporate and security guidelines, policies and procedures. Perform all additional duties as directed by Facilities Manager. Must know, practice, and ensure that company policies, procedures, and applicable state and federal laws are always followed.
Responsibilities
Provide excellent customer service

Maintain a professional appearance, orderly work environment and friendly disposition by greeting others.
No smoking in customer vehicles.

Building Support and Upkeep
Responsible for keeping the lots and buildings in good repair by performing the maintenance tasks, including but not limited to roofing, plumbing, welding, and carpentry.
Monitor and Control all facility conditions for cleanliness and safety per auction and company standards.
Ensure all auction building and grounds are not a potential threat to customer or employee safety. Respond to and follow proper procedures on employee or customer accidents, injuries and loss or damage to property. Report all incidences to Facilities Manager immediately.
Equipment Support
Ensure good operating condition of all equipment and provide routine preventative maintenance. Provide minor maintenance and repair to equipment as needed.
Monitor and control all equipment for cleanliness and safety per auction and company standards.
Basic knowledge of hand tools, possible power tools.
Communication
Maintain a good flow of communication with all personnel
Respond to other departments maintenance and equipment needs
Qualifications
Must be at least eighteen (18) years of age.
Must be qualified to operate a motor vehicle and possess a valid driver's license.
Must have a demonstrated ability to read, write, and communicate effectively in English.
Must have the ability to physically operate vehicle equipment and tools.
Previous Maintenance experience preferred.
Computer skills preferred
Effective customer relations, communication, and interpersonal skills required.
Ability to understand and adhere to Company policies in all areas required.

Job Description
Major accountabilities:
* Adhere to Novartis Quality Policies and procedures as they pertain to the position to ensure that all products are safe, pure, effective and of the highest quality.

* Applies premixed paints or stains to masonry, gypsum board or wood surfaces; paints various types of structures such as interior and exterior metal, wood and masonry surfaces, and a variety of wooden trim and new and old cabinets; paints garbage cans, racks, and picnic tables and signposts; assists higher-level employees by mixing or stirring paints, moving drop cloths and scaffolds, and cleaning walls in preparation for painting.
* Perform roofing including repairs to flashing, shingles, and architectural elements while working on scaffolding or in elevated work platforms.

* Maintain, repair, and stabilize historic structures and ruins built of stone or brick. JOB OVERVIEW - HOTEL MAINTENANCEWORKER
When our guests arrive, we want everything to be in excellent condition. The goal of our Maintenance team is to help our guests feel safe and cared for! As a Maintenance Assistant, your attention to detail and hands on work ensures that our guests have a comfortable and problem-free stay.
A TYPICAL DAY:
Perform basic repairs and preventative maintenance on PTAC/HVAC equipment, furniture/cabinetry, appliances, light fixtures and plumbing.
Perform interior and exterior painting, landscaping and parking lot repairs.
Troubleshoot various technical devices such as key card systems, internet equipment, television equipment, etc.
Execute routine safety inspections and report/repair issues with equipment or systems.
Respond to all guest requests with a sense of urgency and service frame of mind.
Support the goals of the hotel through teamwork and collaboration with all departments.
REQUIREMENTS:
Previous maintenance experience in a hotel or property management setting is preferred. To be successful in this role, you need basic verbal and written communication skills. This job requires continuous movement, regularly bending, lifting, carrying, and moving up to 50 pounds. You must also be able to stand and walk for an entire shift. Previous technical training or job experience is a plus. Applicants must be available to work weekends and holidays.

Role Overview
The Assistant Contract Maintenance & Operations Manager (ACMOM) provides on-site leadership and technical support to the Contract Maintenance Manager (CMM), helping oversee 24/7/365 operations and maintenance of a bedded/inpatient healthcare facility. This role ensures compliance, safety, performance standards, and continuity of operations in alignment with the Performance Work Statement (PWS).
Please note: This position is employed by an FSI Prime Subcontractor and is not a direct FSI employee role. What You'll Do
Serve as on-site operational support to the Contract Maintenance Manager (CMM)
Oversee daily corrective and preventive maintenance operations
Supervise contractor personnel and ensure appropriate staffing coverage during both duty and non-duty hours
Assist in planning, coordinating, and executing maintenance activities in compliance with contract requirements
Coordinate subcontractor services, service orders, scheduling, and site access
Champion a strong safety culture, ensuring compliance with all safety and regulatory requirements
Attend meetings and represent FSI in alignment with the PWS and client expectations
Support documentation and data submissions, including invoices, reports, audits, logs, and compliance records
Ensure all personnel are properly trained, qualified, and certified for assigned duties and equipment
What You Bring
U.S. Citizenship and the ability to obtain a NACI (National Agency Check with Inquiries) clearance
Minimum of five (5) years' experience in medical/healthcare (bedded/inpatient) facility operations and maintenance
Experience supervising a diversified workforce supporting 24/7/365 healthcare operations
Strong working knowledge of healthcare regulatory and compliance standards, including:
The Joint Commission (TJC)
NFPA
EPA
OSHA
AAAHC
Performance Work Statement (PWS)
Five (5) years' experience supporting Joint Commission compliance, including:
Environment of Care (EOC)
Life Safety (LS)

Role and Team
Reporting to the Facilities Manager or designated manager, ensuring safety and efficient auction operation for all employees through repair and maintenance of all auction facilities and equipment. Responsible to keep workplace safe and free of hazardous situations in accordance with corporate and security guidelines, policies and procedures. Ensure all auction building and grounds are not a potential threat to customer or employee safety. Respond to and follow proper procedures on employee or customer accidents, injuries and loss or damage to property. Report all incidences to Facilities Manager immediately.
Equipment Support
Ensure good operating condition of all equipment and provide routine preventative maintenance. Provide minor maintenance and repair to equipment as needed.
Monitor and control all equipment for cleanliness and safety per auction and company standards.
Basic knowledge of hand tools, possible power tools.
Communication
Maintain a good flow of communication with all personnel
Respond to other departments maintenance and equipment needs
Qualifications
Must be at least eighteen (18) years of age.
Must be qualified to operate a motor vehicle and possess a valid driver's license.
Must have a demonstrated ability to read, write, and communicate effectively in English.
Must have the ability to physically operate vehicle equipment and tools.
Previous Maintenance experience preferred.
Computer skills preferred

The Inspector I is the entry level class in the inspection series. Key Responsibilities
Conduct routine through complex inspections of private and public construction projects, parks, facilities and trails development and landscape, inspecting materials and workmanship to ensure compliance with approved plans and specifications or maintenance contract provisions, inspect conditions prior to the start of construction or landscaping, during construction or landscaping, and upon completion.
As assigned, act as lead project inspector and assist in administration of contracts for construction and landscape maintenance projects, change order and amendments; negotiate and submit recommended change orders; review, project and prepare payment tracking records.
Read and interpret plans and specifications and recommend modifications when needed.
Note contract deficiencies and issue compliance deficiency notices to contractors requiring modifications to work in progress.
Review, correct, and ensure completeness of construction and landscape plan submittals and as-built plans.
Maintain records of inspection work.
Enforce on-site safety requirements.
Assist in the development of maintenance agreements, public works projects, letters of agreement and other contracts.
Recommend and execute allowable extensions for contractor projects and maintenance agreements.
Authorize and amend contracted work items including enhancements or refurbishments projects.
Issue monthly contractor ratings; recommend termination of service and maintenance contracts when contractors do not perform satisfactorily; recommend and take necessary actions to ensure retention of monies for poor contract performance.
Instruct, direct and supervise subordinate staff involved in the process of contract administration and project management.
Respond to and resolve citizen complaints.

Qualifications

Completion of two years of college-level landscape or horticulture or park design courses may substitute for one year of experience.
Inspector II
Any combination equivalent to experience that could likely provide the required knowledge, and abilities are qualifying. A typical way to obtain the knowledge and abilities would be:
Two years of inspection similar to that of a Parks Inspector I at the City of Carlsbad.
