This is a full-time experienced Maintenance Mechanic position that is responsible for troubleshooting, repairing, and installing pneumatic and hydraulic systems, control valves, centrifugal and positive displacement pumps. Maintenance Mechanics are also responsible for troubleshooting and repairing AC/DC electrical systems, reading schematics, and using electrical testing equipment (Volt-Ohm meter, amp meter, oscilloscope). Our experienced Maintenance Mechanics have extensive understanding of Programmable Logic Controls and contribute a unique skillset through the use of preventative maintenance systems and work order tracking. Maintenance Mechanics have the skill and flexibility to work on any equipment within the facility and to operate lathes, mills, arc and Heliarc welders for repair, and fabrication.

Job Description:
Under the direction of the Facilities Supervisor, this position is responsible for performing janitorial, custodial, housekeeping, grounds keeping or routine maintenance for the buildings and grounds.
Job responsibilities include, but are not limited to:
* Performs specific cleaning tasks in all campus buildings, including dusting rooms and objects within rooms; washing walls, windows, floors, soiled equipment and objects; cleaning and stocking bathrooms; stripping and refinishing hard surface floors; deep cleaning soft floors/furniture; insuring proper use of cleaning chemicals and equipment; moving furniture/appliances; making general repairs of a simple nature to buildings and equipment; removing snow and performing grounds keeping tasks.

* Performs manual labor in a stockroom, storeroom or warehouse, such as loading or unloading freight, materials or equipment; receiving, unpacking and storing goods, materials and equipment
* Operates wheel tractors, electric trimmers, buffers or other similar mechanical or power-driven equipment; drives a truck.
* This position is essential personnel and is required to perform routine disinfection in order to prevent the spread of illness on campus, as well as, in response to covid-19 confirmed cases.

Center for Human Development, (CHD), is currently looking for a Housing and Shelter Maintenance Technician. The Maintenance Tech is a professional committed to providing maintenance services, as needed, exclusively to properties used for the Homeless and Shelter program; performs and completes written inspections to ensure units are in compliance with contractual obligations; refreshes units to be reassigned to new clients in a timely manner; addresses immediate safety concerns; this position is accountable to the Property Management Supervisor.
YOUR ROLE AS A HOUSING and SHELTER MAINTENANCE TECH YOU WILL:
Performs walkthroughs of the buildings/apartments/units utilizing the inspection checklist and immediately addresses safety issues and maintenance needs.
Efficiently completes, in a safe and timely manner, work assignments associated with paint, plumbing, carpentry, windows, moves, general electrical, and general maintenance; troubleshoots appliances for operation including stoves, ranges, washers, dryers, HVAC equipment.
Performs regular inspections of client units/living areas.
With the guidance of the PM Supervisor coordinates work day to minimize travel time.
Cleans area and removes equipment upon completion of each project.
Maintains work log with time spent per job via Manage Engine.
Documents and reports any housekeeping/janitorial concerns at the properties and reports them to the Shelter Property Supervisor who will communicate with local staff and the DS&H Assistant Program Director.
Performs a variety of duties in maintenance, repairing and renovating buildings i.e. group homes, apartments, single family units etc.
Assists in controlling maintenance costs and maintains appropriate records.
Responds to emergency calls after hours/on weekends as directed by PM Supervisor or Property Manager.
Respects clients and their homes as s/he performs maintenance work.
Maintains assigned tools, equipment, and vehicle.
Reports maintenance concerns outside the scope of work to PM supervisor for potential outsourcing.
Notifies PM Supervisor immediately of a client crisis, unusual behavior, and any health and safety concern that would pose immediate risk.
Adheres to CHD policies/procedures.
ADMINISTRATIVE RESPONSIBILITIES AND RECORD KEEPING:
Submits expense receipts promptly to the department.
Submits time sheets in accordance with CHD Policy.
Attends regular supervisory meeting with PM staff.
Keeps track of work performed.
QUALIFICATIONS:
Two years' experience performing maintenance services preferred.
High School or Vocational School diploma preferred.

The Maintenance Mechanic must have basic knowledge of General Maintenance, Hydraulic Systems, Electrical and Electronic Systems, and Welding (TIG, MIG). Mechanic must be able to work as a team or individually. Must comply with all Company SAFETY rules (LOCKOUT/TAGOUT, ETC) and Good Manufacturing Practices (GMP's).

Ensure all assigned daily PM's are completed.
Ensure production lines are in good mechanical order.
Aid other teams (Production, Quality- when needed).
Always follow Good Manufacturing Practices (GMP's) and Safety Practices.
Setup and visually inspect and tests machinery and equipment
Listens for unusual sounds from machines or equipment to detect malfunction and discusses machine operation variations with supervisors or other personnel to diagnose problem or repair machine.
Dismantles defective machines and equipment and installs new or repaired parts.
Cleans and lubricates shafts, bearings gears, and other parts of machinery.
Repairs and maintains physical structure of establishment.
Follow all ISO 14001 procedures
Other duties as needed.
