The technician will perform preventive maintenance (PM), troubleshoot issues across HVAC, electrical, mechanical, and plumbing systems, and complete general building repairs. Essential Duties & Responsibilities * Perform scheduled preventive maintenance on facility systems following written procedures, including inspecting, measuring wear, replacing belts, hoses, fluids, filters, and evaluating performance metrics such as pressures, speeds, vibration, and temperature. * Analyze PM findings and recommend updates or improvements to maintenance procedures. * Document all PM and work-order activities using the CMMS (Computerized Maintenance Management System). * Troubleshoot, repair, and maintain a wide range of building systems, including HVAC, electrical, plumbing, and mechanical equipment. * Complete general building repairs (walls, ceilings, doors, flooring, painting, and fixtures). * Repair plumbing systems, including leaks, blockages, sinks, piping, valves, and drains. * Maintain and repair electrical distribution systems, lighting, controls, and related components. * Replace lighting fixtures, ceiling tiles, and grid components throughout the facility. * Conduct routine facility "rounds," documenting key operating metrics for building systems and equipment. * Communicate effectively with the site lead and customers regarding work requests, delays, required parts, and task updates. * Diagnose and repair electrical components including transformers, motors, motor starters, MCC panels/circuits, VFDs, and lighting systems. * Maintain building and exterior lighting systems, including parking lot lighting, emergency/exit lights, outlets, photoelectric controls, and energy-management system components. * Perform maintenance and repairs on dock equipment including overhead doors, dock levelers, locks, and seals. * Maintain a clean, safe work environment and follow all safety policies and best practices. Required Skills & Education * 5-7 years of mechanical experience (HVAC, electrical, plumbing, carpentry, mechanical systems) or an equivalent combination of education and experience. * 3-5 years of facility maintenance experience in an industrial, commercial, or institutional environment. * Valid driver's license required. * Ability to read, interpret, and follow maintenance instructions, technical documentation, and safety procedures. * Strong written and verbal communication skills for reporting, documentation, and customer interaction. * Proven ability to diagnose issues, recommend solutions, and work independently or as part of a team.
