POSITION SUMMARY
Under general direction, the Community ManagementAssociate (CMA) is responsible for maintaining The Thrive Experience and White Glove standard by providing quality assurance in every aspect of the community from the approach to the community, the lobby and amenities, the common areas and apartment homes. CMAs will provide excellent customer service to residents and prospective residents. The CMA is vital in assuring that the vacant apartment homes that are identified as “tour homes” are opened at the beginning of business each day, sparkled and staged as well as shut down at the end of the business each day. The CMA will also perform all administrative functions regarding the application approval process, lease signing and move in orientation. The Community ManagementAssociate role is essential to the success of the community's resident retention.

Essential Job Duties and Core Responsibilities:
Prepare the community each day with Thrive Experience and White Glove standard in mind. Assure quality and cleanliness of all areas of the approach to the lobby, the lobby, amenities, common areas, approaches to vacant tour homes and models, opens vacant apartment homes via sparkling and staging as well as shutting down the homes at the end of the business each day
Receive hand off at the time an application is submitted from Leasing Representative or Leasing Manager regarding the application process application to lease signing, and all other pertinent information to ensure that the lease and all addenda is correct.
Conduct background checks on applicants including credit checks, criminal background checks, income verification and rental verification.
The CMA will also perform all administrative functions regarding the application approval process, lease signing, notification of approvals and next steps and execute the move in orientation.
Understands and complies with Fair Housing Laws and all company rules and regulations.
Maintains an accurate knowledge of all aspects of the community.
Maintain resident files in accordance with company policy and regulatory agency policy.
Assist residents with service requests. Enter service requests into the property software.
Collects rental payments and all other fees.
Conducts follow-up with residents when necessary to ensure overall customer satisfaction.
Assist with move-in/move-out process.
Manage lease renewal process.
Responds to all calls, emails, and site visits in a timely manner.
Performs other duties as assigned.

SKILLS, EDUCATION AND EXPERIENCE
High school degree or equivalent required
bachelor's degree in Community Management, Real Estate, Business Administration or a related field preferred.
At least two (2) to four (4) years of related community management experience preferred.
Experience with community management software systems and Microsoft Office is preferred.

SUMMARY: The Assistant Project Manager assists the company in meeting its objectives and goals by supporting the Project Manager and project team, which are responsible for overseeing, and directing assigned commercial construction projects taking appropriate actions to ensure projects are completed on time, within budget and with defined resources. The Project Engineer along with the project management team will ensure a safe working environment for all employees.

Support Project Manager in driving project's overall flow effectively from inception to completion.
Support the Project Manager, Safety, and field employees in creating, executing, and fostering a safe work environment.
Review contract and bid documents from estimating; review and understand scope for project turnover. Attend walk-throughs.
Assist with project document control, including but not limited to, insurance, bonding, permits, submittals, RFI's, change orders, correspondence, etc.
Ensure documents are centrally saved in the project's chosen document control software.
Verify correct drawings are distributed to field.
Assist with schedule of values, or billing format as required by the contract documents.
Support project schedule showing completion, delivery dates and sub requirements. Integrate into overall project and manpower schedule as required.
Request PO's for major equipment and subs indicating shipping requirements and anticipating delivery dates. (Request proper delivery notice at that time.)
Facilitate material takeoffs by trade supervisor.
Attend all necessary meetings with both internal and external entities to review scheduling and delivery, work plans, job progress, manpower, and solutions to setbacks.
Support project accounting and/or project management in monthly billings and collections and follow up on outstanding balances.
Collaborate with supervisor regarding project safety. (Toolbox talks and weekly walk through.)
Gather information for changes in work/scope and work with the project team, estimating, and downstream clients for pricing. P.M. will finalize C.O. pricing. Ensure no work starts prior to approval or notice to proceed.
Assist field personnel in closeout of project.
Obtain as-builts from field; request CAD from VDC team.
Escalate critical and/or sensitive issues to the Project Manager with recommendation for resolution.
Ability to meet the project site onboarding requirements as set by the contractual requirements is required.
Comply with all Company operating policies, procedures, and safety programs as established.
QUALIFICATIONS

SUMMARY: The Assistant Project Manager assists the company in meeting its objectives and goals by supporting the Project Manager and project team, which are responsible for overseeing, and directing assigned commercial construction projects taking appropriate actions to ensure projects are completed on time, within budget and with defined resources. The Project Engineer along with the project management team will ensure a safe working environment for all employees.
Include the following. Other duties will be assigned.
Support Project Manager in driving project's overall flow effectively from inception to completion.
Support the Project Manager, Safety, and field employees in creating, executing, and fostering a safe work environment.
Review contract and bid documents from estimating; review and understand scope for project turnover. Attend walk-throughs.
Assist with project document control, including but not limited to, insurance, bonding, permits, submittals, RFI's, change orders, correspondence, etc.
Ensure documents are centrally saved in the project's chosen document control software.
Verify correct drawings are distributed to field.
Assist with schedule of values, or billing format as required by the contract documents.
Support project schedule showing completion, delivery dates and sub requirements. Integrate into overall project and manpower schedule as required.
Request PO's for major equipment and subs indicating shipping requirements and anticipating delivery dates. (Request proper delivery notice at that time.)
Facilitate material takeoffs by trade supervisor.
Attend all necessary meetings with both internal and external entities to review scheduling and delivery, work plans, job progress, manpower, and solutions to setbacks.
Support project accounting and/or project management in monthly billings and collections and follow up on outstanding balances.
Collaborate with supervisor regarding project safety. (Toolbox talks and weekly walk through.)
Gather information for changes in work/scope and work with the project team, estimating, and downstream clients for pricing. P.M. will finalize C.O. pricing. Ensure no work starts prior to approval or notice to proceed.
Assist field personnel in closeout of project.
Obtain as-builts from field; request CAD from VDC team.
Escalate critical and/or sensitive issues to the Project Manager with recommendation for resolution.
Ability to meet the project site onboarding requirements as set by the contractual requirements is required.
Comply with all Company operating policies, procedures, and safety programs as established.
QUALIFICATIONS

PREFERRED EDUCATION and/or EXPERIENCE
Minimum 3 - 5 years related experience in construction industry.

Knowledge of the construction industry and documentation.
Working knowledge of federal, state, and city regulations and guidelines.
COMPUTER SKILLS
Must demonstrate proficiency in Microsoft Office applications, (i.e. Outlook, Word, and Excel)
Familiarity with AutoCAD, and other mechanical, technical, or construction programs.
Familiarity with project management/document control software.
Familiarity with construction/financial software packages.
