Reporting to the Director, Content & Growth Marketing, this leader will own the strategy, planning, execution, budget management and performance across all growth channels and will directly lead and oversee a team of specialists, ensuring both team and channel success. Key Responsibilities
Own the growth marketing strategy across paid social, display, video, and search, aligning campaigns with business objectives
Develop full-funnel paid media plans that drive awareness, engagement, and conversion while maximizing efficiency
Set channel KPIs and manage budgets, ensuring delivery against sales and ROI targets
Lead cross-functional collaboration, partnering closely with Creative, Analytics, and Ecom to deliver best-in-class campaigns
Oversee in platform activation and optimization across all platforms refining targeting, bidding, creative and landing page strategies

4+ years of growth or performance marketing experience, including strategic planning, performance optimization and hands-on execution of multi million dollar programs
Demonstrated leadership and people management experience, with proven success managing direct reports
Deep understanding of the digital advertising ecosystem, including campaign structure, audience segmentation, bidding strategies, and attribution modeling
Demonstrated understanding and experiencing in full funnel strategy
Strong storytelling skills with the ability to distill complex data into insights for stakeholders and senior leadership

Primary Duties and Responsibilities
Provide excellent service to all residents, prospects and visitors to the community
General office administration to include lease and resident communication management, filing, answering phones, greeting customers, etc. May also be responsible for light cleaning of office, common areas, and model unit(s).
Effectively lease apartments in accordance with budget guidelines
Follow Fair Housing Standards in all dealings with prospects and residents
Conduct outside marketing under the direction of the Assistant Manager and the Community Manager
Coordinate the application review for each lease including credit and income verifications and background checks
Complete lease packets and files for each resident to include the lease, all addendums and other proper documentation and signatures
Ensure the condition of leased apartments prior to move-in, including a final inspection
Follow up with residents throughout their lease terms, promote the annual renewal campaign for the community, manage lease renewals and complete lease documents
Daily Opening and Closing Procedures: Perform a daily marketing inspection, including the check (spruce up) of the model, the condition of the leasing path, and amenities areas. Pick up trash and carry a trash bag and sparkle kit Vacuum and clean clubroom as needed, if not performed by housekeeper Refreshments: Prepare cookies or provide candy, beverages, and coffee each morning.
