National travel is an essential aspect of this role. This role also involves overseeing subcontractors, effectively communicating project priorities, and serving as the primary on-site leader. DUTIES & RESPONSIBILITIES Must be able to travel away from home for extended periods of time. Oversee total construction effort to ensure project is constructed in accordance with design, budget, and schedule. Includes interfacing with client representatives, subcontractors, security, etc. Maintain liaison with project teams to ensure work complies with drawings, specifications, and schedule. Creates project plans and secures commitments from trade partners for on-site work. Ensures the team is accountable for their commitments and adherence to the overall project schedule. Superintendent must be on site if trade partners are performing work. Assist in resolving construction problems (lack of productivity, work interfaces, etc.) as required. Assist Labor Relations Department in maintaining communications with unions, resolving jurisdictional disputes, requisitioning required manpower, etc., as necessary. Assist project management in developing and implementing project procedures, working documents, standards, etc. Provide clear and concise verbal and written communication with owner representatives, trade partners, AHJ (Authority Having Jurisdiction) representatives, vendors, and others as needed. Ensure all onsite personnel comply with project procedures, safety program requirements, work rules, etc. Document all violations, notify project management, and recommend/implement corrective actions as required. Assume responsibility for productivity of trades, efficient use of materials & equipment, and contractual performance of the project. Maintain communication with material control, purchasing, quality control, and engineering departments to ensure timely provision of materials, equipment, and inspections supporting trades' activities and the overall project schedule. Maintain accurate and up-to-date records of project activities, including daily logs, progress reports, and documentation in Procore for any changes or deviations on the project. Implement and enforce safety protocols to ensure a safe working environment for all on-site personnel. Assume additional responsibilities and assignments per supervisor's direction. Qualifications EDUCATION & TRAINING Educational and experience requirements include: 5 or more years of technical training and/or experience. Cal OSHA 10 or OSHA 30 Certification (preferred) KNOWLEDGE & EXPERIENCE Minimum 5 years of experience in commercial construction, preferably with a traveling commercial general contractor. Experience with ground up construction of Healthcare, Hospitality, Restaurant, and/or Retail projects is preferred. Proficient with software systems including but not limited to: Procore and Microsoft Office suite (ex. Projects, Excel, Word, Outlook, PowerPoint, etc.). Basic understanding of Lean Building principles is a plus. SKILLS & ABILITIES Responsible for on-site management of project, with home office support. Able to Communicate (both oral & written) with co-workers, management, subcontractors, and others in a courteous and professional manner. Ability to control and supervise large groups is essential. Ability to collaborate with all trade partners to achieve project milestones and maintain schedule. Advanced understanding of construction scheduling and cost control. Ability to organize and manage tasks and priorities to meet critical deadlines. Understand local jurisdictional (AHJ) requirements, build relationships with AHJ and inspectors, and ensure all applicable AHJ and 3 rd -party inspections are completed timely. Ability to be a "road warrior" and travel away from home for extended periods of time. The PE should expect spending a significant amount of time in Viewpoint (Parkway's accounting and management software), P6, BIM, and Procore. DUTIES & RESPONSIBILITIES JOB SCHEDULES - a critical tool in determining a project's success. Update schedule weekly with PM, Superintendent, and at times, Scheduler. Participate in weekly meeting with PM and Superintendent to review schedules for accuracy. BUDGETS/DRAWS - The PM may call on the PE to help with the following: Print-off reports for PM. Submit invoices to accounting, once approved by PM. Enter owner draw information, as directed by PM, into Viewpoint and complete all client specific documents. Confirm suppliers for subcontractor draws. Follow-up with accounting to resolve problems; such as incomplete draw worksheets and/or late invoices. Work closely with accounting to ensure owner funding, subcontractor payment, and supplier lien waivers are accurate and timely. Notify PM when projects are funded. PURCHASE ORDERS Enter all purchase orders into Viewpoint, as approved by the PM. Verify that Superintendent's purchase orders do not exceed the project budget. Ensure all purchase orders are coded and entered to the correct Phase Code. SUBCONTRACTS - Once the PM has written and negotiated the subcontracts, the PE will: Set-up “new” subcontractors in Viewpoint. (see below) Send out subcontracts via Viewpoint. Follow-up to ensure subcontracts are returned & signed. PE can write a contract under the guidance of the PM, in situations where additional support is needed. SUBCONTRACTOR SETUP -after collection of required documents; enter into Viewpoint. Request any additional information from subcontractors and vendors needed to be set up in Viewpoint. Help with tracking and verification of the correct insurance coverage and W-9. CHANGE ORDERS - approved by PM, but PE will assist with the following (for both sub change orders and owner change orders): Enter change order into Viewpoint. Work with subcontractor for any additional documentation or pricing break-outs. Contact suppliers and vendors to confirm unit prices are accurate. Ensure change orders are signed and recorded in Viewpoint. Complete client specific change order documents. Confirm that progress payments reflect approved owner change orders. SUBMITTALS/RFIs - Update Submittal Log weekly with PM. Communicate Submittal Log to PM and Architect, as needed. Support PM in procuring time critical submittals or shop drawings. Record submittals in Owner and Operation Manuals. Procure additional documents, data, pictures, etc. for RFIs. PROJECT CLOSEOUT - Responsibilities will include: Complete a close-out form and subcontractor evaluation for the project. Obtain warranties. Prepare O&M Books for owner. Verify Subcontractor Close-out Forms are returned and signed. Turn in close-out forms to accounting. Assist Superintendent to meet owner specific requirements for turnover. ESTIMATING - Responsibilities may include: Attend Pre-bid Meetings. Identify and contact new subcontractors to bid. Follow-up with subcontractors on bids and questions. Contact subcontractors with bid results. Communicate specific questions relating to plans and specifications to the PM and Estimating Department. Attend bid, as needed.
