The Position:
Terra is currently seeking an experienced Senior Project Manager (SPM) with a background in commercial construction to join its Team. Healthcare and/or tenant interiors experience is preferred.
Position Summary:
The SPM is responsible for leading, planning, directing, and coordinating activities of multiple complex construction projects or a project portfolio, ensuring successful delivery aligned with Terra's standards and client expectations. Responsibilities include preconstruction leadership, strategic budgeting, team oversight, and client management, from estimating through closeout.
Essential Duties and Responsibilities:
Lead all phases of construction projects-from preconstruction through completion-across multiple job sites.
Prepare budgets, detailed cost estimates, bids and proposals to ensure project and client goals are achieved.
Complete pre-bid site inspections and lead proposal strategy for competitive advantage.
Draft and negotiate owner and subcontractor contracts; oversee submittals, RFIs, and other key documentation.
Strategically procure trade contractors, suppliers, and materials, balancing quality, cost, and schedule.
Prepare and lead meetings with internal and external stakeholders; ensure meeting notes and actions are documented and executed.
Track and drive progress against construction schedules; implement corrective action as needed.
Apply Lean Construction principles to promote efficiency and reduce waste.
Ensure timely inspections, permitting, and final approvals; secure Certificate of Occupancy.
Review and analyze project reports (progress, financials, risks, forecasts); make strategic decisions to optimize performance.
Serve as the primary liaison for client communication; foster long-term relationships built on trust, service, and results.
Oversee project teams, including PMs, APMs, engineers, and superintendents; mentor and develop junior team members.
Lead change management process, including negotiation of cost and time impacts.
Ensure compliance with Terra's Safety and Quality programs and policies.
Drive project closeout and client satisfaction; prepare turnover documentation and facilitate final walk-through.
Support business development and preconstruction pursuits, including interviews and proposal input.
Perform other duties as assigned.
Required Knowledge, Skills, and Abilities:
Proven capability of independently managing multiple complex and impactful commercial projects.
Strong leadership capabilities, including team building, mentorship, and talent development.
Expertise in cost control, risk mitigation, value engineering, and contract negotiation.
Strategic thinker with the ability to balance project details with broader business goals.
Strong interpersonal and client-facing skills; comfortable in high-level presentations and negotiations.
Proficiency with Microsoft 365, Microsoft Project, Procore (required); knowledge of CMIC (preferred).
Demonstrated ability to foster a culture of safety, integrity, quality, and accountability.
Effective at managing up and across departments; contributes to continuous improvement efforts.
Deep understanding of project financials and ability to maximize profitability across a portfolio.
Education and Experience Requirements:
Bachelor's degree in construction management, construction engineering, civil engineering, or equivalent education and experience sufficient to perform the essential duties of the job.
10+ years of related experience managing commercial construction projects, including leadership on complex projects with a proven record of successful outcomes.
Preferred Knowledge, Skills, and Abilities:
Proficient in Procore and familiar with CMIC software.
OSHA 10 or 30 training.
First Aid and CPR certified.
PMP Certification.
Experience with Lean Construction and continuous improvement methodologies.
Other:
Valid Driver's License and reliable transportation, ability to maintain a satisfactory Motor Vehicle Record, and ability to adhere to Terra's Vehicle Policy.
Travel and temporary relocation to project sites within Minnesota may be required.

Job Description:
Adolfson & Peterson Construction, one of the nation's top contractors, is recruiting for an experienced Project Manager. This position will manage and control assigned projects, including safety, budgets, contracts, schedules, and trade contractors and supplier coordination while working in conjunction with the Superintendent to lead the project team. Project scopes are generally up to $15 million or for designated components on a large, complex project.
Because safety is paramount to AP and embedded into everything we do, all team members are responsible for working safely within our Incident and Injury Free culture.
Responsibilities:
* Take personal responsibility for working safely within an Incident and Injury Free (IIF) culture.
* Provide leadership throughout a project to ensure timely and quality results.
* Review shop drawings, RFI's, and ASI's (all change orders) for coordination and implementation of project requirements.
* Work with the Superintendent to prepare and update the detailed construction schedule.
* Lead the project estimate review, start-up, monthly interim, and close out meetings.
* Initiate and review close-out procedures with the project superintendent, owner, and architect before trade contractor work starts; maintain a zero punch list.
* Prepare letters of intent with trade contractors. Manage the trade contract process and all clarification or change issues.
* Ensure a timely submittal process, review, and execution of project changes by the owner and trade contractors.
* Review shop drawings, RFI's, and ASI's (all change orders) for coordination and implementation of project requirements; keep project logs (i.e. shop drawings, RFI, ASI, OCO, etc.) updated and current for every progress meeting.
* Manage and monitor material procurement for the project, including submittal approval, fabrication status, and delivery status.
* Work with the Superintendent in adhering to the schedule for early project close-out and final acceptance by the owner.
* Set firm and realistic deadlines so that the procedure and schedule for submittal of O&M manuals, close-out documents, and project warranties are in place before the work is 50% complete.
* Ensure project quality based on AP's quality management programs.
* Facilitate collaborative team processes among project participants including design team, owners, and subcontractors.
* Lead or attend the weekly site progress meetings held with the owner, design team, and key trade contractors, project estimate reviews, start-up, monthly interim, and close out meetings; generate minutes from the meetings.
* Incorporate project management principles into the proposal process.
* Communicate field/office policies, instructions, and procedures to all project team members, including trade contractor personnel.
* Review project plans for constructability and cost feasibility; complete project risk assessments and prepare scope of work matrices.
* Provide technical expertise on projects in the pre-construction phase.
* Prepare the scope of work matrix for all trade contractor and supplier contracts, construction schedule, and performance expectations including workforce utilization goals prior to the award of the contract.
* Expedite project trade contractor/supplier buy-out; assist in review of bids to ensure that all items are included, exclusions are understood, and the bid is complete and conforms to the specifications before award.
* Draft and/or edit owner and subcontractor contract language.
* Analyze and manage project progress, costs, budgets, and cash flows.
* Create all project cost codes, budgets, and cash flow reports.
* Manage, review, and control all project costs and maintain accurate project cost projections.
* Confirm that total cost budgets, with contingencies, tie to the project contract amount; ensure project budgets are maintained.
* Prepare all monthly pay applications to the owner and ensure timely collection; collect, in accordance with the contract, all invoiced project amounts due from the owner and manage the project's cash flow.
* Review and approve all trade contractor/supplier payment applications; collect supplier and trade contractor lien waivers to ensure all payments are properly disbursed.
* Prepare final written analysis on project profitability, profit enhancers, profit busters, and project problems for discussion in the close-out meeting and the permanent project records.
* Provide explanations for all significant project cost variances, by cost code, on the Intranet.
* Review the project's QC plan and ensure compliance; report findings to project team and management.

Requirements:
* History of progressively more responsible leadership experience and proven results including:
* Bachelor's degree in construction management, architecture, engineering, or related field and 6+ years of experience running construction projects with contract values greater than $5 million. Or, completion of an associate's degree in construction management and 8+ years of relevant project management experience.
* Proficiency with scheduling, spreadsheets, cost control, and project management software. Prolog, Microsoft Project, P6, Procore, Bluebeam, and other construction programs a plus.
* Solid understanding of value engineering, life cycle costing, and project profit/cost processes.
* Recognition and achievement of high-quality construction standards.
* Thorough experience with multiple contract types under the CMR and Design-Build delivery methods.

Prepares, submits and obtains owner/architect approval for change requests.
Leads various meetings such as monthly project reviews, progress meetings and OAC (Owner Architect) meetings.
Completes monthly subcontractor and owner pay application process.
Prepares project schedule with the Project Superintendent. Gathers input from project team and utilizes Lean principles as appropriate. Develops and updates project schedule for both preconstruction and construction activities. Manages materials, labor and procurement logs to ensure appropriate resources are available to meet the project schedule.
Identifies potential schedule impacts including scope, weather, manpower and changes, and facilitates mitigation plans for these impacts.
Provides appropriate written documentation for decisions affecting various aspects of the project such as budget, schedule, legal, quality and/or safety. Employs current best practices for documentation requirements.
Provides a variety of regular reporting and analysis to project team(s) to communicate overall project status and profitability.
Prepares monthly cost and margin forecast with input from superintendent and reviews with the project team. Participates in the development of the project budget. Regularly reviews costs relative to the budget and highlights discrepancies to enable improved financial performance.
Leads overall project closeout process using best practice standards, tools and processes such as the close-out punch list, financials, sub contracts, warranties, etc.

* Manage the completion of various construction administration tasks, such as, reviewing shop drawings and submittals, responding to RFIs, and making site visits.
* Oversee and be responsible for the development of structural designs and analytical models for various building types and materials, with particular focus on CFS.
* Perform and/or review calculations and analyses to ensure structural integrity and compliance with building codes and regulations. Working knowledge of all relevant codes, particularly those related to CFS.
* Utilize CAD software, including Tekla Structures, and other tools to create 2D drawings and 3D models.
* Manage team members, including engineers, modelers and detailers, to meet project deadlines and deliver high-quality design solutions within budget. This involves assigning tasks, monitoring progress, and ensuring effective collaboration and communication among team members.
* Collaborate with external stakeholders such as architects, contractors, and MEP designers.
* Manage project design meetings to achieve project objectives. Some responsibilities may include setting agendas, taking notes, and providing meeting minutes.
* Stay updated with industry trends, code updates, and advancements in structural design techniques and technologies by actively participating in professional development activities to enhance skills and knowledge in structural engineering and project management.
* Identify opportunities for process improvement, cost optimization, and efficiency enhancement, and help implement initiatives to drive continuous improvement within the company.

Education and Experience
* Minimum of a Bachelor of Science in Engineering with a Structural focus.
* Master's degree in Structural Engineering preferred.
* Have Professional Engineer (PE) license. Structural Engineer (SE) license preferred. Setup and maintain an NCEES record for licensure.
* Eight years of experience working in the building structural engineering field. At least five years of experience related to CFS design.
Physical Requirements
* Ability to sit or stand at a desk and work from a computer for prolonged periods of time.
* Ability to travel to perform site visits at various project locations around the country.
* Ability to lift a minimum of 15 pounds if needed.
