Mechanic/Technician Responsibilities
Perform work specified on the repair order with efficiency.
Diagnose, maintain and repair vehicle automotive systems including engine, transmission, electrical steering, suspension, brakes air conditioning, etc., using the Complaint (what is the customer's concern), Cause (what caused the issue) and Correction (what will it take to correct the issue) method.

Operates trade specific tools including but not limited to micrometers, calipers, and verniers. Operates all types of machine shop equipment including drills, lathes, milling machines, grinders, and cut-off saws. Performs all necessary documentation of work performed and any unusual conditions, or defective equipment with the highest accuracy possible in SAP. Executes ownership of tools and shop by maintaining good housekeeping and a clean and orderly work area. Administers training as needed. Minimum of 1 year of service as an “M” Technician. Provides leadership toward team development and participates in Green Room process improvement meetings. Mentors “M” Technicians in technical and leadership skills. Performs other duties as assigned.

KEY FOCUS AREAS
In addition to following Nando's policies and procedures, principal accountabilities include, but are not limited to:
Prioritization of service calls based upon the nature of the call and whether it is urgent and can be completed as he/she moves through the service area.
Technician will make decisions with Facilities Manager on what is best for the Operations Team at any given time to assist them with (among other responsibilities) cooking equipment, refrigeration, minor electrical work, plumbing, plus guest and employee team member comfort and safety.
Works with FM to best prioritize their tasks and assist with daily scheduling. This will be accomplished with the use of the Eco-Trak tool to assist the in organization and completion of work orders.
This position is an essential reactionary-type position which requires effective communication with Operations on status updates and completions. Candidate will utilize Eco-Trak to track daily work orders as well as his/her own calendar for scheduling, Facilities technician must be flexible to adjustment when needed.
Executes procedures to be followed in the event a facility ceases functioning, critical equipment functioning improperly, or presents a threat to the health and safety of employees or customers.
Identifies specific issues which contribute to higher M & R costs or capital reinvestment costs and communicates these issues to the Regional Facilities Manager.
Serves as liaison between restaurants and service partners when they are dispatched to repair equipment; helps Area Managers investigate, analyze, and determine whether to escalate facilities issues to the Facilities Manager.
Assists with communicating re-investment opportunity for aging equipment and projects as well as assessing/grading equipment condition on each visit.
Manages parts and tools inventory and parts. Candidate will identify trends in inventory needs and manage appropriately.
Follows all Development department guidelines.
Depending on the needs of the business and/or department, may complete other duties as assigned to advance a particular project or resolve a business issue.

Duties and Responsibilities:
• Maintain heaters, air-conditioners, and other equipment in the buildings; to insure that the equipment is operating safely and efficiently; ensure continuous hot water service; determine by inspection that all control equipment is operating properly; check such items as circuit breakers, switches, relays, starters, connections and filters for mechanical and electrical faults, sign of wear, dirt, overloading, and other indications of trouble; and perform such preventive maintenance as lubricating motor hearings and pumps, replacing brushes and filters.

• Pick up trash each day, clean sidewalks, edge all walks, cut and edge all grass around all buildings, trees, plants, etc.
• Report building damage or vandalism, unusual circumstances and conditions, and other related incidents to the Site Manager.
• Perform physical duties required to correct emergency conditions such as water flooding, sewer back-ups and responding to inclement weather events, including shoveling and chemical distribution
• Ensure that all maintenance work and repairs are properly recorded on work orders
• Must be able to lift a minimum of 50 pounds

Ensure upkeep of community appearance by replacing lightbulbs, removing trash and litter, painting and performing repairs
Accurately complete records in Onesite regarding service requests, preventative maintenance, and make-ready of vacant apartments
Perform electrical and plumbing work as required
Assist with groundskeeping, pool maintenance, housekeeping, distribution of notices, apartment inspections, and other tasks as needed
Qualifications:
Six months of maintenance experience, preferably in the apartment industry
High School Diploma preferred; certification from an accredited trade school highly desired
EPA Type I, Type II or Universal certification strongly preferred
Demonstrate knowledge of technical skills as it relates to apartment maintenance
Handle tile work, carpentry repairs and all facets of the make ready process
Troubleshoot and repair HVAC, plumbing, electrical and all other systems at the community
Must have valid driver's license, dependable transportation and be able to accommodate a rotating on-call schedule
Ability to work a varied schedule including weekends and holidays as required

Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment up to 50 lbs.), climbing ladders/stairs, and walking on rooftops.
Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion).
Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment.
Must be able to complete tasks wearing appropriate safety equipment (i.e., goggles, masks, gloves, etc.).
Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, etc.
Must be able to apply common sense understanding to carry out instructions and plans.
Deals with standardized situations with occasional or no deviations from standard procedures.
Requires public contact and excellent interpersonal skills.
Will be exposed on a regular basis to outdoor environment (i.e., heat, cold, damp, rain, etc.). Will also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.).
Will be exposed to some low-level noise when using power tools.
Hazards can be minimized with proper lifting techniques, SDS and general safety training, and wearing of proper safety equipment.

Compensation
The pay range for this role is $23 to $26 per hour. This is the range that we in good faith believe is the range of possible compensation for this role at the time of this posting. We may ultimately pay more or less than the posted range. This range may be modified in the future. A candidate's position within the salary range may be based on several factors including, but not limited to relevant education, qualifications, certifications, relevant experience, skills, geographic location, shift, and travel requirements.
Other compensation for non-manager roles may include eligibility for leasing incentives and a discretionary annual bonus based on individual and community performance in addition to regular pay. Additionally, non-exempt employees are eligible for overtime and Maintenance Supervisors are eligible for a discretionary quarterly bonus based on individual and community performance.
Other compensation for manager roles may include eligibility for new move-in leasing incentives and discretionary quarterly bonus, annual bonus, and restricted share award based on individual and community performance in addition to annual salary.
