OBJECTIVES/PURPOSE
Reporting to the Program Lead, HVAC & Freezer, and serving as a key member of the BioLife Facilities team, this role supports BioLife' Plasma's mission of delivering a seamless experience for employees and donors at our centers. Through excellence in facility management, this position helps foster a positive environment that encourages repeat donor engagement.
The primary responsibilities include:
* Managing vendor relationships for HVAC and freezer services within the assigned geography.
* Ensuring optimal performance of air handling and freezer systems at designated BioLife Centers and Testing Labs.
* Overseeing suppliers providing HVAC and freezer services, maintaining alignment and effective communication.
* Supporting BioLife Facilities team and center staff in HVAC and freezer operations.
ACCOUNTABILITIES
* Develop strategies and governance with HVAC/R suppliers to enhance service quality and system functionality.
* Monitor and collaborate with facility management partners and critical asset suppliers for HVAC and freezer systems.
* Support the development and prioritization of aging asset replacement plans; coordinate related projects with the CAPEX Program Management team.
* Support site monitoring and troubleshooting for validated spaces, HVAC, and Freezer.
* Manage, review, and approve HVAC and freezer work tickets, invoices and quotes for assigned centers.
* Ensure program compliance with Takeda Sustainability goals and current state/federal refrigerant regulations.
* Assist operations with HVAC and freezer design documentation.
* Provide technical support to center staff and vendors to resolve equipment issues as necessary during standard working hours and after-hours.

$111,800.00 - $175,670.00
The estimated salary range reflects an anticipated range for this position. The actual base salary offered may depend on a variety of factors, including the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location in which the applicant lives and/or from which they will be performing the job. The actual base salary offered will be in accordance with state or local minimum wage requirements for the job location.

Qualifications

DESCRIPTION
This position provides assistance to the Facility Administrator for daily managerial oversight of the operations of a Residential Treatment Facility. The facility provides a secure setting to assist with the stabilizing and/or recovery of youth who have a severe and persistent mental illness. This position is split, half time as assistant administrator and half time working as a mental health specialist/QMHA.
Provides oversight of the daily operations of the children's sub-acute/Psychiatric Residential Treatment Facility (PRTF) for up to thirteen individuals, ages 12 and below. The Administrator ensures that high quality and safe treatment is provided and oversees the quality of training and supervision of the Assistant Administrator, Clinicians, Residential Associates, and other employees who provide the 24-hour sub-acute/PRTF services to the residents.

Supervision Received
This position is supervised by the Facility Administrator of Specialized Treatment and Resiliency Center, STAR. The Facility Administrator will provide both administrative supervision and clinical supervision.

RESPONSIBILITIES
Assist the administrator in meeting and maintaining all standards and procedures for the provision of care, clinical and rehabilitation services for youth using an array of milieu based and clinical methods to stabilize and treat adverse behaviors in the least restrictive manner possible. Including but not limited to:
Monitor the daily activities of the secure residential treatment facility.
Supervise, train and evaluate staff, provide on-going training and evaluate staff performance.
Responsible for scheduling staff to ensure adequate client supervision and support. Review and verify timesheets.
Is accessible by telephone or pager for emergency purposes and provides responsible support, documentation and follow-up in a timely manner if needed. Develops and participates in an on call schedule for such purposes.
Is knowledgeable about personnel policies, AFC, OAR and applicable rules and standards of other pertinent regulatory agencies, such as OSHA.
Maintains up-to-date personnel, client and program records including the accounting of client and facility funds, training and activity records, medical and health supports.
Assures that house supplies (program & client) are purchased in a timely manner, maintained in adequate supply, and stored in a safe and sanitary manner
Assure that evacuation drills are conducted according to AR requirements. Maintains professional confidentiality of personnel, clients and the program(s).
Coordinates and participates in the development of each resident's Individualized Support Plan.
Follow the grievance process for all complaints submitted and work diligently to resolve the complaints.
Ensure that the agency is meeting or exceeding all requirements for the relevant OAR's.
Work with contracted prescribers to put together scheduled and ensure that the service delivery is well coordinated for prescribers and the customers they see. Consult with prescribers to coordinate medical treatment.
Ensure that all paperwork is completed by all staff and is timely and professional and provide supervision when that goal is not being met.
Report all cases of abuse and neglect to correct agency.
Provide utilization management for adults needing higher levels of care.
Schedule and participate in meetings with other agencies to ensure continuity of service delivery and ensure that CCS is highly regarded by community partners.
Participate in all internal administrative meetings. Hold regular staff meetings.
Communicate with members of the public to coordinate work programs, inform the public about our services, and speak with groups about our services and/or specific areas of mental health services.
Transport residents as needed.
Receive and promote all training as needed.
Develop, implement and follow policies and procedures relevant to the operation of the facility that meet state requirements as well as any other requirements of other licensing, certifying or insuring organizations.

EDUCATION AND/OR EXPERIENCE
Individual must have two years of training, coursework or experience in psychology, counseling, or other human services related field
Individual must have a high school diploma or equivalent

POSITION PURPOSE AND OBJECTIVES
Overall supervision of Riveon Mental Health and Recovery Maintenance Department and its personnel in providing well maintained facilities, grounds and vehicles that are safe and clean for our clients, staff and visitors.
ESSENTIAL JOB FUNCTIONS
* Establish or review and update existing preventive maintenance, planned obsolescence and replacement program for all facilities, facilities components, grounds and vehicles:
* Implement processes that ensure that all required or desired inspections are accomplished on a timely basis, documented, and that any required remedial actions have work orders completed, queued in the maintenance schedule and completed in a timely manner.
* This includes but is not limited to:
* Safety equipment, elevators, fire alarm, sprinkler and flow monitors, fire extinguishers, smoke detectors, HVAC, boilers and furnaces, back flow valves, exhaust fans, grease traps, food cooler and freezers roofs, roof scuppers, gutters, storm water sewers, parking lots, ...
* Ensure that all OSHA, Ohio Department of Health, Ohio Department of Behavioral Health, Lorain County Health Department, Lorain County MHARS, City Fire Departments, CARF, ADA, and any other accrediting or licensing agencies' Standards for Community Mental Health Center, Drug and Alcohol Treatment, or public buildings are being observed
* Manage the Maintenance Schedule to maximize the utilization of staff and reduce maintenance schedule queue time
* Follow established Agency policies and procedures, oversee the purchase of maintenance equipment and supplies and other items as directed.
* Maintain and manage inventories (light bulbs, paper products, paint…)
* Manage outsourced maintenance activities. Define scope of work to be accomplished by the contractor, secure competitive bids, coordinate and justify the award of work, prepare the purchase contracts for review and signature, acquire the proper proofs of insurance, coordinate activities between the Center's clients, employees and the contractor, ensure the project is completed in accordance with the specificity, approve final invoicing.
* Actively participate in the Agency Safety Committee by attending all scheduled meeting and walking tours, working cooperatively with the other representatives in documenting and addressing issues of concern and reporting the disposition of those issues back to the Committee, the COO and The CEO in a timely manner
* Act as the Agency's' Security Officer by conducting perimeter inspections, evaluating outdoor security lighting needs, inspecting entrance and egress points, insuring alarms are in working order and evaluating any other security concerns of clients, staff and visitors. Offer recommendations to senior management to resolve those identified issues as well as maintain control of keys to the various facilities and vehicles.
* Recruit, interview and make hiring recommendations for new or replacement staff.
* Individually and collectively lead, direct and provide continuing training for all staff.
* Responsible for departmental staff discipline up to and including the recommendation for termination in accordance with Agency policy and procedures. Provide interim and annual performance evaluations.
* Develop an annual training protocol specific to maintenance such as electrical lock out, tag out procedure and confined space entry. Coordinates 24-hour emergency on call service.
* Supervise outside maintenance contracts such as garbage and trash removal, janitorial services, vehicle repair and preventive maintenance, HVAC contractors, laundry services and biohazard disposal.
* In conjunction with the COO and accounting department prepare annually capital improvement budgets.
* Prepare monthly maintenance report indicating those items completed and those pending with estimated completion dates and any additional resource requirements.
* Obtain and manage all required building permits.
* Ensure all cleaning and related chemicals are properly maintained and requisite staff training is completed.
* Ability to work with collective bargaining agreements.
* Sensitivity and understanding of Behavioral Health clients
* Has / Maintains a good on-time and attendance record.
* And all other tasks as assigned.
Requirements
KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED
In order to perform the essential functions of this job, after an orientation period, the employee must possess the following: a working knowledge of Riveon's Policy and Procedures, including sensitivity and adherence to clients' rights, confidentiality, and health and safety issues; must be dependable, capable of following directions, and able to complete tasks as directed; must recognize and be proactive with maintenance issues; must work efficiently, professionally, and within Center policies and procedures. Must exhibit sensitivity to different cultures.
AMOUNT OF TRAVEL: Travel to various locations within Lorain, Cuyahoga and Huron Counties.
SALARY: $55,000-$65,000. Based on Experience and Certifications.
HOURS: Day Shift (M-F). Will be required to be on call 24-hour per day, Monday through Sunday.
REQUIREMENTS/QUALIFICATIONS
* High school diploma, computer literate, 5-10 years of general maintenance experience with at least three years of supervisory experience.
* Valid Drivers License with minimal points.
* Successful completion of maintenance specific training is preferred (e.g. Boiler, HVAC, electrical safety, electrical controls, general carpentry, lock out/tag out, confined space entry, and ladder and climbing safety).
WORKING CONDITIONS
Exposure to computer screens; work closely with others. Extensive standing, walking, pushing, pulling, reaching and bending. Frequently lifts, carriers or otherwise moves and positions objects weighing 60 to 100 lbs. Frequent lifting of heavy equipment and furniture/furnishings. Considerable kneeling and crouching. Works around equipment and machinery; manual dexterity required. Exposure to adverse weather conditions, hazardous chemicals, odors, dirt and dust. Maintain mental capacity that permits making sound judgments regarding work and have regular attendance. The employee is expected to adhere to all agency policies and procedures.

MINIMUM REQUIREMENTS EDUCATION and/or EXPERIENCE Bachelor's degree in Facilities Management, Engineering, or related field required.
