Meritage Homes is looking for a Purchasing Agent to support our XXX Division. This person will:
Research and resolve Vendor disputes; including product or pricing issues, and invoice and contract discrepancies and coordinate pricing adjustments when necessary
Build and maintain effective relationships with trade partners to better meet bidding and production requirements
Work collaboratively with other departments, including land development, construction, marketing, finance, and design, to ensure all internals goals and deadlines are met
Communicate product changes to Sales, Construction, and Subcontractors
Initiate bid events with subcontractors, perform bid analysis, and create and compile contract confirmations as well as all backup as necessary for audit compliance
Assist in base cost and option price analysis
Assist in reviewing house budgets to verify accurate base house and margin costs
Assist in end-of-month cost-off process to get accruals for current month closings

Ensure that all purchasing actions meet Meritage Homes policies and procedure requirements and are aligned with company ethics guidelines
Understand and ensure all internal purchasing audit requirements are met. Make sure that all purchasing actions related to audits are regularly checked to ensure your work is "audit-ready" every day
Vendor Related
Establish and maintain effective vendor relationships
Have a clear understanding of vendor capabilities within your sphere of influence to ensure all goals are met. Communicate vendor inadequacies when needed
Work with divisional PA's to compile a nation-wide assessment of vendor capabilities.
Gather information related to vendor performance from SCI manager, construction and customer care and use that information to ensure the best "total" costs are achieved when considering costs related to quality, productivity and service
Resolve contract issues with vendors
Bid Related
Ensure scopes of work are current and specific to each vendor and that each vendor clearly understands them
Prepare bid packages including specifications and bidder lists prior to bidding
Analyze vendor bids to ensure all items are aligned with specifications and all costs are included and no aspects of the bid are missing
Compare new bids to pre-determined estimates to ensure alignment with expectations
Negotiate with vendors to develop the most cost effective pricing
When needed, provide ideas to better align bids with estimated pricing
Produce all bid analysis documents. Assemble a bid analysis for vendor selection team
Provide guidance concerning "best" choices for contracting new community
Product and Contract Related
Ensure all vendors are correctly contracted and meet company insurance requirements prior to perform any work
Maintains and supplies weekly, monthly and quarterly reporting as needed to support decision making
Ensure all change documentation is properly filed to ensure easy access for future needs
Identify opportunities to improve costing efforts
Ensure all specification changes are properly reflected in current contracts
Work with National Purchasing team to maximize rebate collection

Ask for the Sale
Drive traffic, travel to, and sell from multiple Meritage communities that meet the buyer's needs.
Present the Meritage Homes Purchase Agreement to buyers in a professional and complete manner, including explaining payment information, taxes, insurance, CC&R (deed restrictions), HOA rules and restrictions, and other amenity information as necessary for the community.
Actively solicit both new and referral business using Salesforce.com to ensure the most effective and efficient prospecting skills are employed to help drive your sales efforts.
Ensure accurate and timely completion of all buyer paperwork and internal reporting information.
Assist buyers with scheduling appointments with design studio, operations managers, mortgage, and title companies as necessary.
Communicate and assist lender with customer loans, keep current on the status of each loan, and the requirements to expedite the processing and closing of all sales.

Education:

About this Role
A Journeyman Lineman Foreman (Transmission) at Irby Construction Company oversees a team of linemen in the construction, maintenance, and repair of power lines and electrical systems, ensuring adherence to safety protocols and project completion according to company standards. POSITION OVERVIEW:
The Designer - Substation is responsible for supporting substation design projects across the QISG platform by performing routine 2D/3D Physical and/or Protection & Control (P&C) design tasks. This role requires working knowledge of basic design techniques and industry procedures, with an emphasis on accuracy, standards compliance, and CAD proficiency.
Ideal candidates will demonstrate strong familiarity with substation materials, construction methods, and utility design standards. Proficiency with CAD platforms-including AutoCAD, AutoCAD Electrical, AutoCAD Map 3D, Inventor, and Substation Design Suite (SDS) for Physical and/or P&C applications-is preferred. The Designer will work under the direction of a Lead Designer and collaborate closely with engineers and drafting teams to develop and maintain quality drawing packages for both internal and client-facing deliverables.

Through structured onboarding, hands-on training, and professional development, Future Builders will contribute to impactful projects and gain deep exposure to key areas across Lennar. High-performing participants may have the opportunity to transition into full-time roles upon program completion.
The Homebuilding track is a one-year, developmental program for recent graduates that prepares participants for careers in core business operations. The start date for the program will be sometime in June 2026.

Requirements:
* Current senior or recent graduate from a 4-year college or university between May 2025 and May 2026
* Working towards a bachelor's degree in construction, civil engineering, architecture, real estate, business or similar degree (preferred)

The Multifamily-Assistant Project Manager is responsible for helping manage multiple multifamily construction projects simultaneously, in accordance with D.R. * Participate in the determination of preliminary and revised construction schedules
* Deliver to property management organized construction closeout documents for review and archiving. Provide missing or requested documentation pertaining to project
* Verify necessary safety and environmental documentation is completed, up-to-date, and accessible
* Oversee and resolve warranty issues as needed
* Contribute project data from project visits to finalize project job cost to utilize as a historical tool
* Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
Supervisory Responsibilities
Directly manages two or more employees in the Construction Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Your Responsibilities on the Team
Responsible for Bond maintenance.
Oversee projects from permit approvals through construction and final certification and community turnover.
Responsible for the successful delivery of new projects through use of construction schedules, contract documents, land development budgets, environmental studies, Geotechnical reports, Engineering and Architectural construction plans and permit compliance reports.
This position must ensure timely and accurate design and installation of all land development improvements including but not limited to grading operations, water and sewer services, dry utilities, paving and sidewalks, hardscapes and landscape and landscape improvements to include but be limited to entrance and amenity features.
Development/Entitlement Budgeting.
Responsible for NPDES and SWPPP management and compliance on developments and third party lot deals.
Assist management in negotiating terms and specifics of purchase and sale agreements.
Provides leadership to managers to ensure coordination of project(s) between field and administration.
Evaluate and monitor performance of Land Development Managers.
Manage field personnel within Land Development Managers.
Ensures that contractual and other commitments are kept with contractors/consultants and trade partners and that they comply with all approved policies, procedures, ethical standards, applicable laws and regulations.
Establish relationships with developers, contractors, consultants and approving governing authorities.
Responsible for site improvement bidding and bid selection leading to site improvement contract negotiations.
Responsible for value engineering during the design process to reduce improvement costs without sacrificing quality.
Exercise initiative and achieve objectives with minimal supervision.
Manage entitlement process.
Work with construction to ensure lots are delivered correctly to specifications. Lots delivered to construction should be as they are the client of the development department.
Critically review engineering plans.
Oversee and coordinate planning, permit and construction process and effectively forecast long-term schedules and budgets.
Oversee projects from permit approvals through construction, final bond release and community turnover. HOA management experience a plus but not required.
Requirements
Bachelor degree in business administration, engineering, accounting, finance or similar program, or comparable experience, required.
Minimum 7 years of experience in Land development.
Minimum 5 years of experience in Land development management role.
Intermediate to advanced skills in computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software.
Ability to communicate effectively and concisely, both verbally and in writing.
Must exercise initiative and achieve objectives with minimal supervision.
Must be detail-oriented and a problem-solver able to deal with complex situations.
Ability to handle and resolve conflict.
