MAINTENANCE TECHNICIAN II As a Maintenance Tech II - your previous experience will enable you to make routine repairs and perform preventative maintenance in all areas of our apartment communities. In addition to work skills, you will also be known for your punctuality, your willingness to learn and teach, your honesty and positive attitude. This is a critical support role working in diverse communities on a team of people dedicated to improving the quality of our properties and serving the residents who call this their home. PRIMARY RESPONSIBILITIES Install new equipment such as appliances, fixtures, cabinets, mirrors,etc. Paint, repair roofs, install or repair windows, doors, floors, woodwork, plaster, drywall, and maintain other parts of building structures. Carpentry work, such as fitting doors, freeing windows, building shelves and other construction tasks related to a Unit Remodel. Perform routine preventive maintenance to ensure equipment continues to run smoothly, building systems operate efficiently, and/or the physical condition of buildings does not deteriorate. Occasionally perform seasonal work such as snow removal and yard care. Night and weekend requirements for snow removal may be necessary. Exterior maintenance of the building such as gutter, soffit and siding repair. Prepare accurate records regarding preventive maintenance, detailed work orders, apartment rehab, annual inspections, and inventory. Participate in annual unit inspections with Managers. Participate in Rotating On-Call schedule after appropriate orientation to Portfolio. MINIMUM REQUIREMENTS Valid driver's license, personal vehicle insurance & reliable transportation. Must provide own hand tools. HARD SKILLS 3 or more years' experience in all phases of building maintenance including but not limited to appliance repair, HVAC, plumbing, electrical, carpentry and preventative maintenance. OR A Certificate or State License specializing in one field of skilled trade - electrical, plumbing, HVAC, CAMT, etc. SOFT SKILLS Exemplary time management skills. Responsibilities Maintenance Technicians are responsible for the completion of all maintenance service requests as assigned. Inspect the building for any structural damage to windows, doors, and walls and perform necessary repairs. Conduct routine maintenance on equipment and systems such as HVAC units, plumbing fixtures, and electrical wiring to make sure they're operating efficiently and make any needed repairs. Schedule and complete the "Preventative Maintenance Program." Responsible for 24-hour emergency maintenance service as scheduled. Maintenance Technicians carry a cell phone as required for on-call maintenance. Monitor and maintain all building systems as assigned. Responsible for alerting the Property Manager of any unusual occurrence and/or damage that has taken place or that may occur. Qualifications Maintenance Technician needs to have availability to respond on nights and weekends to on-call maintenance requests. Should be able to demonstrate an understanding of heating and air conditioning units, plumbing systems, and electrical systems. A minimum of 3 years of general maintenance experience is required. Basic knowledge of MS Office and Outlook. Experience with any property management software is desired. Freon recovery certification. A certified apartment service technician (CAMT) is preferred. Certifications in boilers, plumbing, HVAC, journeyman license, use of fire extinguishers, and first aid preferred. Must have training in compressor diagnosis, appliance repair, etc. Must have certifications/permits required by the city or state to perform job responsibilities. Carpentry skills are also required. Qualifications: High School diploma or equivalent, some college or trade school is preferred. 4-5 years progressively responsible experience in the maintenance/repair of HVAC systems, mechanical and electrical systems, plumbing and grounds in multi-family developments. At least 2 years on a supervisory role. Basic knowledge in MS Office, Word, Excel, Outlook. Experience with any property management software(i.e. Yardi, Appfolio, MRI, etc.) is preferred. Freon recovery certification /EPA Certification Min Type II Certified apartment service technician (CAMT) is preferred.
