This is a Full Time Position - GUARANTEED 40 HOURS - DAY SHIFT
Hours: Monday - Friday 9:00 AM - 6:00 PM with an hour lunch break.
(Weekend availability) Rotating on-call schedule for nights and weekends (emergency calls only)
Full-time: $20.00+ /hour (Based on skills and experience)
Job Duties Include:
Painting and repairing apartment units after a resident moves out.
Prep apartment units prior to turn (i.e., trash removal, pre-clean, cover flooring).
Work orders - Including appliance repair, minor plumbing, electrical work, etc.
Maintain cleanliness of amenities, common areas, and apartment buildings.
Valet trash services.
Cabinet, appliance, and other cosmetic upgrades.

Overview
The Maintenance Supervisor maintains the property in a high-quality condition, provides excellent customer service, supervises preparation of move-ins, and operates within approved budget. Typical range of hours is based on the community needs and may require weekends and after hour emergency services.
Responsibilities
* Assist Community Manager in hiring, inspecting, counseling, and promoting, staffing levels as directed by the Regional Manager and if needed, terminating employees.
* Teach skills to staff members.
* Schedule work.
* Maintain a safe working environment.
* Make sure that common areas are safe, in repair and clean.
* Perform preventive maintenance for pools, parking lots, building exteriors, etc.
* Make Capital improvement recommendations.
* Respond to all service requests within 24 hours.
* Visit competing properties and inspect quality of maintenance.
* Order parts as need to repair community.
* Continually educate staff on safe working conditions and keep informed on all work safety issues including OSHA guidelines and Peak Living safe working conditions bulletin.
Qualifications
* Hands-on working knowledge of typical apartment maintenance tasks is required.
* Must possess leadership skills and ability to deal effectively with customers/residents.
* Must have basic knowledge of HVAC and become CFC certified within 90 days of employment.
* Boiler license highly preferred.
* One year as a Maintenance Supervisor with professional management firm or six months assistant with Peak Living.
* Valid Driver's License.

Clean & FDA regulated. This role will lead skilled Maintenance Techs in execution of PM and troubleshooting across mechanical, electrical, and automated equipment. Opportunity for a hands-on leader who enjoys solving technical problems with the team.

Establishes and maintains effective working relationships with other employees, vendors, and general public.
Work toward continual improvement of the overall organization.

Responsibilities
* Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
* Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied.
* Conduct regular safety inspections of the property, correct any unsafe practice or situation and train all maintenance staff in the correct handling of chemicals, supplies and equipment.
* Participates in various department or regional meetings and community events, leads safety and department meetings with staff members.
* Coordinate with vendors and contractors installation, maintenance and repair work.
* Maintain budget for department; ensure all projects and scheduling falls within budgetary guidelines.
* Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors. Inspect the work of vendors for quality and conformance to specifications and cost requirements.
* Purchase / order maintenance supplies, materials and appliances in an efficient and cost effective manner. Ensure inventory is appropriately stocked and maintained.
* Ensure Service Requests are appropriately assigned and completed by team within required time frame.
* Esure Make-readies and other maintenance projects are completed accurately and timely according to WBPC's quality standards.
* Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.
* Ability to troubleshoot and train maintenance staff on various items related to specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for the purpose of assessing item functioning and recommending repair or replacement.
* Conduct regular safety inspections of the property, correct any unsafe practices or situations and ensure all maintenance staff is trained on safety practices including correct handling of chemicals, supplies and equipment.
* Must adhere to all company safety policies and ensure that all employees work in a safe and secure environment.
* Must comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including WBPC 's standard operating procedures and policies.
* Ensure service requests, make-readies and other maintenance projects are completed accurately and timely according to WBPC's quality standards.

* Certifications preferred HVAC and EPA.
* Effective communication and interaction with management team, partners, subordinates, vendors or residents, sufficient to exchange or convey information and to give and receive work direction.
* Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
* Basic computer skills (able to operate mobile device, PC).

Responsibilities
* Lead and manage a maintenance staff at the property on a day to day basis and perform as working supervisor when not supervising staff.

Requirements
The Service Manager must have previous maintenance experience, preferably in the apartment or hotel industry, as well as excellent Leadership, customer service skills and general computer knowledge. Candidate should have experience with plumbing, electrical, appliances, and apartment turns.
HVAC or EPA Universal Certification is a plus! Availability for on-call purposes and the flexibility and ability to work weekends when necessary is also a plus!

Responsibilities
* Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
* Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied.
* Conduct regular safety inspections of the property, correct any unsafe practice or situation and train all maintenance staff in the correct handling of chemicals, supplies and equipment.
* Participates in various department or regional meetings and community events, leads safety and department meetings with staff members.
* Coordinate with vendors and contractors installation, maintenance and repair work.
* Maintain budget for department; ensure all projects and scheduling falls within budgetary guidelines.
* Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors. Inspect the work of vendors for quality and conformance to specifications and cost requirements.
* Purchase / order maintenance supplies, materials and appliances in an efficient and cost effective manner. Ensure inventory is appropriately stocked and maintained.
* Ensure Service Requests are appropriately assigned and completed by team within required time frame.
* Esure Make-readies and other maintenance projects are completed accurately and timely according to WBPC's quality standards.
* Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.
* Ability to troubleshoot and train maintenance staff on various items related to specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for the purpose of assessing item functioning and recommending repair or replacement.
* Conduct regular safety inspections of the property, correct any unsafe practices or situations and ensure all maintenance staff is trained on safety practices including correct handling of chemicals, supplies and equipment.
* Must adhere to all company safety policies and ensure that all employees work in a safe and secure environment.
* Must comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including WBPC 's standard operating procedures and policies.
* Ensure service requests, make-readies and other maintenance projects are completed accurately and timely according to WBPC's quality standards.
* Conduct regular safety inspections of the property, correct any unsafe practices or situations and ensure all maintenance staff is trained on safety practices including correct handling of chemicals, supplies and equipment.

Qualifications
* Position requires a minimum of 5 years' related maintenance experience, property management experience preferred.
* Proven ability to supervise and lead a large team.
* Advanced level of understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
* Certifications preferred HVAC and EPA.
* Effective communication and interaction with management team, partners, subordinates, vendors or residents, sufficient to exchange or convey information and to give and receive work direction.
* Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
* Basic computer skills (able to operate mobile device, PC).
