WHAT YOU'LL DO
Complete inspections, work orders, turns and tasks in four technical areas per company policies, goals, and values including a high level of customer service and assists in all other technical areas.
Solve routine and some moderately complex problems within four technical areas and assist in all other technical areas.
Notify the Service Manager of any parts or supplies that need to be ordered to complete a work order, turn, or task when inventory is low.
Participate in an On-Call schedule responded to emergency calls and document time and work as required by company policies.
Keep current on all HHHunt company required training classes either in-person or virtual and maintain any required certifications.
Communicate and work with contractors and vendors as instructed by the Service Manager.
Maintain time sheets as required by HHHunt policies.
Communicate promptly with the Leasing Office and Service Manager to keep them apprised of any charges, deficiencies or address any concerns related to the community or residents.
Ensure the community and all work is clean, neat, and safe for all residents and team members per company and government standards.
Always represent the company in a professional manner at all times and abide by company dress codes.
Maintain and use community equipment and vehicles per company polices and manufacturer standards.
REQUIREMENTS
High School diploma or equivalent and 5 years of experience in a service technician or related field required or trade school certification in HVAC, Plumbing, Electrical, Appliances, Landscaping, Painting, Carpentry, Swimming Pools, or related field and 2 years of experience in service technician or related field required
Demonstrated experience in eight technical areas including HVAC, Plumbing, Electrical, Appliances, Landscaping, Painting, Carpentry, and Swimming Pools.
EPA 608 Type I & II required
Valid CPO certification required
CAMT designation required
Must possess and maintain a valid driver's license
Demonstrated ability to use a smart device and a computer with organizational tracking systems.
Demonstrated ability to provide a high level of customer service
Demonstrated ability to work in a fast-paced environment with competing priorities and deadlines
Demonstrated ability to work outside for long period of time in various weather conditions.

The Maintenance Mechanic is responsible for the following:
The Maintenance Mechanic will perform work in TWO or more of the skilled trades outlined below to maintain and repair buildings, grounds and exterior structures. Install and maintain machinery, fixtures, and utilities.
Duties and Responsibilities
Uses hand or power tools to troubleshoot, set up, changeover, and tear down machinery and equipment.
Repairs or replaces worn or defective parts.
Adjusts functional parts for performance and clearances.
Tests equipment performance.
Installs power wiring and conduit for newly installed equipment.
Connects and tests power wires.
Diagnoses failed equipment such as motors, wiring, PLC, I/O modules, and power supplies.
Repairs and replaces failed electrical equipment such as motors, wiring, PLC modules, and power supplies.
Uses meters and electrical test equipment to troubleshoot problems.
Troubleshoots and programs AC and DC drive systems.
Replaces faulty components such as boards and cables.
Diagnoses and corrects mechanical problems involving gears, chain and belt drives, and presses.
Performs preventative maintenance on machines in compliance with ISO regulations.
Follows all company safety rules and procedures.
Maintains good housekeeping levels in the Maintenance department/work area.

Associate's degree in Industrial Electricity or equivalent certification program; plus 5+ years' experience in manufacturing and facilities maintenance, or an equivalent combination of education and experience.
Ability to read wiring schematics and wiring diagrams and determine material and replacement needs
Ability to size and wire electrical circuits in accordance with the NEC and/or manufacturer's specification.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
Knowledge of power transmissions and components.
Ability to define problems by collecting data, establishing facts, and drawing valid conclusions.
Demonstrated skills with power tools and welding equipment
Hands on experience with trouble shooting and repair of hydraulic systems, electrical/electronic systems, pneumatics

Must have proven experience in electric Forklift Repair; Primary focus would be working on electric trucks
Willing and ability to travel to multiple sites
Hydraulics, conveyor experience is a plus
Self-motivated and ability to manage time and attendance. Must be able to work with minimal supervision.
Strong communication skills to support work order documentation and customer interaction
Should have some computer skills; familiar with using a computer
Must be able to lift a minimum of 50 pounds, crouch and/or be able to move in confined areas.
Must be able to meet the physical requirements of a Service Technician.
Willingness to learn and be trained
A valid driver's license, CDL a plus but not required.
Must be able to pass a background check and drug screen.

Full-time Description
The Forklift Technician is responsible for performing routine maintenance on industrial equipment, including but not limited to forklifts, scissor lifts, tuggers, floor scrubbers and golf carts.
Key Job Responsibilities:
Maintain industrial mobile equipment.
Troubleshoot equipment failures, including root cause analysis. Including research of potential warranty, rework and continuously repetitive repairs using historical equipment data available through Field Connect service platform.
Complete all repairs of equipment in a timely manner and by the manufacturer's repair guidelines.
Judgment and Decision Making - Consider the relative costs and benefits of potential actions to choose the most appropriate course of action.
Inspecting Equipment - Perform audits on equipment audits per the PM Planning tools schedule in Field Connect service platform.
Communications - Provide information to supervisor, co-workers, and subordinates by phone, in writing, e-mail, or in person.
Timely and accurate completion of all work orders and service records per the Concentric time standard.
Maintain accurate and timely entry of work hours in Paylocity time keeping platform.
