Complexity: Analyze and independently underwrite moderately complex mortgage products and scenarios, within level of authority. Loan products will evolve over time with our strategic direction, market demand, and alignment with investor and regulatory demands. Loan scenario complexity includes but is not limited to large loan balance, layering risk, varying income sources, multiple income streams, and loan exceptions.
Compliance: Underwrite all mortgage loan files in compliance with secondary market guidelines, specific product guidelines, credit union policies and procedures, and banking/Credit Union regulatory requirements.
Risk Assessment: Exercise sound, common-sense judgment when evaluating overall loan risk and determining loan eligibility ensuring decisions align with company risk tolerance and lending policies.
Production and Turn Times: Achieve required daily production levels and established turn times. Production expectations will increase over time with product/process streamlining and automation.
Accuracy: Review and validate standard documentation such as income, asset, credit, and collateral. Maintain exceptional accuracy and consistency in all underwriting functions, ensuring that system data and calculations (e.g., DTI, LTV, rate, and other loan metrics) are accurately updated and aligned with documentation, with minimal to no errors
Technology Utilization: Utilize provided automation solutions to ensure efficiency and operational controls. Automation may include but is not limited to Automated Underwriting System (AUS), income calculation, and more. Adopt new automation tools, systems, and process changes as implemented.
Loan Stages: Must perform underwriting functions in all stages of the application, including but not limited to initial underwriting decision, reviewing and approving conditions, and completing the final underwriting decision.
Pipeline Management: Manage daily pipelines efficiently by prioritizing tasks and communicating proactively with processors and loan officers. This will include managing loans from multiple lending channels including retail, wholesale and correspondent, as well as managing loans in various stages of the application process.
Escalation: Identify and escalate higher-risk or exception files to senior underwriting staff as appropriate.

The base salary plus commission for this position is generally $65,000-$72,000 per year. Actual pay is based on various factors including but not limited to the successful candidate's experience, skills, and knowledge. Additional bonus earning opportunities and benefits are also available.

Responsibilities:
Originates first mortgage loan applications from both internal and external sources to meet or exceed
Mortgage closed loan production goals.
Evaluates ratios to make preliminary recommendation based on initial information and establishes the best
product for the member.
Effectively communicates with all parties to the transaction throughout the loan process from origination to
post closing (Member, Realtor, Title Agent, Processor, Underwriter, Closer, etc.)
Meets minimum required monthly and quarterly closed loan production goals.
Cultivate internal and external relationships that provide viable and consistent leads (Realtors, Builders, Branches, Business Development, Business Services and Investment).
Maximizes Telhio's visibility within the Business and Real Estates community to achieve organizational goals.
Operates within compliance with all required regulations and polices including all Bank Secrecy Act (BSA) and Office of Foreign Assets Control (OFAC) policies, procedures and regulations
Stays up to date on all regulations applicable to job responsibilities.
Communicates effectively with members and co-worker in a organized manner.
Obtains Minimum of 20% of Closed Loan Production of Outside Referral Sources.
The "face" of Telhio Credit Union mortgage department; perform all work in a manner which upholds/embodies Telhio's Core Values.
Offer cross sell opportunities where appropriate (Investment Referrals, Business Development, Branch Referrals, Home Equity, Visa, Checking).
Actively utilizes encompass CRM and assigns marketing campaigns consistently.
Works all assigned leads and lead lists in a timely manner.
Follows up with lead within 24 hours of receipt and documents outcome on monthly Mortgage pipeline report.
Consistently stays involved in community networking groups and volunteerism.
Required Qualifications:
NMLS-Nationwide Multistate License System Upon Hire Required
High School Diploma / GED Required
Bachelor's Degree preferred
1-3 years Mortgage Sales Origination
Knowledge of Fannie Mae and Freddie Mac & Underwriting Regulations associated
Knowledge of FEMA Regulations and Requirements

About the role:
The Mortgage Banker (Mortgage Loan Officer) position is accountable for acquiring new mortgage loan customers and performing specific duties relating to the origination of residential mortgage loans and must facilitate the loan process with the customer from initial application until closing.

Education And Experience:
* 1-2 years of related training and/or experience preferred for Junior level (mentored).
* At least 2 years of mortgage experience is preferred for Sr. level Bankers.
