As a Mortgage Loan Underwriter, you will have the opportunity to join Tomo's growing mortgage operations team! Leveraging established underwriting guidelines, you will evaluate borrower financial and credit information along with property valuations to inform lending decisions. Our underwriters will collaborate closely with all members of the operations team throughout the process to bring loans to closing, without having to speak directly to the borrower. What You'll Do:
Underwrite and decision residential agency conforming mortgage loans
Verify and analyze all necessary financial information and documentation; ensure that loan files contain all necessary credit and legal documents

Perform thorough analysis of applicant's income and expense data, asset documentation, credit reports, and property valuations in order to affirm borrower qualifies for loan

What Makes You a Great Fit:
7+ years of experience underwriting Fannie Mae and/or Freddie Mac
Knowledge of Desktop Underwriter (DU) & Loan Prospector/Loan Product Advisor (LP/LPA)

Responsibilities:
Underwrite tax credit investments as assigned including completion of the following underwriting tasks: sponsorship analysis, market analysis, sources and uses and capital structure analysis, income and expense underwriting, and tax credit documentation analysis. As part of processing of each transaction, obtain due diligence materials from client, conduct site visits as needed, review project loan documents and LP agreement for material business terms, participate with the originator in conference calls with the customers, prepare and present requests for investment committee approval and investor review including narrative descriptions, charts, graphs and tables illustrating pertinent aspects of the proposed investment.

Assist with and attend deal closings or other customer service coverage enhancement opportunities (if requested by the originator or director of underwriting) and help to complete and organize closed deal files for transition to Asset Management.
Assist with other Syndication priorities as requested (e.g., asset management, investor relations, assistance to other lines of business).
Participate in and contribute to group meetings and discussions.

Qualifications:
Bachelor's degree in Business, Accounting or Finance, or related field required. Master's degree preferred.
3-5+ years' experience real estate finance, affordable housing and/or LIHTC program, apartment market dynamics in both urban and suburban areas, and familiarity with industry policies, issues, and programs
Extensive knowledge of LIHTC and strong financial analysis skill is required.
Experience in closing real estate transactions highly preferred.
Ability to manage multiple tasks effectively under significant time pressure to meet closing deadlines.
Extensive Excel modeling skills required. Proficient knowledge of MS Word and Power Point a plus.
Strong writing /editing skills needed to produce correspondence and reports.

Technology Utilization: Utilize provided automation solutions to ensure efficiency and operational controls. Automation may include but is not limited to Automated Underwriting System (AUS), income calculation, and more. Adopt new automation tools, systems, and process changes as implemented.
Loan Stages: Must perform underwriting functions in all stages of the application, including but not limited to initial underwriting decision, reviewing and approving conditions, and completing the final underwriting decision.
Pipeline Management: Manage daily pipelines efficiently by prioritizing tasks and communicating proactively with processors and loan officers. This will include managing loans from multiple lending channels including retail, wholesale and correspondent, as well as managing loans in various stages of the application process.
Training and Quality Review: Provide training and mentorship to junior and co-sourced underwriters; perform second-level reviews to ensure accuracy and compliance.
Escalation: Identify and escalate higher-risk or exception files to senior underwriting staff as appropriate.
Continuous Learning: Stay current with underwriting guidelines and technology and attend training sessions to build product and regulatory knowledge.
Collaboration: Exhibit a positive and collaborative team attitude, assisting peers and contributing to a supportive work environment. Maintains a positive work atmosphere by communicating in a manner consistent with professional standards to work effectively with members, co-workers, management, partners and vendors.

Scope
The Senior Underwriter works under minimal supervision by exercising independent judgment. This person must be action-oriented, self-motivated and creative while being highly functional.
Essential Skills, Knowledge and Requirements
Bachelor's degree in finance, business administration or other related degree preferred.
Minimum of ten years of related experience at a credit union, bank or other financial institution.
Excellent problem-solving, organizational, analytical, verbal and written communication skills.
Strong decision making and time management skills with the ability to manage multiple projects/duties.
Results driven, service oriented, self-motivated and able to work independently.
Detailed knowledge of secondary market guidelines. Some knowledge of regulatory guidelines and issues.
Complies with all requirements for Mortgage Loan Originators set forth in the SAFE Act, including, but not limited to successful completion of the required background checks and obtaining a Unique Identifier from the NMLRS.
Trustworthy with the ability to maintain highest level of integrity and trust.
Proficiency in Microsoft Office, specifically Word, Excel and PowerPoint. Related experience with Encompass loan origination systems.
Environmental / Physical / Mental Requirements
The Senior Underwriter performs a major portion of his/her duties through verbal and written communications. It is critical that he / she possess the ability to communicate with clarity, while understanding and explaining complex situations to team members and outside contacts. Accuracy is essential and he / she must possess the ability to proofread documentation and correspondence to ensure free of errors and fraud. The person will spend a good portion of the day seated at a workstation, but may also be mobile throughout the credit union for purposes of meetings, working with others, etc

Job Purpose
This position is responsible for preparing closing documents, funding loans in symitar and shipping closed loans files (i.e., funded loans) to Secondary Market Investors, loans sold with servicing retained by HFCU to a third party sub-servicer, or loans retained for portfolio to the Credit Union's file room.
Key Accountabilities
Draw loan documents; verify legal description, vesting, loan amount, loan type, interest rate, and points/costs. Deliver Closing Disclosure to borrowers within TRID guidelines
Schedule loan closing with closing agents. Communicate closing date, loan terms, and payoff requests with loan stakeholders. Deliver documents to closing agent, complete the wire, and deliver funding stipulations 1 business day prior to close
Confirm loan documents are properly executed. Process loan on core system and disburse funds as required. Contact closing agent to correct any problems with loan documentation. Deliver completed loan to secondary market investor, servicer, or file appropriately within HFCU policies
Communicates closely and effectively with MLOs, Processor, Members and Closing Agents
