DRUCKER + FALK
The Property Manager will be responsible, under the direction of the Regional Property Manager, for all phases of the operation of a property. This includes, but is not limited to, general administration and maintenance as well as direction and control of personnel and resources with the goal that the property is maintained at all times in good physical condition with a stabilized fiscal operation
Responsibilities include the following
Train and be responsible for work performed by all staff members under their supervision.
Hire and terminate employees in accordance with Drucker + Falk LLC policy.
Perform written evaluations of employees and make recommendations for salary increases and/ or advancement.
Maintain accurate payroll records as required by the company, and adhere to payroll policies and cutoff dates.
Adhere to all Drucker + Falk LLC policies contained in the Reference Library.
Assist in leasing apartments
Prepare process and sign all leases and related forms.
Assist in collection of rents and handle delinquency matters.
Maintain necessary records of all financial transactions for the property.
Adhere to all appropriate Drucker + Falk, LLC accounting policies, including but not limited to use of account numbers, daily income requirements, expense requirements, accounts payable system, and other monthly items and special accounting items.
Prepare daily bank deposits.
Purchase necessary office supplies in accordance with Drucker + Falk, LLC company policy.
Supervise outside contractors working on the property.
Handle all details for move-ins and move-outs, with special attention to apartment inspection check-ins and check-outs.
Ensure that residents are provided with a clean, well maintained community.
Work within the budget and notify the Regional Property Manager of any possible variations.
Resolve any resident complaints.
Report accident and emergency situations to the Regional Property Manager immediately, and prepare the proper reports.
Ensure that all maintenance requests are handled on an immediate basis, if possible and that all residents are notified if there must be a delay.
Continually inspect property and improvements, recording deficiencies and taking the necessary action, within budgetary allocations.
Establish schedules and assign personnel for routine maintenance and emergency coverage.
Establish schedules and assign personnel for office coverage and assisting residents as needed.
Perform all aspects of marketing the apartment community.
Work directly with the Regional Property Manager in preparing the annual operating budget for the property.
Maintain courteous and continuous communication with employees, residents, applicants, and vendors.
Travel is required. Reasonable or limited use of your vehicle is required from time to time.
Performs other duties as assigned.

Perform all duties with the highest consideration for safety, and train and be responsible for all staff members to do so as well.
Conduct monthly safety meetings with staff and document topics discussed. Emphasize safety with all new employees.
Continually inspect buildings, grounds, and common areas to identify needed preventative maintenance, to ensure that the buildings and common areas are clean, grounds are being properly maintained and to identify current and potential safety hazards.
Maintain a clean, safe, and well-organized shop and equipment storage area in compliance with all OSHA regulations, i.e., maintain Hazard Communication Program, SDS, State and Federal posters and posting OSHA summary forms.
Perform necessary maintenance and repairs in apartments with work orders.
Strive to see that all work orders are completed within 24 hours.

Monitor all O & M Programs (i.e., Asbestos, Lead Based Paint and Mold & Fungi) in place on the community to ensure that all O & M Specialists, Consultants, Contractors and/or employees are notified of the presence of these substances when work to be performed may involve the disturbance of these substances. Ensure that all such work is performed following the established O & M program.
The Maintenance Superintendent is also responsible for maintaining all record keeping and reports relating to these O&M programs to ensure that the property is in full compliance.

Essential Duties and ResponsibilitiesPerform repairs to make-ready units in a timely manner.Is responsible for 24 hour on-call, as scheduled by the Service Manager, respond to on-call paging. Marketing Project Management (75%)
Manages same store project-based marketing initiatives (signage, wayfinding, renovation etc) independently across multi-faceted print and digital channels, supporting a national portfolio of >285 rental communities across >10 markets.
Supports the in-market Sales/Marketing team with a variety of new store requests, such as full asset rebrands, new market entry, and acquisition/development assets. Including: scheduling, attending, and delivering notes and action items consistently throughout the project.
Defines project scope and prioritization through direct stakeholder communication, and establishes a timeline by coordinating resources internally, cross-functionally, and alongside external partners.
Owns the marketing production timeline and communication plan for all projects and interfaces directly with all stakeholders (both internal and external) regarding expectations and challenges.
Collaborates regularly with the Design and Digital team to support key marketing initiatives (Media (photos, videos, 3D tours) acquisition, EA.com content, signage etc.)
Reports on and monitors media acquisition efforts including photo & video coverage, pace, and budget.
Oversees and participates in the coordination of media sprints (pull data, manage photographer payments, track assets, upload content).
Strategic Support and Analysis (10%)

What You'll Be Doing:
Responsible for delivering a seamless resident renewal experience while providing superior customer support through resident retention. The Renewal Representative is responsible for answering questions regarding pricing, renewal terms, unit availability, location, amenities, and the benefits of the communities of interest through their conversation with each customer. Renewal Representatives must be able to navigate through difficult conversations and negotiations with customers with poise and professionalism. The centralized services consultant is responsible for achieving service level goals, consistently meeting established metrics, and meeting market retention goals for assigned portfolios.
Handles inbound/outbound calls and/or offline transactions to drive growth and retention of residents while delivering superior customer service by identifying needs, facilitating resolutions, and communicating customer concerns to establish customer satisfaction.
Effectively negotiates with residents professionally and promptly while securing the best possible outcome, rate, and lease term.
Effectively explains lease provisions and community policies to residents.
Completes follow-up notes, informational emails, and/or call-backs with residents and prospects promptly following initial contact.
Understands and ensures compliance with federal, state, and local fair housing laws and standards and landlord/tenant laws and regulations.
Effectively and proactively communicates market trends, challenges, and areas of opportunity to team members and leadership.
Monitors personal performance and contributions against department and property objectives.
Consistently demonstrates a fundamental understanding of all department processes and systems, particularly CRM, MRI, HUB, in Contact, Wayfinder, etc.
Organizes and prioritizes workload to efficiently work through follow-ups and resident communication. Utilizes technology to effectively work through workload in a fast-paced environment while navigating multiple screens simultaneously.
Participates in continuous learning opportunities and keeps current on projects, services, and technology changes within the company and industry.
Assists in other tasks or projects as assigned.
What You'll Need to Thrive:
A high school diploma or equivalent is required; a college degree or some college coursework is preferred.
Senior Leasing Consultant or Leasing Consultant experience in a 300-plus unit community or a multi-site community is preferred.
Must be able to work established shifts available and be on-call for emergencies.
At least two years of customer service or sales experience and a minimum of two years of negotiation experience are required.
Comfort with high call volume, phone etiquette, and servicing customers via the telephone, email, and chat while also utilizing dual screens is essential.
Must be comfortable handling complex situations and coaching reps to deliver quality, customer-focused attention to internal and external customers.
Demonstrate excellent verbal communication and consistent follow-through with solid attention to detail.
Demonstrated ability to effectively solve problems independently (and collaboratively) with other team members.
Salary: $25.00 - $28.00 / hour;
employees are eligible for overtime pay and performance incentives

Under the direction of Senior Management, the Digital Marketing Strategist (Analyst) is responsible for supporting the marketing group by reviewing, analyzing, and evaluating digital marketing efforts and the impact of those efforts on the business. Focuses on paid search, web analytics, and partner site campaigns with the goal to increase traffic, move-ins, and revenue.

Ability to effectively and objectively communicate and work with internal and external customers.
Must have experience at developing project plans from conception to implementation with a keen eye for detail.

Salary: $71,000 - $86,000 per year
; in addition to base salary, a discretionary annual bonus is provided.

The Employee Relations (ER) Manager centralizes Equity Residential's approach to ER, ensuring consistency and rigor in managing workplace issues. This role leads complex investigations into misconduct and policy violations, manages case data, and provides technical guidance on investigation procedures and policy governance. The ER Manager partners with HR Business Partners to implement proactive interventions aimed at mitigating and preventing workplace issues.

● Serves as the primary point of contact for employee relations issues and manages the case life cycle from intake to resolution.
● Conducts impartial, thorough, and timely investigations into complaints (e.g., harassment, discrimination, misconduct, policy violations), maintaining accurate and confidential documentation and partners with Legal on high-risk or escalated matters.
● Maintains investigation standards, tools, and templates for rigor and consistency.
● Coaches and advises managers on performance documentation, accountability, difficult conversations, and recommendations for corrective actions or termination.
● Ensures a consistent and proactively communicated employee experience throughout the investigation process.
People Insights & Trend Analysis

Responsible for the leasing of all apartments including, but not limited to, prospective resident phone calls; performance of miscellaneous clerical duties; support for office personnel.
Essential Duties and Responsibilities
• Lease apartments at the highest effective rent level possible, while maintaining a strong customer service/satisfaction philosophy.
• Maintain a courteous and helpful attitude at all times.
• Respond to resident request promptly and courteously and to help resolve resident issues.
• Be aware of company and community policies and be able to explain them to residents and potential residents.
• Have a comprehensive working knowledge of all lease related documents and be able to accurately complete the documents in a timely manner.
• Maintain accurate resident files in accordance with Drucker + Falk Company policy.

The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make-ready repairs to all vacant units prior to move-in. HVAC certified preferred.
Essential Duties and ResponsibilitiesPerform repairs to make-ready units in a timely manner.Is responsible for 24 hour on-call, as scheduled by the Service Manager, respond to on-call paging. Assist the Service Manager or Housekeeper with their work if necessary.Assist the Grounds personnel with trashing out units if necessary.Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.Inspect property for improvements and repairs and review with the Service Manager.Perform work order requests.Assist the Service Manager with maintenance requests.Ensure that the grounds are free of litter at all times.Operate and perform scheduled maintenance properly on all equipment.Know the location of gas and water meter emergency cut offs, all apartment and fixture cut offs, and sewer clean outs.Paint interior and exterior when required.Assist the Property Manager or other staff members when requested.Perform work orders with “same day completion” in mind.Review work orders with Service Manager on a daily basis.Responsible for adherence to policies outline outlined in Employee handbook.Responsible for keeping the Maintenance shop clean and in order at all times.Be immediately available in the event of snow.Follow the Maintenance General Operating Policies.Maintain a professional appearance in uniform and display a good attitude at all times. Be aware of personal hygiene and cleanliness while on the job.Understand the importance of a good attitude and “team spirit”. Work well with other staff members.Be cooperative in helping at another site when needed and be flexible to transfer to another property if needed. After-hours on call required on a rotating basis.

Qualifications
• HVAC skills - CFC certification
• CPO certification preferred
• Plumbing, electrical, carpentry skills
• Knowledge of SDS and OSHA
• 608 Refrigerant Certification preferred, but not requires. Will train if necessary.
Working Conditions
-Position may require night/weekend work.
-Required to be on call.
-Duties performed both inside and outside, even in extreme temperatures of below 32 degrees and above 100 degrees.
Education and/or Experience
High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
