About the Job:
The Senior Construction Superintendent reports to the VP of Construction and manages all aspects of construction at the assigned project site. The Senior Construction Superintendent carries the same responsibilities as the project superintendent but will manage our most costly and complicated projects. Primary responsibilities include working directly with the Construction Manager and the VP of Construction to derive and define scopes of work, track the project budget and maintain the project timeline.
RESPONSIBILITIES
The Senior Construction Superintendent should have the following minimal skills and abilities:
On site, the Superintendent coordinates all subcontractors and oversees the day-to-day activities of construction, including scheduling, inspections, quality control, safety, monitoring of construction budgets, and accountability for all related expenditures.
Work closely with Project Management for utilities, permits, plan checks, and Certificates of Occupancy to obtain all necessary approvals.
Direct subcontractors and subordinates.
Provide periodic written reporting and scheduling updates.
Evaluate situations and render decisions on certain issues without immediate supervision.
Understand and implement OSHA safety requirements site wide.

Customer Service

Production Studio Management Internship

This Internship is fully funded through a grant provided by the state of California Economic Development Department's Opportunity Young Adult Career Pathway Program. The Internship is a paid, part time, temporary position that will average 12 hours a week over a 10-week period. At no time will the role exceed 30 hours per week.
The Production Studio Management intern will work under the supervision of National CORE's Production Studio Manager and the Assistant Vice President of Marketing & Communications. This internship provides a unique opportunity for individuals interested in pursuing careers in production studio management. It's an ideal starting point for those looking to understand the critical role of production.
The intern will learn all elements of production studio sound, lighting and camera management, with a focus on podcasting, as outlined in the goals and deliverables of the underlying grant agreement. Students may apply to take the internship twice if they come in as new learners so that they can master more advanced techniques. Students will learn in National CORE's state-of-the-art studio.
Intern will acquire a better understanding of National Core's resident services and programs, organizational structure, organizational culture and relationship with Hope Through Housing
Intern will develop Studio Production Management skills under the direction of the marketing
Intern will develop skills to successfully complete the internship program and may earn a certification specific to the program.
Over 10 weeks, interns will learn production studio fundamentals, including:

The Community Manager II is responsible for:

RESPONSIBILITIES
Compliance
Ensure resident files and Yardi data are maintained in accordance with Compliance and Property Management policies and regulations.
Review and approve all resident notices pertaining to recertification.
Maintain property waiting list in accordance with the properties' Tenant Selection Plan.
Ensure applications for housing are processed in accordance with properties' affordable housing covenants.
Process annual re-certifications within established timelines.
Property Operations
Handle marketing and advertising for vacancies in accordance with properties' Affirmative Fair Housing Marketing Plan.
Ensure that all appropriate notices are remitted to residents in a timely manner and are completed and served within the requirements set forth in the lease.
Conduct monthly site inspections and prepares report for management.

Ensure work orders are processed in Yardi within established timelines.
Financial

Manage account receivables and ensure past resident balance due receivables are turned over to collection agencies.
Keep resident ledgers accurate and work diligently with accounting to resolve any errors.
Human Resources
Management of 3 or more on-site office employees and/or maintenance employees which includes: interviewing, training, timekeeping, performance evaluations and disciplinary actions.
Maintain positive relationships with CORE internal departments.
Customer Service
