Location: 1311 N 14th St, Phoenix AZ 85006 POSITION SUMMARY: Under the direction of the Portfolio Manager, the Property Manager I oversees daily operations, optimizes financial performance, and ensures an exceptional living experience for our residents. The position manages rent collections, implements procedures for delinquent accounts, processes applications, and complies with budgets. RESPONSIBILITIES:
• Ensure lease-up occupancy and funding deadlines are met. • Review and approve rental applications for accuracy and property-specific qualifications. • Conduct move-in orientations, reviewing all policies, rules, and rental terms with new residents. • Collect rents in a timely manner, adhering to agency policies, and manage rent documentation and evictions when necessary. • Provide monthly updates to Supervisors on outstanding rents and collection efforts. • Prepare and process all bank deposits, scanning or delivering them to the designated personnel and ensuring proper rent posting in Property Management software. • Complete all required income documentation in accordance with LIHTC/HOME regulations. • Ensure full compliance with all property and LIHTC/HOME program requirements, working closely with the Asset Manager. • Monitor unit turnover processes and coordinate with Maintenance to minimize income loss from vacant units. • Handle move-ins and move-outs, ensuring thorough apartment inspections during check-ins and check-outs. • Respond to emergency situations promptly, reporting accidents and preparing appropriate documentation. • Maintain ongoing communication with residents, applicants, vendors, and internal teams to ensure smooth property operations. • Ensures that residents are provided with a clean and well-maintained community. • Involved in the resolution of resident complaints. • Adhere to Fair Housing practices and regulations at all times. • Demonstrate problem-solving and conflict resolution skills when addressing customer concerns. • Work directly with the Portfolio Manager in preparing the annual operating budget for the property. • Perform additional duties as assigned by the Portfolio Manager or supervisor. • Flexibility for after-hours, evening and weekend calls and work when needed
EDUCATIONAL REQUIREMENT:
High school diploma or GED required.
One (1) to three (3) years of experience in property management.

Initiate contact and engage all residents, guests, and outside support systems.
Maintain the daily shift report and document all resident comings and goings along with communications.
Organize and facilitate social activities, including creating flyers and promoting events.
Complete daily shift tasks, such as property safety walks and cleaning duties.
Assist Maintenance in removing trash from vacant units. Clean/replenish soft goods when a unit is ready for move-in.
Collaborate with Case Management and Property Management on the monthly community meetings and work to improve the payment history, health and safety issues, and resident conduct through the community through group education.

EDUCATIONAL REQUIREMENT:

Reviews all enrollments for eligibility; processes enrollments and verifies status of client coverage in Arizona Health Care Cost Containment System (AHCCCS), Medicare, Behavioral Health Coverage, private insurance or other funding
Submits and uploads the weekly 270-271 files from AHCCCS.
Submit for non-title enrollments for SABG
Review new chart creations for accuracy and completeness.
Analyze and review client claims prior to submission, sending corrections back writers or supervisors, if need to.
Ensure residential and medical services have authorizations in place
Review all prior authorization received and attach to services for billing
Coordinate with clinical staff with any extended stays and CCR are submitted in a timely manner.
Submit completed claims to clearing houses 837p
Uploading returning 277 files, submit for corrections immediately.
Uploading 835 files
Analyze and monitor denied claims; make appropriate adjustments for resubmissions or prepare for write off.
Create invoice and send to Tribal payor source, post payment when received in EHR.
Reconciling invoices with balance sheet reports and resolving any discrepancies
Ensure efficient claim processing utilizing software and hardware necessary to complete accurate data entry.
Attend meetings as required.

QUALIFICATIONS AND REQUIREMENTS:
High School or GED required. AA degree in related field preferred.
Knowledge of eligibility/billing/benefits/enrollment in a behavioral health setting and a minimum of 2 years related work experience
Experience with Arizona Medicaid MCOs, RHBAs and TRBHAs eligibility
Experience in AHCCCS enrollment and benefit verification processes
Knowledge of HIMS/AXIOM preferred, or other EHR software
Detail oriented, able to multi-task, and meet deadlines
Experience in working with the Native American population preferred
Proficiency MS Office, especially Excel.

Conducts monthly property inspections of interior, exterior, and maintenance shops for each asset. Adhering to policies, repair standards, and confirming properties are ready for inspection. Work with teams to resolve deficiencies.
Reviews of all UPCS inspections with Project Manager. All inspection findings must be resolved with thin established timelines not to exceed 30 days unless approved by the Director of Property Management.

Monitor expenses in portfolio. Look for ways to consolidate services for better pricing.
Responsible for project management prepare specifications for major planned projects, negotiate with contractors, inspect work for quality, ensure job is completed 100%, and confirmation final project is in line with approved budget. Act swiftly to address budget variances over the approved budget.
Lead safety meetings and perform all work duties in a safe and efficient manner, in accordance with company safety policies and procedures.

POSITION SUMMARY:
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. EDUCATIONAL/WORK EXPERIENCE REQUIREMENT:

HVAC Certified and 2 years' experience in AC repair preferred
Three (3) years of experience in appliance repair

Must have a valid state driver's license with clean driving record and reliable transportation.

Outreach and Engagement Specialist

POSITION SUMMARY: The Street Outreach and Engagement Specialist will work collaboratively with the HomeBase Youth Services team to build working relationships and identify areas of street outreach to engage homeless youth ages 18-24 for NAC services. Working closely with Case Managers and teamed with a Street Outreach Driver, the Street Outreach and Engagement Specialist will seek out and engage homeless youth ages 18-24 to potentially transport clients to a HomeBase Youth Shelter Drop-in Center (day visit) and connect clients to resources both within the organization and externally in the community. RESPONSIBILITIES: • Prepare outreach van with needed materials and supplies each day including pamphlets, hygiene or first aid supplies, water bottles, food/snacks • Identifies and proactively coordinates with NAC partners to locate areas where homeless youth may be gathering • Establish relationships and trust with homeless youth, share the array of services NAC and other available youth services offer, and offer NAC's HomeBase Drop-in Centers as safe harbor and transport youth who choose to go to the Drop-in Center. • Maintain a confidential log of outreach activity for monthly reports • Return youth to their origin point at the end of their Drop-in stay. • Create, implement, and modify outreach and engagement strategies with the HomeBase team. • Help monitor Drop-in Center clients while on property • Assist with other duties as assigned EDUCATIONAL REQUIREMENT: • Highschool diploma or GED WORK EXPERIENCE/SKILLS REQUIREMENT: • Must be a minimum of 21 years of age with one year of street outreach and engagement or similar experience • Must be able to pass a background check • Obtain a fingerprint clearance card within 90 days of hire • Have strong interpersonal skills with an ability to work effectively with a wide range of people, teams, managers, and clients • Understand and practice ethical boundaries and cultural sensitivities needed to work with a diverse population experiencing hardship • Must demonstrate critical thinking, problem- solving and organizational and time management skills. • Preference for a working knowledge of homeless population and community resources • Bilingual-Spanish desired.

Integrate education, employment and life skills curriculum and classes into youth housing program model.
Teaching classes and workshops related to life skills, career education, job seeking skills and other pre-employment related classes including resumes, development and interviewing skills.
Provide ongoing, goal-oriented case management and motivational support to youth clients.
Assist youth in setting and achieving educational goals, including completing high school, obtaining a GED, or enrolling in vocational training or post-secondary programs.
Coach youth participants on handling work-related issues and promote self-advocacy.
Assess educational status and interests of youth participants on an ongoing basis.
Work with youth on their individualized educational goals focusing on self-sufficiency and identify short-term steps towards reaching these goals.
Monitor and document youth progress using detailed case notes and tracking systems.

As a frontline ambassador of NAC's housing and behavioral health services, this role works both independently and collaboratively across departments, including Permanent Supportive Housing, Supportive Housing, Bridge Housing, Emergency Shelter, Youth Services and Behavioral Health. The ideal candidate is highly motivated, resourceful, trauma-informed, and deeply familiar with the needs of urban Native American Communities as well as of the unhoused population overall. RESPONSIBILITIES: • Conduct community based and street outreach to locate, engage, and build rapport with target population. Meet with applicants in both an office setting and in the community throughout the Metro Phoenix area. • Provide clear, accurate and comprehensive information about all NAC services • Complete Housing Questionnaire assessments as needed and collaborate with other housing staff members to enter Coordinated Entry System for services. • Guide clients through service navigation, helping them access housing, behavioral health, and supportive programs. • Coordinate care internally within NAC and externally with partner providers, based on client goals and evolving needs. Re-engage clients when additional support is needed and facilitate linkage to appropriate services. • Serve as a consistent advocate ensuring services are delivered effectively.• Maintain accurate and confidential client files using an organized tracking system. • Enter and update client data in the Homeless Management Information System (HMIS). • Assist potential applicants with obtaining needed documents required for services. • Comply with all NAC policies regarding the use of an agency vehicle.
