Business Development and Customer Relations: Strategize and implement outside sales activities to actively contribute to the company's growth. Lead the charge in generating leads through effective prospecting, with regular visits to communities, realtors' offices, and relevant locations. Conduct regular “First Time Homebuyer Seminars” in communities to not only develop leads but also establish strong relationships with New Home Consultants and prospective/current clients. Travel and actively participate in builder and realtor functions, status meetings, phase releases, phone banks, and special events. Proactively engage with various communities to explain the Company's offerings, obtain loan applications, and attend closings.
Customer-Centric Approach: Offer tailored recommendations on the best mortgage solutions for customers' financial and individual needs. Review and lock interest rates at least fifteen days prior to closing. Maintain strict adherence to federal, state, and company regulations and guidelines throughout the loan origination process.
Lead Management and Communication: Daily review of leads, followed by proactive outreach to prospective customers via telephone and email to schedule in-person/virtual meetings. Ensure clear and timely communication with both internal and external stakeholders, maintaining open lines of dialogue.
Loan Origination and Advisory: Originate and prepare new loans meticulously, adhering to federal, state, and company regulations outlined in the "Loan Officer" agreement. Offer personalized advice and recommend the most suitable mortgage loan products aligned with customers' financial and individual needs.
Sales Support, Metrics, and Reporting: Provide crucial assistance to New Home Consultants on customer pre-qualifications, actively contributing to the development of a pipeline for outside sales. Strive to meet or exceed closed loan capture rate, spot loan objectives, and other established sales goals and metrics specified in the "Loan Officer" Agreement. Maintain detailed reports and notes within the origination computer system, facilitating a comprehensive exchange of information regarding loan applications, statuses, customer conversations, underwriting, lock-in information, monthly projected closings, incentives, and expenses.

Establish relationships with developers, contractors, consultants and approving governing authorities.
Responsible for site improvement bidding and bid selection leading to site improvement contract negotiations.
Responsible for value engineering during the design process to reduce improvement costs without sacrificing quality.
Exercise initiative and achieve objectives with minimal supervision.
Manage entitlement process.
Work with construction to ensure lots are delivered correctly to specifications. Lots delivered to construction should be as they are the client of the development department.

The Purchasing Coordinator is responsible for providing administrative support to the Manager and/or Purchasing Department through a range of responsibilities. Your Responsibilities on the Team
Track subcontractor/supplier insurance using the IDS database.
Distribute new vendor/subcontractor packages.
Perform filing, copying, and other administrative tasks within the department.
Assist Purchasing with bidding for new projects.
Interface with the Accounting Department to ensure timely payment for subcontractors.
Input, print, and fax information to trades using JD Edwards.
File and mail Notices of Completion.
Order appliances for each community.
Prepare and distribute bidding packages and set up new vendors for new communities.
Prepare weekly production reports, community books and product cut-sheets.
Assist in field operations administration.
Prepare correspondence for other departments, government entities, homeowners, etc.
Prepare and distribute Sequence sheets to trades and field personnel.
Order homesite-specific plot plans.
Coordinate plan-ordering activities, including online setup and distribution.
Process and follow up on utility deposit refund requests.
Audit and track contractor license information for all trade partners.
Maintain lumber tracking spreadsheet using Random Lengths weekly reports.
Update and maintain Master Trade Partner/Bid lists.
Provide backup support for Contracts Administrator and receptionist duties.
Requirements
High School Diploma or equivalent required; college education preferred.
At least 2 years of office or administrative experience.
Proficient with computers and experienced with JD Edwards, AutoCAD, Buzzsaw, BuildPro/SupplyPro, and Excel.
Capable of handling multiple detail-oriented tasks with concurrent deadlines.
Strong writing skills and exceptional organizational abilities.
Demonstrates a strong work ethic, integrity, and loyalty.
Effective team player with the ability to perform well under pressure.
Physical & Office/Site Presence Requirements:
This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office supplies weighing 25 pounds or less. Finger dexterity is required to operate computer keyboard, calculator and telephone equipment.

The Sr. Land Acquisitions Manager reports directly to the VP of Land Acquisitions. The position is responsible for managing the division's land acquisitions program and for promoting positive/effective relationships with land sellers and the brokerage community.

Your Responsibilities on the Team
Assist in the development and implementation of business plan strategies, including the monitoring/documenting of the division's land acquisition needs/issues and the formulation/recommendation of related programs/solutions. Prepare and periodically update annual objectives, budgets, and schedules for assigned programs.
Perform a lead role in land acquisitions negotiations and administer purchase documentation, financial analysis and due diligence processes, title report/insurance matters, and the monitoring of compliance with related pre-closing commitments/agreements.
Assist in land division profile/brochure preparation, including coordination of quality collateral materials preparation and the distribution/control of information conveyed.
Implement and maintain a land acquisition deal log and tracking system for all division acquisitions transactions. Prepare periodic reports on deal status versus business plan assumptions and include information pertaining to acquisition strategy/ financial projections, schedule, assigned tasks and responsibilities. Develop and maintain a historical land acquisition database.
Perform liaisons role with the land brokerage community and ensure that the division is adhering to all related contractual obligations and taking advantage of all opportunities provided by brokerage contacts.
Formulate division land acquisition processes and procedures that insure effective land prospecting, compilation of competitive/comparable land transactions, and coordination of acquisition efforts with other Lennar entities.
Assist in the preparation and control of division land acquisitions budgets and administer related vendor contracts, change orders, check requests and invoices.
Perform other duties as assigned.
Requirements
High School Diploma or equivalent required
Bachelor's degree in business administration, engineering, accounting, finance, real estate or similar program required
Minimum 5 years of experience in land acquisition or residential real estate
Strong analytical skills and computer literacy, including word-processing, spreadsheet preparation and analysis, project scheduling and data management software
Experience in the use of market research tools
Knowledge of sales/negotiating principles and real estate
Strong oral and written communication skills
Ability to multi-task and produce in a fast-paced environment
Must exercise initiative and achieve objectives with minimal supervision
Must be highly motivated, self-managed, detail-oriented and a problem-solver able to deal with complex situations
Valid Driver's License and good driving record
Valid auto insurance coverage required
Local experience is recommended and preferred
Physical & Office/Site Presence Requirements
