WHAT YOU'LL DO:
* Maintain a positive customer experience by setting accurate expectations and educating customers on the home building/buying process. Discover the prospective buyers' needs through effective discovery questioning
* Establish a benchmark of excellence and attentiveness for every guest
* Conduct all business professionally and ethically to serve potential buyers and increase the goodwill and profit of the company
* Follow-up and follow-through with new leads and buyers from initial contact to closing consistently and on time
* Arrive at the model 30 minutes before the model hours
* Turn on lights / Replace burned-out light bulbs/straighten pictures, pillows, etc.
* Ensure the thorough cleanliness of sales offices and model homes, paying careful attention to detail. Vacuum and clean as necessary to uphold a pristine environment
* Keep up to date with marketing materials and collateral
* Provide model, home site, and amenity center tours
* Develop positive and professional business connections with the general public, potential buyers, prospective homebuyers, and lenders
* Overcome sales objections; close the sale!
* Document transactions and cancellations and track the progress of loans, options, and construction process
* Enter prospective customer data into Salesforce
* Complete, update, and submit all weekly, monthly, and quarterly forms and assignments
* Contribute to team effort by accomplishing individual sales goals and maintaining a positive attitude
* Attend Company meetings:
* Sales meetings take place at 8:00 am (Location TBD) when there is no conflicting meeting
* Senior Sales Meetings are held every other Monday (twice per month)
* Other meetings are scheduled depending on the community to which you are assigned

* A Florida Real Estate License is required
* 2 to 3 years of experience working for a custom home builder is required

What You'll Do
· Prepare tasking and send opening letters and “thank you” acknowledgements to all parties
· Manage title commitment requests and updates to the proposed insureds in the timeframe and distribute to all parties
· Order title commitments and distribute to all parties
· Order and update payoff/assumption statements as requested
· Clear title requirements
· Open refinance orders
· Receive builder report, order survey, contact the lender, obtain hazard insurance, enter basic order information on automated system
· Order HOA information, schedule and coordinate times for closings
· Monitor termite inspection requests and other required inspection information
· Answer Customers' questions and/or telephone calls concerning the administrative process of the parties' transactions; and answer real estate agents' questions and/or telephone calls concerning the status of their pending files
· Assist with pre-closing files: Assure that all information is accurate and matches the original Purchase Contract, e.g. zip codes, property address, spelling of names, marital status of buyers, reading Surveys for encroachments, if any, etc
· Support assigned closer as needed to prepare file for closing
· Prepare receipts/deposits for all funds received from customers and/or lenders
· Order wire transfers and provide wiring instruction
· Send and receive the funding authorization with the lender
· Balance file, disburse all funds and verify wires
· Prepare copies for disbursement and closing transmittals
· Assist Closer/Escrow Officer with final policy disbursement, as directed
· Prepare and ship closing packages: Assure that each package is complete and properly signed by all parties
· Prepare documents for recording in different Counties: Assure that documents sent for recording fulfill not only the Recording Regulations, but also the Lenders' requirements, verify legals and acknowledgements
· Distribute Loan and Owners' Policies and recorded documents to the buyer and lender
· Verifying all tasks are complete
· Manage Check Audit lists
· Works on problems of moderately complex scope where action requires a review of a variety of factors
· Mentor/train other escrow processors and escrow assistants.
· Strong understanding of concepts, practices and procedures of escrow/title industry
· Assist branch manager with administrative tasks as requested
· Perform other duties as assigned

Your Responsibilities on the Team
Assist in the development and implementation of business plan strategies, including the monitoring/documenting of the division's land acquisition needs/issues and the formulation/recommendation of related programs/solutions. Prepare and periodically update annual objectives, budgets, and schedules for assigned programs.
Perform a lead role in land acquisitions negotiations and administer purchase documentation, financial analysis and due diligence processes, title report/insurance matters, and the monitoring of compliance with related pre-closing commitments/agreements.
Assist in land division profile/brochure preparation, including coordination of quality collateral materials preparation and the distribution/control of information conveyed.
Implement and maintain a land acquisition deal log and tracking system for all division acquisitions transactions. Prepare periodic reports on deal status versus business plan assumptions and include information pertaining to acquisition strategy/ financial projections, schedule, assigned tasks and responsibilities. Develop and maintain a historical land acquisition database.
Perform liaisons role with the land brokerage community and ensure that the division is adhering to all related contractual obligations and taking advantage of all opportunities provided by brokerage contacts.
Formulate division land acquisition processes and procedures that insure effective land prospecting, compilation of competitive/comparable land transactions, and coordination of acquisition efforts with other Lennar entities.
Assist in the preparation and control of division land acquisitions budgets and administer related vendor contracts, change orders, check requests and invoices.
Perform other duties as assigned.
Requirements
High School Diploma or equivalent required
Bachelor's degree in business administration, engineering, accounting, finance, real estate or similar program required
Minimum 5 years of experience in land acquisition or residential real estate
Strong analytical skills and computer literacy, including word-processing, spreadsheet preparation and analysis, project scheduling and data management software
Experience in the use of market research tools
Knowledge of sales/negotiating principles and real estate
Strong oral and written communication skills
Ability to multi-task and produce in a fast-paced environment
Must exercise initiative and achieve objectives with minimal supervision
Must be highly motivated, self-managed, detail-oriented and a problem-solver able to deal with complex situations
Valid Driver's License and good driving record
Valid auto insurance coverage required
Local experience is recommended and preferred
Physical & Office/Site Presence Requirements
Must be able to operate a motor vehicle. Must be able to bend, stoop, reach, lift, walk, move and/or carry equipment in excess of 20 pounds. Must have finger dexterity to operate computer keyboard and calculator.
