Works closely with and provides support to more experienced projectmanagers on a variety of projects of varying complexity, and/or will manage some smaller and less complex projects on his or her own. For the projects an APM manages, he or she will act as the main coordinator and project liaison to the client, architect, general contractor, building manager, furniture and move vendors, and security, throughout each project. This person maintains document control, manages databases and coordinates and tracks project activities and communications to ensure project goals are accomplished within the prescribed timeframe and budget parameters.
Essential Job Duties:
* Obtain clear understanding of project scope from client, including high level details, prior to kick-off meeting
* Guide client on realistic timeframe expected for each project
* Build and lead a successful team through all phases of each project
* Manage financials for each project, including obtaining approvals for initial and final budgets, release of purchase orders, tracking of existing and expected commitments, and timely approval of invoices
* Implement and document value engineering, with solutions to reduce spending or improve schedule, process, or final product, without an increase in cost
* Prepare status reports for management, client, project personnel and/or others and modify schedules or plans as required
* Maintain a filing system that documents all project activities
* Control project OAC meetings, site visits, punch-list walkthroughs for construction or furniture, meeting vendors to provide access and oversight
* Upon project construction completion, coordinate project closeout by obtaining O&M Manuals and building as-builts, then issue them to planning / archive teams and to leasing team for landlord acceptance and release of TI allowances
* Document and share lessons learned
* It is understood that an APM will require guidance on some of the duties and responsibilities described above responsibilities described above

Skills, Education and Experience:
* Minimum 3 years' experience working in the commercial real estate industry
* Ability to embrace and adapt to the technology required to fulfill the responsibilities of this position (Word, Excel, Fasttrack)

Negotiate change orders to the work and ensure costs are competitive and required for the work.
Prepare cash flows and maintain job cost accounting and prepare monthly reports
Create a written project program and schedule for all phases of the work and weekly reporting of activity.
Review and approve applications for payment by design professionals, consultants, coordinators and contractors insuring conformance with contracts and company policies.
File applications and work directly with the governmental agencies for all necessary project approvals and permits, including post permitting monitoring and reporting.
Meet with Governmental staff and decision makers developing working relationships and facilitate an open exchange of information, requirements and objectives.
Coordinate with the marketing team for project specifications, alternates, options, extras.
Ensure project components are compliant with applicable laws and regulations, and all work is performed safely and within legal requirements.

Work with both internal and external stake holders and vendors to establish and implement commissioning process for turnover of phased or fully completed projects.
Seek cost savings through innovation and alternate means and methods for all work.
Provide cost inputs for potential projects going forward.
Be a role model of safety for all onsite scope for both internal stakeholders and external vendors.
Assist as necessary on potential projects due diligence with the Regional Director.
Qualifications
Bachelor's degree in civil engineering, Mechanical Engineering, or a closely related technical field is strongly preferred.
Must have minimum of eight (8) years of construction, and real estate development experience with minimum of four (4) years in data center, mission critical projects and management positions.
Demonstrated experience managing the construction of substations, switching centers, and other high-voltage electrical infrastructure for data centers or similar mission-critical facilities.
Must be knowledgeable in all phases of building and land design and construction including:
Understanding of architectural & engineering processes and prerequisites for both
Understanding the governmental process and all steps necessary for compliance
Reviewing soils reports, phase I reports and cost studies
Understanding of commissioning and testing processes related to Mission-Critical related equipment and projects
Preparing project costs estimates and municipal fee estimates

As a New Home ProjectManager, You Will:
Collaborate with the New Home Senior ProjectManager in preparing and obtaining home site surveys.
Researching home setbacks at the local level (city and county).
Managing and tracking the shipping, arrival, and setup of new homes.
Assess existing home sites to determine what site prep will be required.
Assist communities in managing the receipt of new homes, the setup of new homes, and vendor setup.
Locate and contract with vendors to ensure reasonable pricing and control of costs.
Travel approximately 60%.
Minimum Requirements:
A minimum of 3 years of projectmanagement or similar experience, preferred but not required.
Bachelor's Degree preferred; HS Diploma or GED required.
Working knowledge of physical facilities, including construction renovation.
Excellent customer service skills and the ability to work with all levels of personnel.
Ability to develop and negotiate proposals and contracts with vendors and other project partners.
Proficiency in Microsoft Office, specifically Excel, Word, and Outlook.

JOB SUMMARY
We are looking for an Associate ProjectManager for our Phoenix, AZ office. The Associate ProjectManager is a construction professional responsible for supporting the ProjectManager or Senior ProjectManager in the performance of their duties. Primary responsibilities include the maintenance of all project correspondence and documentation; safe, economic, and timely project completion; and development of interpersonal and technical skills necessary for successful projectmanagement. On small or less complex projects, the Associate ProjectManager may serve as the ProjectManager responsible for coordinating the design and construction processes, including periodic supervisory review of schedules, project status, progress, and cost projections.
DUTIES AND RESPONSIBILITIES
Safety First:
Work with the safety department to have working knowledge of the federal OSHA standards that apply to the project(s).
Perform a preliminary jobsite hazard analysis along with ongoing jobsite safety review walks and review them with the Superintendent and Regional General Superintendent or Field Coordinator.
Support the projectmanagement team in providing the labor, materials, equipment, and other resources necessary to perform each project safely.
Project Pursuit, as requested:
Participate in select client sales meetings with ProjectManager.
Prepare conceptual and detailed estimates for review with supervisor.
Participate in owner contract negotiations and contract exhibit development with ProjectManager.
Pre-Construction Production:
Assist with and/or manage the design aspects of assigned projects, ensuring budget, schedule, quality, and customer satisfaction criteria are met.
Monitor the preparation of proposal and working drawings for assigned project.
Assist with writing detailed specifications and submittal log development.
Support the subcontractor bidding process with bid package development, coordination of bid reviews and writing subcontractor award recommendations.
Review construction and shop drawings, facilitate shop drawing review process.
Construction Management:
Assist with and/or manage the construction and close-out of assigned projects, ensuring budget, schedule, quality, and customer satisfaction criteria are met.
Collaborate with job site Superintendent in reviewing drawings, budgets, schedules, and other project-related matters on a regular basis.
Coordinate, document and distribute minutes for various weekly project team meetings.
Confer with supervisor while reviewing schedule updates, cost expenditure, and client sales decisions when necessary.
Share job cost responsibility through monitoring budgets and schedules, resolving problems, and reporting cost projections to supervisor on a monthly or more frequent basis.
Negotiate owner change orders.
Negotiate, write (with Project Coordinator), and approve subcontracts and change orders for ProjectManager review.
Work with governmental agencies to aid project success or resolve job problems as needed.
ProjectManagement Skill Development
Demonstrate effective teamwork and the establishment of successful interpersonal relationships with co-workers and other disciplines within the company.
Strive to optimize team effectiveness and help coordinate project team.
Initiate and document meetings to keep supervisor informed of project status and progress.
Acquire understanding of building code and design.
QUALIFICATIONS
Bachelor's Degree in Civil Engineering, Construction Engineering, Architecture, Construction Management, or related area.
Prior construction-projectmanagement of field related experience, preferably design-build delivery with time spent on commercial, multi-family or industrial buildings.
Knowledge of basic accounting, budgeting, and cost allocation procedures.
Solid problem-solving skills and the ability to work efficiently and independently.
Effective interpersonal, verbal, and written communication skills.
Ability to work productively and collaborate with others, lead projects, use available resources effectively, establish priorities, and demonstrate progress toward acquiring ProjectManager skills and abilities.

JOB SUMMARY
This position will be responsible for overseeing multiple complex senior housing capital projects throughout the California region. You will manage approximately 3-5 projects at any given time (dependent on project scope and complexity) and will participate in oversight of contractors, construction schedules, and providing status reports and communication to internal and external project stakeholders. KEY RESPONSIBILITIES
Manages and executes daily on-site activities for multiple projects, coordinate and participates in project meetings with subcontractors, consultants, and stakeholders at frequent intervals to discuss problems, progress, and scheduling of work. This individual will be the primary point of contact for all renovation activities.
Conducts frequent property inspections to ensure projects follow proper safety precautions, supervises the work of contractors, escalates potential risks and issues as necessary, and ensures the physical integrity of the property.
Establishes expectations and collaborates with internal and external stakeholders to ensure projects are on schedule, within budget, free of any potential hazards for on-site staff and residents and work is being completed in conformance to Scope of Work and Contract Documents.
Organizing, attending, and participating in stakeholder meetings.
Ensures project close-out documents are in order and filed appropriately.
Prepare/update weekly project status reports to internal/external stakeholders, and update construction progress schedules and trackers.
Providing administrative support and other assigned tasks as needed.
