LeasingConsultantLeasingConsultant is the company's first impression to potential and current residents. Responsible for all sales activities, from lead generation through close. This includes generating and handling incoming prospect traffic, touring available inventory, qualifying applicants and renewing second generation leases. Ensures the successful leasing of apartments by adhering to community policies and procedures during the application process (e.g., qualifying potential residents, verifying applications). The LeasingConsultant will play an instrumental role in nurturing the relationship with the residents throughout their residency by providing high quality customer service. Must be flexible and able to work varied schedule, including weekends and some holidays as required.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Demonstrate strong sales skills to both internal and external customers.
Manage the sales process from start to finish to achieve sales goals.
Ensure that all sales leads via telephone, walk in traffic, internet leads, etc. are followed through until considered “lost” or "closed".
Find qualified leads through referrals, networking, company supported advertisement and outreach marketing efforts.
Answer questions and tour apartment homes to determine the needs of potential residents.
Close the sale/renewal by effectively communicating the value of the community and NHE's commitment to delivering a quality living environment and home.
Maintain closing ratio based upon the needs of the community.
Monitor and follow-up on pending renewal offers.
Demonstrate customer service skills to both internal and external customers.
Create and maintain excellent ongoing relationships with potential and current residents.
Use customer service skills to take resident requests, address resident concerns and resolve them effectively and efficiently.
Help plan, schedule, organize and communicate resident functions as needed to promote resident retention and increase resident satisfaction.
Participate in social media marketing to obtain traffic and assist with brand management.
Utilize tools and resources to assess community's market position in surrounding sub-market to maintain the advantage above the competition.
Prepares and assists with all leasing paperwork in a timely and accurate manner.
Maintain professional demeanor at all times.
Use exceptional multi-tasking skills to streamline processes and effectively manage daily tasks.
At the Community Managers and/or the Assistant Community Managers direction responsible for other administration functions including but not limited to accounting and payroll related functions.

EDUCATIONAL AND/OR EXPERIENCE

LANGUAGE/MATHEMATICAL/REASONING ABILITY
Ability to generate reports, business correspondence. Effectively present information and respond to questions from clients, customers, and the general public. The LeasingConsultant II performs a variety of customer service and administrative tasks focused on maintaining maximum occupancy and high renewal rates on assigned properties. The LeasingConsultant II is responsible for marketing and leasing units to qualified applicants, helping to coordinate move-ins and move-outs, renewing leases for current residents, and providing superior general office support to the Property Manager. The level II leasingconsultant will work at a combination of 2+ properties or a property with 200+ units. This position is a crucial member of the property's customer service team and must demonstrate excellent communication and interpersonal skills when dealing with residents, coworkers, and subcontractors. A high degree of reliability and regular attendance and punctuality are required to maintain efficient operations and provide quality service to residents. Work is performed under the direction of the Property Manager.
Working hours may vary, but the customary schedule is usually between the hours of Monday-Friday from 8:00 AM - 5:00 PM with a one-hour lunch break. Additional evening or weekend hours may be required as workload dictates. Overtime must be pre-approved by the Property or Regional Manager, and any hours worked beyond 40 in the work week shall be compensated at an overtime rate of one-and-one-half times the hourly rate.
Essential Duties & Responsibilities
Answers the phone, meet, and greet prospective residents in a professional and enthusiastic manner.
As an active and engaged member of the community's operational team maintains open lines of communication with other team members and actively participates in team meetings.
Provides information and community/apartment tours to prospective Residents.
Refers prospective Residents to sister communities if their home property's waiting list is closed.
Qualify future residents by determining their needs, accepting their applications, verifying their income, and running their credit report.
Prepares lease packets and all move-in paperwork, allowing enough time for a thorough review to ensure that everything is complete, accurate, and in compliance with government regulations and CHP guidelines.
Schedule and perform move-in inspections and community tours prior to delivering keys to the new household.
Schedule and perform pre-move-out and move-out inspections, answering resident questions pertaining to the condition of the unit and providing the highest level of customer service to our Residents.
Inspects apartments to ensure readiness for showing, immediately notifying the supervisor if inspected apartment(s) are not complete and suitable for showing/move-in.
Prepares and maintains resident files in compliance with government regulations and company procedures. Works with Compliance Department to ensure satisfactory file reviews, actively asking questions when compliance instructions are unclear.
Displays a positive and helpful customer service attitude with current and prospective residents.
Performs property related duties as requested by the Property Manager, including, but not limited to filing reports, rent collection, bank deposits, resident retention activities and general errands.
Perform any other duties requiring similar skill set, as requested by Management.
Knowledge, Skills, and Abilities
Skilled in the use of computers and software applications, especially Microsoft Word, Outlook, and Excel.
Strong customer service skills, with the ability to successfully handle interactions with prospective and current residents as well as coworkers.
Strong written and verbal communication and interpersonal skills, with the ability to establish and maintain effective relationships with the public, residents, and co-workers.
Must have knowledge of and ability to operate standard office equipment.
Able to perform basic math in order to calculate rent due, receive and count rent payments, etc.
Possess/maintain a valid driver's license and driving record consistent with current CHP insurability guidelines.
Ability to obtain familiarity with property management functions, landlord-tenant and fair-housing laws within six months of hire.
Ability to achieve FHEO certification within six months of hire.
Education and/or Experience
High school diploma or equivalent is required.
2 years previous experience in a leasing or property management position is required.
Previous customer service experience is preferred.

Create Exceptional First Impressions
Greet prospective residents with warmth and professionalism
Conduct personalized apartment tours that highlight the lifestyle and value of the community
Respond to phone, email, and web inquiries promptly and thoroughly
Drive Leasing Success
Convert leads to leases through follow-up, relationship-building, and deep understanding of resident needs
Complete leasing applications, verifications, and new move-in paperwork accurately • Contribute to community occupancy and renewal goals
Foster Resident Relationships
Coordinate and attend resident events and community engagement initiatives • Respond to resident questions and concerns with empathy and efficiency
Promote a clean, welcoming environment by helping maintain office and common areas
Build Brand & Community Awareness
Assist in marketing the property through social media and Community outreach • Stay informed on local market trends and competitor properties

Work Schedule:
Our leasing office is open Monday-Friday, 9:00 AM-6:00 PM, and Saturdays, 10:00 AM-4:00 PM. One weekday off is provided each week to maintain a 40-hour schedule.
Evening and weekend availability may be required for resident events or based on the unique needs of the community.
LeasingConsultant| Education, Experience, and License Qualifications
Education:
High School or GED equivalent.
Experience:
One year of customer service experience, sales and/or apartment leasing is preferred but not required
Licenses & Certifications:
Valid Driver's License
A Certified Apartment Leasing Professional Accreditation (CALP) is a plus
