Job Description
The Director of Facility Maintenance is responsible for the direction and management of the hospital facility and other clinic buildings on the campus. While the range of duties and responsibilities is varied, the major responsibility involves the day-to-day physical plant operations, budgeting, and personnel aspects of the department. This position reports to the hospital CEO with salary range of $92k-120k.
Primary responsibility includes planning, organizing, supervising the activities of the plant operations and maintenance functions necessary to maintain the physical structures, HVAC, mechanical, electrical systems, utility systems and grounds of this hospital. The Director also works on performance improvement, assures competency of staff and assists in creation of the department budget. This role ensures that departmental operations are in compliance with all state, federal and local regulatory laws, standards and protocols.
SUMMARY OF ESSENTIAL JOB FUNCTIONS
Monitors departmental personnel matters to include interviewing and the hiring of new staff, training, evaluating work performance, promotion, counseling, discipline and termination. Directs the grievances of employees to the Human Resources Director for final disposition.
Develops, evaluates and implements: departmental policies and procedures, goals and objectives, and standards of work for the maintenance and repair of medical equipment, buildings and building systems.
Participates in the development and applications of standards of quality and productivity for the maintenance department.
Administers and implements the maintenance program to ensure uninterrupted operation of the entire physical plant. Monitors its applications to assure maximum effectiveness and provides appropriate documentation of the same.
Coordinates the repair of equipment or recommends the replacement of or additions to equipment or physical plant as necessary.
Works closely with other departments and administration. Negotiates priorities, plans work schedules, makes job assignments, orders needed materials, supplies and parts. Recommends use of outside specialty contractors as circumstances indicate.
Schedules and supervises maintenance repair work, alterations, remodeling, minor construction and the checkout, installation and servicing of mechanical and electrical equipment and building systems.
Maintains an inventory of parts and supplies to maximize the operational readiness of hospital building systems and equipment with due respect to the limitations of cost, regulations and relative priorities.
Responsible for the selection and coordination of all maintenance service contractors and ensures all contractual provisions are met along with established codes.
Responsible for developing the annual operating budget, which includes personnel, equipment, materials and supply needs. Continues to monitor budget after adoption.
Administers and implements the preventive maintenance program of fire alarm system according to National Fire Prevention Association (NFPA) criteria. Responsible for the development of policies and procedures relative to fire and safety.
Maintains personnel records, audits time cards and prepares statistical and operating reports.
Oversees the daily performance and grounds care of the hospital to assure a uniform and satisfactory landscaped appearance.
Ensures that departments supervised are clean and provide a safe environment in which employees and patients are protected from physical, chemical and biomed hazards
Responsible for ensuring that supplies and other inventory needed to provide patient care is available, appropriate to the task, within acceptable dating and unexpired
BASIC SKILLS
Basic computer knowledge.

EDUCATION AND EXPERIENCE
3-5 years relevant experience in facilities maintenance, including building construction and remodeling activities, project management and/or equipment repair and maintenance. Bachelor's degree preferred but not required

Able to communicate effectively in English, both verbally and in writing.
Additional languages preferred.
PHYSICAL REQUIREMENTS
Must be able to lift up to 75 lbs.

Monitors and minimizes overtime. Secures clinic staff to fill open shifts as necessary. Manages staff time in time keeping program.
Operates clinic areas within a cost-effective budget with prior approval from Director of Clinic Operations.
Assist in planning and coordinating clinic participation in community events and other marketing/public relations activities, actively participating in same. Promotes the Hospital and Clinics in a professional manner.
Treats patients and their families with respect and dignity. Speaking to disgruntled patients and diffusing situations that may arise in a professional and calm manner that result in the best patient outcome possible. Identifies and addresses psychosocial, cultural, ethnic and religious/spiritual needs of patients and family. Functions as liaison between Director of Clinic Operations, patients, medical practitioners and other healthcare providers.
Assists Director of Clinic Operations in hiring and termination as directed, manages and evaluates both professional and non-professional clinic staff. When appropriate, administers disciplinary action in accordance with NTMC's progressive discipline policy and upon approval of Director of Clinic Operations.
Role models and mentors high performance behaviors in order to promote growth and development of staff. Develops critical thinking in others.
Ensures availability and operation of equipment and supplies necessary for patient care. Operates equipment safely and correctly. Monitors safety logs for all equipment.
Maintains compliance and survey readiness at all times in the RHC by implementing checks and rounding routinely.
Maintains performance improvement activities for the clinics. Provides education to staff on performance improvement. Consults other departments of the Hospital as appropriate to provide and collaborate in patient care and performance improvement activities.
Demonstrates the ability to plan and implement orientation and in-service training for clinic staff members. Completes competency evaluations for clinic staff. Participates in guidance and educational programs. Promotes staff involvement in training, recruitment and retention activities.
Investigates reported incidents/complaints and resolves to the extent possible documenting results as appropriate.
Maintains knowledge and training staff of the electronic medical records system to resolve any insurance and billing and or coding discrepancies.
Other duties as assigned.
