This role is responsible for managing the estimating and planning process from concept through project handoff, ensuring alignment with client goals, budget, and schedule. The ideal candidate will have deep experience in commercial interiors, strong subcontractor relationships, and a solutions-driven approach to early project development. Drive value engineering discussions and offer creative, cost-saving alternatives without compromising design intent. Develop project budgets, milestone schedules, and bid strategies aligned with tenant and landlord expectations. Lead pre-bid and subcontractor scope meetings, ensuring accurate bid coverage and risk management. Manage internal estimating team members and mentor junior staff. Coordinate design-build MEP analysis and procurement in collaboration with engineers and trade partners. Ensure seamless handoff from preconstruction to project management and field operations. Qualifications: Bachelor s degree in Construction Management, Engineering, Architecture, or a related field required. Minimum of 8 12 years of experience in commercial construction with a strong focus on interior tenant improvement projects. Proven track record delivering successful TI projects in high-density office, law firms, creative tech space, healthcare interiors, or lab/cleanroom environments. Expertise in construction estimating software such as Bluebeam, On-Screen Takeoff, Procore, or Sage Estimating. Excellent communication, presentation, and client-facing skills. Strong understanding of regional subcontractor market and cost trends. Highly organized and able to manage multiple preconstruction efforts concurrently. Preferred Qualifications: LEED, WELL AP, or DBIA certification a plus. Experience with design-assist or design-build delivery methods. Familiarity with MEP-intensive tenant improvements (labs, healthcare, data centers). JOB RESPONSIBILITIES: * Exercise general supervision of multiple job sites to monitor and manage projects during each phase of construction; including but not limited to pre-construction, construction, closeout, and post-construction. * Setup, assist, and maintain project commitment data in CMiC. * Create project contract documents, such as Project Agreements, Service Agreements, Subcontract Change Orders, etc.in CMiC and issue via DocuSign. Follow up to assist with completion of documents as needed. * Assist in compiling customer billings, lien releases, and billing backup, as requested by the project team. * Distribute and collect documents to/from subcontractors and maintain document logs as requested by the project team. * Compile client required cost substantiation documentation and reconciliation. * Enter weekly field timecards and verify correct coding as requested by project team. * Maintain accurate job files, logs and records as directed by the project team. * Assist in project set-up and close out process through the duration of the project. * General office support, including assisting leadership and administrative support teams. * The functionality of this job is occasionally performed onsite at a jobsite, it is required that you are comfortable with all facility set ups for a jobsite. * Run errands as required to support office operations, including but not limited to picking up supplies, deliveries, and other essential tasks. * Other duties as assigned. Candidate should possess a minimum of 4+ years of commercial construction experience, a Bachelor s degree in Construction Management, Civil Engineering or Architecture, LEED AP preferred, estimating skills, understanding of all building trades materials and methods with a special emphasis on Mechanical, Electrical, and Piping trades, strong written and verbal communication skills required. Candidate will report to the Project Manager or Project Executive and will be based at the project site working directly with the Project Superintendent with the possibility of managing project engineers and support staff.
