Operate, maintain, troubleshoot, repair/oversee repairs for all facility mechanical room equipment which includes but is not limited to chillers, boilers, pumps, motors.
Conduct all required periodic and preventative maintenance for mechanical room equipment.
Accurately and expediently complete assigned work projects as well as tenant service work order forms and return in a timely fashion. These tasks may be mechanical, electrical and plumbing in nature.
Perform or direct the performance of general maintenance work as needed.
Paint and sweep mechanical rooms, electrical rooms and other areas of the facility as directed.
Maintain lighting in mechanical rooms, equipment rooms, elevators, parking areas, service yards, and common areas of the building. Record electrical and water meter readings as directed.
Keep and maintain accurate operation records. Record and report completed repairs and items that require further attention.
Understand and comply with all safety and emergency procedures specific to the facility and employer.
Install and repair plumbing fixtures such as sinks, commodes, water heaters, hot water tanks, garbage disposal units, and water softeners. Repair and maintain plumbing by replacing washers in leaky faucets, mending burst pipes and opening clogged drains.
Repairs and maintains physical structure of the building and its facilities.
Repair electrical equipment as needed and only as directed by immediate Supervisor.
Keep operations running smoothly in the absence of other team members.
Ensure all mechanical and electrical areas are safe, orderly and clean and all times.
Interact with all tenants, co-workers and supervisors in a professional manner at all times.
