Essential Functions and Responsibilities: • Operations & Maintenance: Oversee the daily operation and maintenance of mechanical, electrical, and plumbing systems, ensuring that all building systems are functioning efficiently and safely. • Staff Supervision: When applicable, supervise maintenance staff, assigning tasks and monitoring the completion of maintenance activities and projects. • Preventive Maintenance: Perform routine maintenance tasks such as changing filters, lubricating motors, replacing lamps, ballasts, and fixtures, inspecting and adjusting belts, replacing motor bearings, aligning shafts, and other preventive maintenance activities as recommended by equipment manufacturers. • Program Improvement: Continuously recommend enhancements to the preventive maintenance program to ensure optimal building system performance. • Procedure Development: Establish and maintain effective, building-specific maintenance procedures to support long-term operational efficiency. • Contractor Coordination: Liaise with external contractors and technicians to ensure that maintenance activities are conducted smoothly and according to best practices. • Inventory Management: Maintain accurate stock and inventory control, ensuring necessary materials are available for regular maintenance tasks. • Emergency Response: Act swiftly and effectively in emergency situations, including fire, evacuation, equipment failures, and other urgent matters, while ensuring minimal disruption to operations. • Compliance: Ensure all building operations adhere to applicable codes, regulations, and company directives.
