The Environmental Services Coordinator is also tasked with sending and receiving correspondences, maintaining mandatory documentation, assisting with scheduling, as well as greeting clients and customers. PRINCIPLE DUTIES: * Assists, coordinates and organizes the master cleaning schedule for all unit cleaning and special cleaning projects in a timely manner. Communicates with Residents regarding their cleaning schedule. * Records and submits Resident billing and monthly cleaning report. * Keeps all required department records, messages, notes and reports. Keeps all departmental logs current. * Assists in updating the Safety Data Sheet (SDS) website and folders throughout the property as needed. * Assisting the Environmental Services Manager/Director with coordinating and recording mandated annual deep cleanings of each unit. * Assists other Departments in coordinating special events and functions. * Conducts inventories of all housekeeping supplies; including equipment and radios. * Responsible for placing all department orders; including supplies and chemicals once approved by the Department Director/Manager. * Assists Department leadership in operating within the Department budget guidelines. * Assists Department leadership with assigning turnover of units for cleaning as needed. * Assembles the EVS move-in folder (EVS packet, laundry bag, etc.) for new and transferring Residents * Assists Management staff with education sessions as needed. * Responsible for maintaining excellent relations with the Residents and promoting good departmental morale. * Attends in-service training(s) and education sessions, as assigned/required. * Other duties as assigned by the Environmental Services Director. * Assists with the procurement of supplies, chemicals, and equipment; inventory control while operating within budgetary guidelines. * Protects Community property/equipment and makes sure there are no defects. * Notify superiors on any damages, deficits and disturbances * Addresses complaints/requests with professionalism and patience * Observes and notifies Supervisor about noticeable changes in a Residents health, demeanor or disposition. * Assists EVS team members as needed with project or deadlines, dictated by the Director/Manager. QUALIFICATIONS: * Minimum of two years of office management/administrative assistant experience. * Strong computer skills, including Microsoft Word, Excel, and Outlook. * A passion for giving excellent customer service. * Strong Writing and Grammar skills. * Strong Verbal communication skills and telephone etiquette required. * High School/GED education required. Special courses in environmental services or institutional management are desirable.

Event Planning * Working closely with the Resident Activities Committee, the Director develops, organizes, and coordinates all activities for the residents including group trips, speaker engagements, performers, exercise programs, classes, movies, happy hours, and many other seasonal special events. * Manage all aspects of monthly activity calendars including publicity/advertising, menu development, logistics, budget tracking and subcontractors as appropriate. * Working closely with the Resident Council, the Director coordinates and assists the numerous resident committees. Serves as managements representative on many Resident committees, including Activities, AV, Newsletter, Excursions, Library, Special Events, and Movies Committees. * Manages meeting space and prepares function/event forms. * Responsible for set up of sound and recording equipment throughout campus * Develops, writes, and implements policies and procedures in accordance with Community Standards. * Responsible for detailed planning, coordinating and collaborating with internal departments to achieve high resident satisfaction with Community events/parties. * Ability to effectively collaborate with challenging customers Public Relations * Manages communications to the residents, including newsletters, the in-house TV channel, the activities section of the portal, and numerous flyers. * Strong communication skills (verbal and written) QUALIFICATIONS: * Minimum 3-5 years experience in a social, recreational, event planning profession within the last five years. * Technical knowledge of entertainment and presentation equipment * Management/supervisory experience strongly preferred. * Must have excellent customer service/hospitality skills and a passion for working with the elderly. * Mastery of Microsoft Publisher required. PHYSICAL REQUIREMENTS/WORKING CONDITIONS: Must be able to work with others in setting up for events, including lifting, stooping, stretching, and using a step-stool. Must be able to complete small set-ups; must be able to assist residents physically in boarding the bus, sitting, standing, and walking. PRINCIPLE DUTIES: * The Maintenance Tech III Collaborates with onsite construction contractor. Maintains, repairs, and installs electrical, HVAC and plumbing equipment and systems at the community utilizing technical, interpersonal, and critical thinking skills under the guidance and support of a supervisor. * Working as a team with the entire Plant Operations Department, the Maintenance Tech III performs general maintenance duties, preventive maintenance, service calls, and emergency maintenance as needed and assigned. * Continues to perform minor repairs and similar duties that may be assigned to Maintenance Techs I & II, but is considerably faster and more proficient compared to Maintenance Tech levels I & II, and requires no oversight or direction. * Performs building and equipment repairs, with plumbing (clogged drains, wax rings, fill valves, replace faucets, garbage disposals, water heaters, camera snakes, gas leaks, soldering copper pipes, PVC repairs, etc.), electrical (ballast, switches, plugs, cut-in boxes, use of voltage meter, ceiling fans, reset breakers, run new electrical circuits, troubleshoot /repair high voltage motors, generator transfer switches, utilize the Lock-out Tag-out program, etc.), some carpentry (closet shelving, door trim, blinds, cabinet doors, baseboards, etc.), appliance repairs, Door locks (cutting keys, door closers, lock changeouts, sliding doors, etc.), appliance repairs/service, golf cart service / repairs and preventative maintenance on equipment. * Installing, maintaining, and repairing ventilation and air conditioning system and equipment, identifying maintenance risks and mechanical faults for HVAC systems. * Uses complex electrical schematics and blueprints to troubleshoot and correct problems. * Provides direction to co-workers through hands-on assistance, direction, support, and development; and serves as a positive role model by way of example. * Displays and practices a work style that reflects the mission, philosophy and goals of the organization. * Provides excellent customer service to residents as demonstrated by doing the following: * Preview work order, and arrive at unit prepared with all tools/parts needed. * Greet resident by name, introduce yourself, and tell him/her what you will be working on. * Wear protective booties over shoes when entering Residents unit, if requested. * If resident is not home, leave a note. * Thoroughly clean up after yourself when finished with the job * Maintain personal cleanliness. * When a Resident asks you to do something not on the work order, if it will take less than 15 minutes, do it! If it will take over 15 minutes or doing it will make you late for an appointment, ask if you can use their phone to call in the work order on their behalf. * Meet response time parameters for repair priority types, including ensuring that high priority work is completed first. * May complete apartment turnovers and scheduled pool/pond/lake maintenance. * Assigned one week of on-call duty as scheduled * Conduct technical training sessions for staff related to electrical, as well as safety training as scheduled by the Director. * Other duties as assigned.
