Job Summary:
Under the direction of a Public Safety Commander or higher official, the Public Safety Officer performs general duty public safety work in the protection of life and property throughout the college. Utilizing established procedures, responds and takes appropriate action in the event of crime, fire, or medical emergencies. Conducts foot, bicycle and vehicle patrol on a random basis. Takes action when necessary in the enforcement of certain state and local laws. Provides a broad scope of assistance to students, staff, and public, ranging from dispensing simple directions to performing emergency medical first responder activities and intervening in situations of criminal or violent nature. Acts in place of a Sergeant when authorized.
Multiple work shifts and locations may be filled from this pool. Nights and weekends will be required.
- High school diploma or equivalent.
- Two years of college level coursework in Criminal Justice, or related discipline. Experience in the field, including military experience, may substitute on a year for year basis for the college requirement.
- Must be 21 years of age.
- Must meet the minimum training and certification standards established by the Department.
- Must be able to pass both a personal and criminal history background investigation.

Physical Requirements:
At college expense, must be examined by a physician and meet the following requirements: possess normal color discrimination, binocular coordination, and peripheral vision; possess uncorrected or corrected visual acuity of 20/20 in both eyes combined; possess unaided or aided hearing with a hearing threshold level that does not exceed 25 dB in either ear at the frequencies of 500 Hz, 1000 Hz, and 2000 Hz (or an average in both ears of 25 dB for frequencies 500, 1000, 2000), 35 dB for 3000 Hz, and 45 dB for 4000 Hz.
Must be able to: stand for long periods of time; walk, run, climb, bend, stoop and lift weights commensurate with need to perform medical and/or other assistance; sprint for short spans of time; wear a uniform and equipment weighing approximately 25 pounds; be physically fit and able to use physical force to intervene in situations when necessary.
Work Environment:
Must be able to work rotating shifts and days off with overtime as required, and early/late hours with call-back hours as needed. Must be able to work inside and outside in extreme weather conditions. May be exposed to hazardous materials, infectious diseases, blood-borne pathogens, steam, battery acid, loud noises, noxious odors, smoke and/or fire. Must be able to correctly use filter masks and respirator equipment. Must be able to adapt to rapidly changing environments and continual interruptions during shifts.
A current DPSST certification from the State of Oregon is preferred.

Responsible for servicing and managing a portfolio of non-performing and high-risk Residential Transitional Loans (RTL), including pre-workout credits, downgraded loans, defaulted loans, and loans in legal proceedings, with the objective of minimizing losses and liability while ensuring compliance with BC policies and applicable regulations.
Under the direction manage and resolve RTL special assets through borrower rehabilitation, loan modification, foreclosure, sale, or liquidation, including oversight of past-due balances, covenant compliance, and borrower performance.
Develop and execute RTL-specific workout strategies, adjusting aggressiveness based on borrower capacity, project status, collateral condition, and market dynamics.
Perform periodic and event-driven problem loan analysis on assigned RTL credits; identify risks, assess collateral and exit viability, and recommend appropriate resolution strategies to senior management.
Evaluate and recommend RTL workout options, including loan modifications, extensions, interest reserve adjustments, collateral liquidation, legal action, receivership, foreclosure, deed-in-lieu, OREO disposition, and pursuit of guaranties or credit enhancements.
Calculate and recommend impairment reserves and charge-offs in accordance with GAAP, BC policy, and regulatory guidance applicable to short-term residential credit.
Provide recommendations to senior management on policy and procedure enhancements related to RTL problem loans, impairment methodology, and workout best practices.
Manage all aspects of OREO assets arising from RTL loans, including 4-6 unit residential properties under renovation or stabilization, coordinating valuations, property management, and disposition strategies.
Assist senior management in evaluating collateral value, construction progress, loan documentation, borrower financials, and guarantor strength in light of current housing and capital market conditions.
Execute strategies to reduce non-performing RTL assets at the lowest possible cost and risk, balancing net credit losses, carrying costs, market conditions, and administrative expenses.
Present RTL workout and exit strategies to management and capital partners for approval, supported by clear financial, collateral, and risk analysis.
Maintain accurate risk ratings, accrual status, and Problem Loan Reports (PLRs) for all RTL problem loans, ensuring timely and transparent reporting to senior leadership and investors.
Maintain awareness of housing market trends, construction costs, liquidity conditions, and investor demand impacting RTL portfolio performance.
Perform other duties as assigned to support the objectives of the Special Assets function and BC's RTL lending platform.
Requirements
Minimum 5+ years of experience in special assets, credit workouts, loan servicing, or asset management with a strong focus on Residential Transitional Loans (RTL), bridge, or fix-and-flip lending.
Demonstrated expertise in workout strategies, foreclosure processes, collateral liquidation, and OREO management for 4-6 unit residential properties.
Strong working knowledge of GAAP impairment analysis, charge-offs, risk ratings, and accrual accounting related to residential credit.
Ability to analyze borrower financials, guarantor strength, project budgets, construction draws, and collateral valuations to determine optimal resolution strategies.
Proven experience coordinating with legal counsel, servicers, brokers, investors, and internal credit teams to execute complex loan resolutions.

Perform First Aid in emergencies as needed, in alignment with CMC policies and procedures..
Patrol 500,000 square foot building and grounds, open heavy doors, climb steep stairs and ladders to complete indoor and outdoor security rounds.*
Inspect for security issues, including unlocked doors, unsecure areas, and unauthorized access.
Generate written reports in a clear and precise manner.* i.e., Accident / Injury reports, Daily activity logs, and investigation report supplements.
Coordinate effectively with other staff to solve problems, including through telephone, walkie-talkie, and base station radio microphone.*
Monitor video surveillance, alarm systems, and access control systems.*
Respond to alarms and security issues, including but not limited to guests in restricted areas, unlocked doors, fire alarms, hostile guests or employees, and damage, destruction, or vandalism of museum property and exhibits.*
Maintain key log, and control badge and key access.
Operate fire alarm system.*
Operate intrusion alarm system.*
Make identification badges and format security clearances.
Work with other museum staff to ensure that all egress paths for fire safety are planned for and executed properly during emergencies.
Other security and safety duties as assigned by Public Safety Supervisor and Director of Public Safety.
Customer Service Functions (20% of duties)
Candidate must prioritize and demonstrate the five Building Organizational Excellence (B.O.E.) tenants of “Safety, Hospitality, Engaging, Effectiveness, and Creditability” while conducting CMC business.
Maintain “Lost and Found” storage system. Assist guests and employees with questions or concerns regarding museum business, including but not limited to directions, loading and unloading, special events, parking, and museum services.
Assist vehicle lock-outs.
Assist stranded train passengers, or early passengers.
Present a neat, clean, and non-threatening appearance for employees and guests.
Interact with a wide range of personalities in a friendly and customer service oriented manner.
Other customer service duties as assigned by Public Safety Supervisor and Director of Public Safety.
Qualifications:
High School diploma or equivalent.
Two years of experience in security or a related field, including law enforcement, fire, military, or EMS.
Must pass a background check.
Be at least 18 years of age, have a valid driver's license, and safe driving history.
Be CPR, AED, and First Aid certified, or willing to become certified.
Strong verbal and written communication skills.
Must be comfortable with the use of personal computers and standard software such as word processor, database, email, web browsers, and spread sheet programs.
Ability to work calmly and effectively under pressure, especially during emergencies.
Ability to prioritize and effectively solve multiple issues simultaneously.
Working Conditions: Normal office environment when doing administrative tasks associated with this position. Must be able to stand or walk for extended periods of time. Must be able to move briskly through the building, climb ladders and stairs, and respond quickly to alarms or emergencies that require security involvement, including the ability to physically assist in evacuating patrons or staff in need. May be exposed to all weather conditions when performing rounds and duties outside. May be exposed to loud noises and a noisy office environment. May work flexible hours on various shifts and various days. Weekend and Holiday, and Evening work may be regularly required. May be exposed to hostile or uncooperative guests and employees. Physical Requirements: Hear normal conversation (Hearing aids acceptable) Be able to bend, stoop, or work with hands above shoulder level.
