The Opportunity: Groundskeeper 3 Who We Look For: The Groundskeeper III position covers limited operations of the groundskeeper position with an expanded role concentrating on task knowledge, equipment operation, and communication. Incorporates safe work practices in job performance. Is capable of following instructions as given. Adopt the “culture” of the department in behavior, work ethic, and appearance. Responsibilities: Expected to operate all equipment at a high level once trained. Ability / Willingness to learn new tasks and operate different types of equipment as required. Ability to communicate with Superintendent / Assistant Superintendent / Equipment Technicians when any needs may arise. Make sure all tees and traffic stakes are properly placed at all times. Vehicle operation and care from cleaning to filling w/fuel. Being Hose person for spraying Greens. Raking bunkers, rotary push mower, backpack blower and weed eating. Divot repair, laying sod and planting seed, mowing greens and repair of ball marks on greens. Proper safety procedures. Edging sprinkler heads and valves, to fly-mowing bunkers, to edging cart paths, drains and cleaning yardage plates. General set-up duties. (Change hole placement, move tee markers). Practice Safety Standards at all times. Cleaning the golf operations facility every afternoon. Cleaning Equipment. Make sure all trash is picked up throughout the course everyday Willing Participant in resort work events Ability to have flexible schedules when needed. Minimum Qualifications: Expected to operate all equipment at a high level once trained. Preferred knowledge of turf management practices as related to golf courses, but not required. Preferred experience with golf course equipment usage and safety, but not required. Ability to lift 80 lbs. Work well with others and interact with guests and members on a limited basis. Able to work in a wide range of environmental and physical conditions. Adapt at listening to instructions and following directions from supervisors. A successful candidate will have a flexible schedule, ability to work weekends and holidays. Must be fluent in English and possess legal work authorization in the United States. Parkway is looking for a Property Operations Associate to join our team in Tampa, Florida. The Associate, Property Operations reports to the Senior Property Manager and is responsible for assisting in the overall day-to-day administrative operations of the property management office. General Areas of Responsibility * Continuously strive to provide the highest level of customer service to our tenants and owners. * Assist and work closely with the on-site property management team, tenants and vendors to achieve property management goals. Focus Areas of Responsibility * Provide exceptional customer service to tenants and assist as needed. * Answer incoming phone calls and greet guests in a professional manner. * Provide administrative support to management team members. * Communicate and coordinate with security, housekeeping, parking and engineering staff. * Update and maintain vendor access log. * Help with planning, scheduling and coordinating tenant events as needed. * Order office and kitchen supplies. * Process incoming and outgoing mail via U.S. mail, overnight carriers, and messenger services. * Provide mailboxes/keys and access cards to tenants. * Prepare and distribute tenant memos, manuals, welcome letters and other communication from the management office. * Update property tracking tools as needed. * All other duties as assigned by the Senior Property Manager. Parkway is looking for an experienced Commercial Property Engineer to join our team at 1501 E. Kennedy Boulevard in Tampa, Florida. The Property Engineer applies trade skills to perform preventive maintenance and corrective repair of building systems for the safe, efficient, and proper operation of the assigned property. The individual in this role must be capable of completing all tasks as directed by the Chief Engineer, Assistant Chief Engineer, or property management staff with some supervision, assisting when assigned team projects and accepting responsibility for actions and results. General Areas of Responsibility * Overseeing and maintaining the efficient operation of mechanical systems, including HVAC, plumbing, and electrical systems, to ensure optimal performance and tenant satisfaction. * This role involves conducting routine inspections, performing preventive maintenance, and promptly addressing any mal-functions or repairs needed to sustain building operations. * Assisting in the implementation of energy management programs, adhering to safety protocols, and ensuring compliance with relevant codes and regulations. * Effective communication with tenants and coordination with other maintenance staff are also essential to address facility issues and support seamless building operations. * Ensures prompt response and resolution to facility operational issues, including HVAC to maintain temperatures in accordance with lease agreements, as well as plumbing, electrical, and equipment malfunctions, encompassing all building maintenance concerns. Assists with preventive maintenance for all building mechanical equipment such as air handlers, pumps, and variable air volume units. Understands building automation systems (BAS). Responds to HVAC service calls and has basic knowledge of chemical treatments. Performs basic inspections on chillers, and records findings. Re-places belts, motors, bearings, actuators, and valves on all mechanical equipment. Understands pneumatic or direct digital control (DDC) controllers and actuators for proper operation. * Life Safety: Possesses a basic understanding of the property's life safety systems and all life safety recordkeeping. Identifies and responds to fire alarms and trouble calls, enables, or disables points. Conducts inspections of emergency generators and fire pumps, records results. Makes recommendations for outside service as appropriate. * Miscellaneous: Repairs or replaces door closures, hardware, and operators.
