Here's how a(n) Preconstruction Estimator for our Orlando office contributes to our team: Responsibilities Leads small to medium estimates or components of large estimates and reviews all associated bid documents. Conducts detailed analysis of contract documents and specifications to determine and validate overall project requirements. Ensures the completion of full quantity take-offs of all labor, equipment, and materials from project documents. Supports the estimate lead by populating tender forms, generating requests for information, anticipating proposal requirements, and assisting to establish a pursuit schedule. Recognizes risks related to project specific requirement, site, schedule and market conditions/constraints. Uses contract terms to identify risks and opportunities. Assists with bid document control by documenting, organizing, and archiving all information relating to the estimate for successful transfer to the project team. Performs bid-day assignments and supports other estimators to successfully close various scopes. Develops and maintains strong relationships with all stakeholders including lead estimator, lead bid runner, subtrade partners and suppliers. Solicits competitive pricing from subtrade partners and suppliers for pursuit support. Establishes a critical path schedule for the estimate/pursuit. Leads a small team including mentoring and coaching indirect reports. Qualifications Bachelor's degree or diploma in related discipline or trade experience or equivalent. 4 years of progressive experience in construction cost estimating, Pre-construction, and 6 months of on-site experience is preferred. Successfully led pursuits valued at up to $25 million in various delivery methods. General construction knowledge; understands specifications, drawings, materials, and methods and procedures. Intermediate knowledge of key principles involved in bid preparation; including quantity takeoff procedures and systems, subtrade partner procurement, pricing, interdepartmental functions, general expense philosophy and bid-closing procedures. Understanding of compensation models, market conditions, business trends, internal historical information, and competitors. Familiar with different delivery methods: hard bid, guaranteed maximum price (GMP), unit price, design-build, target prices, and cost reimbursable. Ability to establish and maintain working relationships with stakeholders including the ability to solicit subtrade partners and suppliers. Position Description: Overall responsibility for the concrete and drywall preconstruction process from project inception through start of construction. Work with Operations Lead to ensure timely and complete Constructability Reviews and incorporate into milestone estimates to extent required by contract. * Coordinate with Lean Manager to develop and execute Pull Plans for design, estimate, and GMP schedules. * Prepare comparison analysis to previous estimate and develop clear and concise message to explain variances for each project stakeholder. * Generate, coordinate, and manage Budget Control Reports between each milestone estimate to manage cost events and value engineering opportunities. Essential Duties & Key Responsibilities: * Lead, direct, and enforce Environmental Health & Safety (EH&S) on a single construction project, based on safety staffing requirements as defined by Headquarters (HQ) EH&S policy. * Build working relationships with project teams to lead and direct assigned EH&S programs to implement cultural changes in safety practices. * Assess project EH&S practices and known and potential safety related exposures, develop and implement action plans to mitigate risks and drive changes to improve project team safety awareness and activities. * Communicate requirements for improving performance to project leadership and team to adopt and adhere to changes using job specific safety standards, best management practices, and EH&S policies and procedures. * Lead training of EH&S safety policies and procedures, and environmental operational programs with project leadership and team, including non-Turner staff (e.g., joint venture partners, Trades, subcontractors). * Conduct comprehensive analysis of Phase I, Phase II, and pre-demolition surveys to ensure project-specific program addresses mitigation of environmental risks and following environmental policies. * Review and interpret environmental and hazardous materials reports and conditions, OSHA and EPA regulations specific to environmental hazards (e.g., storm water, mold, asbestos, PCBs, lead), inform EH&S leadership, follow Environmental Operations policy, and provide guidance to project team. * Develop and implement safety, health and wellbeing programs for benefit of entire project team. * Develop reports to explain project safety performance and present findings at project meetings and to relevant stakeholders. * Negotiate contracts with vendors for safety services, off-site occupational health facilities, and on-site wellness/medical services. * Manage and mentor Project Safety team, align individual employee goals to project and company objectives, and may participate in hiring process and onboarding. Deliver timely performance feedback for direct reports, contribute to performance appraisals during annual performance cycle, utilize talent management systems, and identify appropriate training to help with development needs. * Other activities, duties, and responsibilities as assigned. #LI-TG1 Qualifications: * Bachelor's Degree from accredited degree program in Occupational Safety & Health, Engineering, or related field of study, and minimum of 7 years of related construction safety experience, or equivalent combination of education, training, and experience * Construction Health Safety Technician (CHST) certification required or within 6 months of appointment to this position * Completed OSHA 30-hour training and maintain current First Aid/CPR/BBP and AED certifications * Knowledgeable of Federal, State, and local Environmental Health & Safety regulations * Working knowledge and application of safety/environmental principles and techniques * Cross-functional knowledge of general construction operations * Experience in incident management and response, ability to assess construction processes to identify known and potential safety related exposures and lead implementation of corrective actions * Management experience with ability to delegate and direct work of others * Professional verbal and written communication skills and effective presentation delivery skills * Demonstrate interpersonal skills to build teams and professional relationships * Able to work to in non-structured environment and flexibility to prioritize responsibilities for self and others * Travel required, access to reliable transportation required Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
