Reports To: Regional Property Manager
The Portfolio Manager reports to the Regional Property Manager and is responsible for preserving and increasing the value of a real estate investment. They manage the day-to-day operations for multiple buildings in the portfolio and takes action to best meet the owner's goals and objectives. The Portfolio Manager is responsible for monitoring agreements, reporting financials, and ensuring the property is in good working order.
Primary Responsibilities
Tenant Relations
· Enforce terms of rental agreements, resolve tenant complaints, and if needed, oversee eviction proceedings
· Coordinates tenant move-ins, move-outs, and at times, renewals of residents
· Oversees rental collections for both residential and if applicable, commercial tenants
· Provides timely, attentive, upbeat service to residents, and making sure their needs are met or explained in a manner that reflects positively on the company or business
· Communicates and builds relationships with tenants
Facilities Management
· Regularly inspect property to ensure it is in good working order; common areas are clean and well maintained, and the building meets requirements
· Coordinate with maintenance to schedule repairs and resolve maintenance issues in a timely manner and determine when maintenance needs outside assistance
· Coordinates with contractors to assess problems and make needed repairs
· Negotiate contracts with vendors
· Oversee and manage capital repair projects
· Maintain open communication with owners regarding resident relations and building concerns
Financial Reporting
· Review statements coordinated by bookkeepers to maintain financial records for property owner
· Ensure property taxes are filed properly and coordinate property tax protests
· Approve, dispute, or adjust invoices and/or payments
· Assist with building appraisals
Owner Relations
· Communicates and builds a strong relationship bond with the owner
· Actively maintains an open dialogue with property owner on vacancies, tenants, physical condition of property, resident, and financial issues
Employee Relations
· Manage, train and counsel staff effectively
Other Duties:
· Encouraged to reach out and network with Peak's team of leasing agents and coordinators to grow competency and gain efficiency
· Ensure compliance with Peak Properties company policy, as well as federal and local regulations
· Attend Peak meetings and/or connect with other Peak employees to share best practices

Qualifications:
· Bachelor's degree in business administration, finance, real estate, construction
management or vocational real estate training preferred
· 3-5 years experience in property management
· Minimum experience managing 1,000 units required
· Interest in gaining knowledge of applicable local, state, and federal laws and regulations
· Basic understanding of contracts
· Strong interpersonal and business communication skills
· Must be detail-oriented and a motivated self-starter
· Must have the ability to multi task and work independently
· High level of organization and follow up
· Ability to handle large volume of emails and phone calls

· Requires the ability to move within difficult conditions and different areas of properties; stand, sit, walk up/down stairs at times

Loyola University Chicago seeks a dynamic and efficient leader to serve as national director of the grant‑funded Catholic Education Network to Enact and Resource Synodality (CENTERS). Growing out of engagement with the 2021‑2024 Synod on Synodality, the sixteen‑university network housed at Loyola University Chicago's Institute of Pastoral Studies seeks to cultivate synodal leadership across Catholic Higher Education nationally, in close conversation with local dioceses and international partners, including the Holy See. The Project Manager is responsible for leading all aspects and phases of a project from conceptual design to final completion, ensuring adherence to plans, specifications, and industrial standards. * Monitors the receivables of the project to ensure positive cash flow.
* Ensures the site management team is accurately monitoring costs against budget, tracking, and reporting quantities.

Education and Experience
Bachelor's degree in Engineering, Construction or related field is preferred, PMP certification a plus. Minimum of two years experience in commercial project management required. Four or more years or equivalent work experience as a Project Engineer and/or Assistant Project Manager in the construction industry, or an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above is required. Work experience with commercial projects is highly preferred. Work experience in the design-build industry desired. Proficiency in Microsoft applications, in particular Word and Excel, is highly desirable.
