Our Project Directors are crucial to our organizational success because they have the ability to estimate and close the sale. The construction Project Director is responsible for estimating, closing the sale of, and managing restoration projects. The Project Director is the quarter back of the project, ensuring that budgets and projects are on track through completion. Principal Accountabilities Sales Revenue Profit Margins AR & Collections Managing near-term opportunities Business Development Activity Estimating Proficiency Customer Satisfaction Working with and coordinating with internal teams DUTIES & RESPONSIBILITIES: Sales: Meet or exceed monthly and yearly sales goals Negotiate and execute contracts on behalf of the company Selling all services that BluSky offers Convert opportunities into sales Track and Measure sales and sales opportunities in our CRM and Tracking Sheets Revenue: Oversee and expedite revenue production in accordance with monthly goals Work with all members of the project team to ensure timeliness of deposit, progress, and final billings Provide oversight and direction to the Project Manager in production of revenue Review and collaborate with Project Team on Project schedules Profit Margins: Develop and take ownership of the project budget in compliance with vertical target margins Ensure the accuracy of the budget and modify it during the course of the project, if conditions warrant Seek to improve project profitability by judicious use of vendors, in-house labor, and material suppliers Supervise and monitor project costs to ensure margin integrity AR & Collections: Intentional conversations at the beginning of each project outlining the AR process and setting expectations with the customer for collections Review and understand specific program's for invoicing, payment terms, conditions, and process Perform weekly collection calls on all accounts Weekly reviews for A/R Aging to proactively manage the accounts, monitor lien rights, and follow through on assignments Maintain DSO (Days Sale Outstanding) at or below 75 days Manage Near Term Opportunities: Work directly with clients & claims handling teams to close leads Maintain robust communication with clients to steer direction toward closing Document communication and curate all files in the BluSky CRM systems Business Development Activity: Schedule and attend two business development meetings a week with clients, adjusters, building consultants, etc. Participate in various special events to market BluSky - luncheons, trade shows, award dinners, etc. Entertain clients as necessary to drive business and close sales Partner with business development and Vice President in pursuit of all sales Estimating Proficiency: Accurate sketching of affected areas and use of Matterport technology. Time and Material (T&M) / Xactimate knowledge (need to be able to explain the T&M bill file & justify Xactimate line items) Ability to estimate a project to fit all target margins per the service provided Customer Satisfaction: Consistent weekly communication with all stakeholders (external and internal) Setting expectations upfront with the customer Holding teams accountable to provide updates Check in with the customer throughout the project Email communication should have all stakeholders on the thread Working and coordinating with internal teams: Mitigation Coordinate to get the work authorization signed so we can respond timely Walking the job with the technician team to define the scope of work Share client feedback/changes in scope Review daily T&M sheets with the Mitigation operations team Work directly with the Mitigation operations team Site visit at completion to confirm all work is completed per client expectations Reconstruction Project Kick Offs confirming scope of work and target budget / margin Constant communication with the Project Manager (PM) throughout the course of the project Work with the PM to get timely change orders submitted for approval Work with the PM to send weekly updates Business Development Communicate with the Business Development Manager (BD) about the new opportunity to get it into Salesforce timely Keep the BD on all email communication with the mutual client Update the BD on all changes to the project timely Help the BD update the NTO list that you are both working Project Accountants Oversee completed work authorizations so the PA can get the job into Vista Work with the PA to send out invoices Work with the PA to upload change orders QUALIFICATIONS & REQUIREMENTS: 5+ years of Recent marketing/business development and sales experience in the restoration or construction industry with a proven track record of sales growth Extensive Construction estimating and/or large loss and catastrophe experience Must be able to attend Business Development networking functions 2-3 evenings a week Intermediate-level Microsoft Office skills Experience utilizing Xactimate and other estimating software preferred Experience with social media platforms such as LinkedIn preferred Strong written and verbal communication skills required Strong knowledge of project management, financial processes, and administration required Strong business ethics, integrity, and the ability to perform in highly autonomous environments required OSHA 10 or 30, CPR and First Aid certifications preferred EDUCATION: Bachelor's degree or equivalent experience related to the role is preferred TRAVEL: Minimal out of state travel is required. Responsibilities Troubleshooting - Respiratory Diagnose, repair, and/or modify equipment as needed in order to assure proper functioning of respiratory equipment. This may be done in the shop or in the field. Be skilled in troubleshooting respiratory equipment to determine type of service or parts necessary for repair. Provide excellent listening and communication skills to customers in troubleshooting service requests via telephone or in person. In case of equipment failure or breakdown, converse with the operator of equipment to ascertain if this mechanical or user error. That may prevent a tech to go out and exchange or repair equipment. Equipment Assembly Assemble any new equipment coming in to make sure it is patient ready for patient delivery/pick up. Repair Respiratory Equipment Provide service or repair for: Equipment to be delivered in compliance with specific medical requirements. Repair of damaged or malfunctioning customer equipment. Routine service required by the manufacturer. Be able to prepare and effectively communicate repair quotes. Be able to repair all types of medical equipment provided, including: Rental DME. Respiratory DME in a timely manner. Maintenance - All Medical Equipment Inspect incoming rentals for hours used, maintenance needed and repairs required. Inspect and process returns per company and infection control guidelines. Design and implement test procedures for outgoing and incoming equipment and, as needed, calibrate O2 testing equipment. Follow established maintenance schedule for each piece of rental equipment per specific equipment procedure requirements (concentrators, cylinders) and per manufacturer's recommendations. Maintain equipment in good working order and appearance and verify equipment is working properly. Monitor and report abnormal wear and tear to equipment that may be caused by customer misuse or abuse. Replace disposables as needed. When complex repairs are needed, ensure repairs are scheduled and completed. Perform a thorough check on wheelchairs, beds, etc., in house and in the field and verify equipment is working properly. Provide complete thorough documentation on all equipment purchased or rental. Cleaning and Sterilizing - All Medical Equipment Clean and sterilize equipment and make sure equipment ready for repair and maintenance Equipment is to be logged in the system as cleaned and if repaired. A written log of serial numbers is also documented of cleaned equipment for verification purposes This responsibility is to be rotated between all Repair Technicians Have good organizational skills and detailed oriented Crushes boxes when needed Checks eye wash station weekly Abides by all OSHA guidelines Make sure all cleaning solutions and chemicals are available for cleaning and sterilizing purposes Quality Improvement Supervise equipment delivered to maintain quality control. Verify complete shipments to customers. Verify equipment sale/rent to be in good working order before delivery. Thorough documentation on all rental equipment, including: Service date. Repair detail. Serial numbers. Cleaning dates and initial. Warranty information Parts & Equipment Inventory Maintain an adequate and appropriate supply of repair parts. Purchase special parts only as needed and on the most cost efficient basis. Place all items received for stock into their appropriate locations on a daily basis. Perform accurate physical inventory daily on parts and serialized equipment Shipping and Receiving Possess skill in efficient preparation of products for shipping on a daily basis. Receive all items shipped on a daily basis. Verify accuracy of shipment, notify appropriate parties of shipments received, and record properly for inventory purposes. New equipment needs to be unpacked, noted for inventory and stocked quickly. Notify vendor and purchasing of damage or shortage immediately and follow up. Manuals, Documentation and Knowledge. Maintain up-to-date files of manufacturer's repair and maintenance manuals on the P Drive of all HME equipment owned by the company (as available) and other related documentation. Have familiarity with service requirements of each piece of equipment owned by this company. Maintain well-organized and current documentation for all maintenance and repair to DME and respiratory related equipment, including equipment tracking and maintenance logs. Create, submit, and maintain proper paperwork for warranty work. When appropriate, be able to create or process proper billing materials. Trans-filling Back up Required Participates in, and successfully completes, all required onsite, offsite, and on-the-job training to ensure the safe and compliant execution of all job duties. Keeps abreast of procedural and safety changes as new equipment or regulatory guidelines are introduced. Trans-fills bulk liquid oxygen into high pressure cylinders. Adheres to safety and security procedures at each step. Documents processes undertaken as procedures are performed; ensures compliance with FDA documentation requirements. Monitors and updates documentation and tracking system(s) related to the purchase, issuance, recall, repair, and maintenance of oxygen transfer equipment and related components and accessories. Performs other related work as required or requested.
