This position will require availability for nights, weekends, and holidays as needed, as well as occasional travel for company events or meetings. Active participation in team functions and regional or company activities is expected.
Physical Demands
This position necessitates regular periods of sitting, standing, walking, as well as use of hands and arms. Occasional climbing may be required. Extended use of computers or telephones is also necessary. The role may require lifting up to 25 pounds independently, and occasionally up to 50 pounds with assistance. The ability to respond promptly to both visual and auditory alarms is essential. Core Business hours:
This is a full-time position. Ideal schedule is Tuesday - Saturday (Tues-Fri 9:30 am - 6 pm, Sat 10 am - 4 pm).
ESSENTIAL FUNCTIONS
Ensure customer needs are met; provide directions, suggestions for restaurants, post on active building local events occurring.
Assist with welcome packet creation / move-in gift tailored to site marketing and branding.
Lead resident event coordination, planning and execution.
Patrol and manage property esthetics both interior and exterior.
Attend networking relevant function opportunities.
Assist with resident retention program development.
Promote active resident engagement within the assigned community.
Maintains customer service and excellent relations with residents, resident cooperatives, commercial tenants, outside agencies or vendors and organizations.
Works on the last day and first day of each month until responsibilities completed; some overtime may be required.
Manages prospects by answering incoming calls and internet leads. All inquiry calls and emails must be returned promptly (within 24 hours).
Makes appointments, shows apartments, screens applicants, and verifies applications for completion.
Assists applicants with the application process by explaining all applicable forms. Ensures applications are accurate and complete.
Contacts and offers units to approved applicants.
Schedules and conducts orientation for all new move-ins. Updates turnover information on a daily basis to include gathering of move-out and move-in times.
Shops comparable projects in the marketplace monthly.
Develops community contacts to maximize the general awareness of the housing community and its advantages.
Contact and offer units to current residents for approved unit transfers. Prepare all required transfer paperwork and complete transfers with residents.
Updates all applicable referral agencies.
Inputs all traffic and applications in the property management system regularly.

REQUIRED SKILLS AND EXPERIENCE
Experience within residential real estate; or an equivalent number of years of education and real estate management experience.
Additional education in real estate, sales and/or business management is preferred.
Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions.
Knowledge of Real Page or other related Property Management software (Yardi, Lead2Lease, OneSite Accounting, etc.) strongly preferred.

Qualifications:
Professional Experience:

Education:
High school education or equivalent is preferred.
Accurately perform basic mathematical functions.
EPA Universal Certification required.

As a Maintenance Technician you will perform interior and exterior preventative and repair maintenance in our apartment community, including but not limited to general maintenance requests, HVAC, carpentry, electrical, plumbing, painting, and appliances. You will be required to communicate effectively with residents, guests, and team members while operating in a safe manner to uphold safety and operations standards.
Key Responsibilities:
Conduct all community maintenance work, resident service requests, punch lists, building inspections, preventative maintenance, and cleaning.
Demonstrate safe use of hand and power tools and equipment.
Participate in apartment inspections for move-ins and move-outs.
Maintain inventory of basic personal tools to complete task requirements including but not limited to a hammer, screwdriver, adjustable wrench, tape measure, and flashlight.
Organize, maintain, and utilize provided supplies in a cost-effective manner.
Perform on-call service requests and emergency calls as needed.
Present an appearance appropriate to the image of the company.
Communicate concerns of the community with Supervisor.
Complete additional tasks or duties assigned by community leadership.
The Maintenance Technician must have the ability to install, repair, and/or complete the following items in a responsible and professional manner. These responsibilities include but are not limited to:
Building systems including heating, cooling, and ventilation.
Electrical such as GFIs, fixtures, circuits, receptacles, breakers, switches, and fuses.
Plumbing such as toilets, sinks, and disposals.
Appliances such as stoves, refrigerators, washers, and dryers.
Light carpentry and drywall.
Door and window hardware.
Window screens and blinds.
Wall molding and caulking.
Counter tops and cabinets.
Vinyl and ceramic flooring covering.
Weather preparation and clean up including removing bulk trash.
Clean and inspect common area mechanical and storage rooms as needed.
Assistance with Make Ready items as needed.
Qualifications:
Professional Experience:
Minimum one year of maintenance technician experience required, multifamily experience preferred.
Beginner experience in two or more trades: electrical, carpentry, plumbing, HVAC, painting, preferred.
Working knowledge of appliances preferred.
Education:
High school education or equivalent is preferred.
Accurately perform basic mathematical functions.
EPA Universal Certification preferred.
Certified Pool Operator (CPO) Certification preferred.
Computer Skills:
Basic computer and internet knowledge preferred.
Ability to use on-site resident management software preferred.
Physical Demands:
Physical demands may include the ability to lift up to 50 pounds. The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The team member may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The team member will be required to work at a personal computer. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.
