Position Summary:
Responsible for providing the overall strategic property management direction for Station Park and other area properties as assigned in accordance with CenterCal Properties' policies and standards. This includes but is not limited to financial performance and reporting, marketing, ancillary income, office and retail property management, special events, security, and parking; develops and sustains strong relationships with tenants, vendors, and other key partners; and performs other duties as assigned.

Responsibilities:
Lead and supervise on-site staff, including the Property Management Assistant, Marketing Manager, Operations Manager, and Maintenance Team.
Build and maintain strong relationships with CenterCal's investors and/or joint venture partners.
Manage overall property profitability by maximizing tenant sales and practicing effective financial oversight.
Oversee all third-party contractors, including contract administration, site walk-throughs, meetings, and work orders.
Prepare the annual operating budget and monthly financial forecasts.
Partner with specialty leasing and business development teams to ensure achievement of all ancillary revenue goals.
Collaborate with the marketing team on development and execution of the annual marketing plan and budget.
Work with the Leasing team on lease administration, including preparing commencement date memorandums, issuing open/close notices, and interpreting and enforcing lease provisions to ensure tenant compliance.
Control expenses by negotiating contracts, approving expenditures, and reviewing monthly P&L statements.
Maintain proactive communication with tenants by meeting regularly in group and one-on-one settings to address concerns, enforce lease obligations, and prepare amendments as needed.
Oversee parking operations to resolve issues, improve customer perception, and meet operational goals.
Conduct weekly property inspections and prepare reports to ensure the property is managed to ownership standards.
Identify and address physical or operational needs and implement strategies to enhance the asset.
Monitor tenant performance, identify underperforming or watch-list tenants, and recommend remerchandising to maintain asset competitiveness.
Maintain annual accounts receivable at 0.05% of billing or below, initiating collection efforts, late notices, default notices, and legal action when required.
Serve as liaison with key city officials and departments.
Manage customer complaints and ensure a high standard of service.
Participate actively in community organizations and local events.
Oversee general office operations.
Perform other duties as assigned.

Responsible for overall execution of daily plant operation activities while ensuring cost effectiveness, timeliness, and accuracy of processing as well as high product quality and workplace safety for entire production team. RESPONSIBILITIES:
* Plans, organizes, directs, controls, and evaluates the plant production operations to ensure adherence to customer specifications and ASTM-F432 (USA) Standards.
* Develop, implement and monitors procedures to cost-effectively use materials, labor, and equipment to meet production demands.
* Develops and coordinates production schedules to maintain a sufficient inventory of raw materials and finished products to meet customer demand.
* Develops and monitors production processes with strict adherence to quality/safety procedures to facilitate adherence to ASTM-F432 (USA) an ISO 9001 Standards.
* Coordinates and monitors machine and equipment maintenance schedules and procedures to facilitate a cost-effective production process.
* Hires and supervise training of employees in use of machines/equipment and production procedures
* Submit required reporting to senior management
* Attends corporate training sessions to acquire innovative procedures to maintain competitive edge in production operations

**ABOUT THE ROLE**
The Plant Manager directs all plant operations with responsibility for safety, quality, production efficiency, OEE and customer satisfaction.
**WHAT YOU'LL ACCOMPLISH**
+ Leads, influences, and motivates all stakeholders creating a culture of accountability, respect for people and striving for excellence in quality, safety, operational performance.
+ Excellent leadership and communication skills are critical to this role.
+ Direct and manage plant operations for Safety, Quality, Customer Satisfaction, Total cost per unit and Continuous Improvement.
+ Coordinate plant activities through targeted performance metrics developed in collaboration with departmental managers to insure KPI objectives are delivered on time, on budget.
+ Develop and execute capital planning strategy and project delivery with stated return on investment at project approval.
+ Establish and sustain a culture of structured problem solving, root cause analysis with irreversible corrective actions.
+ Ensures effective systems, capabilities and training to accomplish key business objectives.
+ Implements and maintains predictive / preventative maintenance programs, ISO 9001 & 14001 programs.

**WHAT WE'RE LOOKING FOR**
+ Bachelor's degree in Engineering or relevant field of study.
+ 8+ years of relevant experience, including 4-5 years of management or leadership experience.
+ Manufacturing experience preferred.
+ Working knowledge of systematic tools including, but not limited to, Standard Work, Stigma, Reliability Centered Maintenance, 5S, ISO 9001 & 14001, FTA, Kaizen, and 8D.
**Additional Requirements:**
+ Successful candidates must adhere to all safety protocols and proper use of Amrize approved Personal Protection Equipment ("PPE"), including but not limited to respirators.
