Job Description JOB TITLE: Porter OBJECTIVE: Under the direct supervision of the Superintendent or Handyman, the Porter is responsible for maintaining a clean and safe environment for the residents and employees of the complexes. The Porter will be required to perform basic maintenance tasks. RESPONSIBLITIES: To provide observation and incident reports related to any activity witnessed by them during their daily work routines. The focus should be to observe and report any area considered a hindrance and to provide a healthy and safe environment for our tenants and their guests. The Porter will perform the following maintenance tasks: Sweep and spot mop stairwells Wash stairwells Sweep and mop lobby floors Dust vertical surfaces removing finger marks and smudges Sweep and hose down sidewalk Remove all garbage from building Clean garbage cans immediately after trash removal Set out runners, clean and return to storage when not in use, as required Spot clean boiler room and basement Dust florescent light tubes and covers in hallway Garbage Removal: The operations staff removes refuse from the compactor room several times a day and places the refuse in storage bins which are emptied three times a week by the City Sanitation Department Snow Removal: Snow removal is conducted on an as needed basis. Restocks paper dispensers as needed. Removes marks from walls, washes and waxes all floor tile and composition flooring. Cleans all inside windows and glass partitions--inside and out--and all accessible exterior windows. Cleans all desks and conference table tops. Performs rough painting, seals leak's and replaces broken window panes. Repairs defective light switches, installs extension cords, replaces washers, and cleans out clogged plumbing lines. Performs minor plumbing repairs. Repairs doors, broken furniture, replaces loose tiles, plasters cracks and holes and replaces worn out parts of simple machines and equipment. Cleans and wipes equipment located in mechanical rooms. Sets up rooms for lunch programs, classes or meetings. In food programs, cleans kitchen equipment, counter surfaces, utensils, stoves and sinks. Mops floors. Unpacks and stores food stuffs. Opens building, and closes at end of day--checking offices and floors and shutting off lights. Secures building(s)/office(s)/senior center.
