Job Description:
A PostCloser is responsible for finalizing the mortgage process after the loan has closed. They ensure that all documents are accurate, complete, and compliant with regulatory standards. They will coordinate all the steps of post-closing, to insure a quality loan delivery and purchased by investors.
What you'll do:
Review closed loan files for accuracy, completeness, and compliance with investor and regulatory requirements.
Identify, research, and resolve investor suspense items to ensure timely purchase of loans.
Maintain detailed records of suspense resolution activities and communicate status updates to management.
Oversee compliance with investor policies to mitigate any suspense items preventing purchase.
Who you are:
Minimum 2 years of experience in a post-closing role working with investor conditions
Strong knowledge of investor guidelines and secondary market requirements.

Job Overview
The Closer prepares the preliminary Closing Disclosure, final Closing Disclosure, and the closing package. They also partner with Settlement Agents to balance the final loan figures and confirm fees. This position can be remote for experienced closers that live in the Pacific, Mountain, or Central Time Zones.
What You'll Do
Review documentation needed to generate the preliminary Closing Disclosure
Communicate with the broker regarding any documentation needed to send the preliminary Closing Disclosure
Work closely with Account Managers to ensure accuracy for Estimated Closing Date
Review important expiration dates to ensure nothing will expire
Ensure rate lock is good through funding date
Send the preliminary Closing Disclosure to the Borrower(s), Broker, and Settlement Agent
Prepare final closing figures and package

Review and verify all fees

Requires at least 3 years of recent mortgage loan processing experience; ideal candidates will have 3 - 5 years of recent experience.
Must reside in a state in which Equity Resources is currently licensed.
Must have experience supporting multiple loan officers/originators.
Experience working in the Encompass LOS is preferred.
Ability to manage and process up to 30 client loan files simultaneously, keeping accurate documentation for each loan.
Work independently with minimal supervision, applying sound judgment and attention to detail.
Organized and thorough in gathering borrower information, verifying documents, and managing files from preapproval to closing.
Strong interpersonal skills with the ability to build trust and communicate effectively with borrowers, team members, and third-party vendors.
What your day will look like
The primary objective of the Mortgage Loan Processor is to make sure loans are fully processed, submitted, approved, closed, and funded with minimal involvement from the Loan Officers/Originators. You will work to obtain and review all client documents, review for accuracy and completeness, and assure that all supporting documentation is sufficient for the borrower and subject property in order to close and fund the loan.
You will be responsible for the team pipeline to ensure all closing dates and commitment dates are met. You will interact with the Loan Officers, Underwriters, Back Office, and Closers. You will foster an atmosphere of exceptional customer service and a work environment that is edifying and supportive, creating Raving Fans both internally and externally.
The following duties would be applicable:
Serve as a primary point of contact by answering phone calls and providing timely updates to internal and external customers.
Monitor loan progress and follow up on outstanding items to ensure timely completion of the loan package.
Order and follow up on third-party items such as title, VOEs, VODs, insurance, and appraisals.
Pulling Credit Bureaus and working with the Credit Bureau to update customer accounts.
Ensure all loan packages are complete and compliant before submitting to underwriting.
Following up with the underwriter for approvals and work on conditions.
Supporting the Company's strong relationship of “Raving Fan Service” culture through on-going customer contact, quality customer service, and superior product knowledge.
Adhere to company policies, procedures, and ethical standards.
Perform additional duties as needed to support individual loan files and team goals.

Job Summary:Trophy Point is seeking a dedicated and detail-oriented REAL ESTATE LOAN Service Representative to join our team. This role is integral in managing inbound communication related to our loan services. The ideal candidate will have excellent communication skills, a strong understanding of loan products, and the ability to provide exceptional service to clients and prospective customers. Key Responsibilities:
Manage Inbound Communications: Answer phone calls, emails, and other forms of communication related to Trophy Point's loan services.
Provide Accurate Information: Address inquiries from clients and prospective customers regarding loan products, terms, conditions, and application procedures.
Assist with Loan Applications: Guide clients through the loan application process, explaining necessary documentation and next steps.
Problem Solving: Assist clients with any issues or concerns regarding their loan accounts, payments, and transactions.
Follow Up on Customer Inquiries: Ensure timely and effective follow-up on customer requests and questions.
Document Client Interactions: Accurately record customer inquiries, issues, and resolutions in the company's CRM system.
Collaborate with Loan Officers and Teams: Work closely with the loan services team to provide seamless customer service and escalate any complex issues.
Maintain Product Knowledge: Stay up-to-date with the latest loan products, policies, and industry regulations.
Adhere to Compliance Standards: Ensure all client interactions and services comply with company policies and regulatory requirements.
Qualifications:
Experience: Minimum of 1-2 years of loan service experience, preferably in loan services, banking, or financial services.
Communication Skills: Strong verbal and written communication skills with the ability to explain complex loan terms and processes clearly.
Technical Skills: Proficiency in Microsoft Office, CRM software, and phone systems.
Problem Solving: Ability to handle customer concerns and resolve them efficiently.

The Loan Servicing Setup Specialist is responsible for the reconciliation and auditing of all originated loans boarded onto the servicing system against the final loan documents to ensure the uploaded information is accurate. Perform all duties in accordance with the company's policies and procedures, all US state and federal laws and regulations, wherein the company operates. The target pay for this position is $18.00/hr - $19.00/hr.
What you'll do:
Analyze and audit newly originated loan files for quality and compliance.
Audit closing documents pertaining to newly originated residential loans files and obtain any missing documents and arrange for errors to be corrected, such as deficiencies that would prevent agency eligibility.
Identify post-close errors, documentation deficiencies and/or agency eligibility violations and work through to resolution with appropriate department(s).
Setup details for pre-payment penalty loans added to the loan servicing system.
Maintain company quality and daily production expectations.
Setup newly boarded loans late charge details based on current late charge matrix.
Setup newly boarded loans with correct task to ensure they are audited in a timely manner.
Register, deactivate and make changes to MINs in the MERS system when necessary.
Use internal databases to verify documents pertaining to a loans MERS status are being completed.
Complete daily report activities as assigned.
Assist acquisitions with validations of incoming transfers.
Assist with setup and audit of prior servicer modifications in the Loan Servicing System.
Assist with the validation forms for all incoming acquisitions as needed.
Assist Special Loans with SCRA denials
Knowledge of mortgage industry terminology
Knowledge of Microsoft Suite at a basic level
Ability to organize and prioritize own work schedule on short-term basis (longer that one month) and within allotted work schedule timelines
Ability to add, subtract, multiply, and divide and to record, balance, and check results for accuracy
Ability to express or exchange ideas by means of the spoken word, communicating orally with other accurately, audibly, and quickly
What you'll need:
High school diploma or equivalent required.
A minimum of one year experience in a mortgage servicing environment preferred.

Minimize losses by assisting with recovery efforts on accounts that are 5 to 80 days delinquent. Help customers with general inquiries such as daily interest accrual, payment schedules, and due date change requests.
