Maintenance Electrician - JLL What this job involves: The Maintenance Electrician is a multi-functional technician responsible for effectively maintaining building systems and infrastructure in optimal condition. What your day-to-day will look like: Building electrical systems, including power distribution and critical power systems such as UPS and generators. HVAC systems, including determining the frequency of PM and repair, reviewing logs as necessary, and escalating any problems or malfunctions with refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; and related mechanical and electrical equipment. MHE (Material Handling Equipment), and Robotics, including electrical aspects of highly automated conveyor systems, to support a “One Team” environment that transcends electrical and mechanical responsibilities. In addition, this position: Ensures the availability of an adequate inventory of tools and other supplies to operate the building, including preparing and submitting purchase orders requests, developing sources for stock materials, and performing periodic checks of inventory levels and equipment conditions. Oversees the activities of contractors working within the building either as representatives of the building itself or tenants. Identifies safety hazards within the building and escalates remediation to ensure the building's staff and occupants work in a safe environment. Ensures compliance with regulatory laws and guidelines related to the operation of the building's infrastructure. Alerts management to discrepancies. Maintains all building infrastructure and compliance documentation including up-to-date building drawings and single lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law. Ensure that the CFWA (Critical Facility Work Authorization) is a well-understood process among the building staff, engineers, tenants, and contractors who perform work on the building's critical infrastructure. Employee Scheduling: Works scheduled hours; arrives for work on time; stays on shift until replacement arrives; notifies supervisor in advance when unable to work as scheduled or as soon as possible after the designated start time; may fill in for other shifts where required without causing unapproved overtime, or in the event of emergency. The Role We're hiring a proactive, hands-on, design-minded New Product Development Manager to own the day-to-day execution of our physical product development process. This is a builder role, not a coordinator role. You will: Work directly with overseas factories Negotiate pricing, MOQs, tooling, and lead times Push projects forward when things stall ·Partner tightly with design, operations, and sales to hit deadlines Do whatever needs to be done to get products over the finish line You will create structure, not wait for it. Because we manufacture overseas, this role requires occasional evening communication to keep projects moving across time zones. What You'll Do Build new product development processes and timelines - you own the system Drive accountability and keep cross-functional teams aligned to deadlines Collaborate with marketing, sales, and operations to define project timelines and requirements Ensure product aesthetics, packaging, and overall execution are consistent with the Wrap-It brand Work proactively with overseas partners to maintain momentum, solve problems, and accelerate development Negotiate with suppliers to achieve competitive pricing while ensuring product quality Identify risks early and implement solutions before they cause delays Special projects as required (which is a fancy way of saying “other stuff we can't think of right now”).
