About the Role
As a Team Loan Officer, you'll work closely with our Senior Loan Officers and support staff to:
Manage inbound leads from our existing client and referral partner network

Communicate clearly and proactively with clients, agents, and internal partners

Purpose
Experienced Mortgage Loan Specialists responsible for the full real estate loan process across all delivery channels. MLS should have a solid understanding of the entire real estate loan cycle and servicing functions.
Duties
Receive and assist in the completion of real estate loan applications, while serving as the primary point of contact for applicants during the origination process via phone, digital delivery, email, and chat.

Counsel potential home buyers and existing homeowners, while taking complete and accurate real estate loan related applications and obtaining required documentation to facilitate initial loan approval with assistance when needed.
Proactively stay updated on market trends, interest rates, and changes in lending policies and regulations to provide members with accurate and timely information.
Assist membership with servicing of existing mortgage and home equity loans.
Follow up with prequalified applicants and on other leads in a timely and effective manner.
Price and disclose loan applications by determining the interest rates and fees associated with a loan, based on factors such as borrower's creditworthiness, loan amount, term, and market conditions.
Coordinate member engagement with the Real Estate Lending Processing Center.
Maintain a comprehensive knowledge of all real estate lending products, policies, procedures, and regulatory compliance.
Educate members on available services and make referrals for other Credit Union products and services based on their needs.
Ensure well documented, easy to review loan application history notes within the Loan Origination System.
Work various contact and follow-up reports to cultivate member engagement throughout the home buying process and make SECU their lender of choice.
Maintain strong adherence to set schedule while meeting minimal set expectations and established KPIs and metrics for role.
Handle incoming member correspondence for the department on a rotational basis.
Complete additional tasks assigned by management.
Requirements
Must have high school diploma or GED equivalent.
Preferred - bachelor's degree, or CCUE Certification, or Associate of Arts degree or Associate of Science degree via the North Carolina Community College Transfer Program (NC-CTP).
Successful completion of Consumer Lending Program courses and subsequent exam is required before moving to this role.
Minimum of 2 years' mortgage lending experience strongly preferred.

In this role, the Commercial Loan Closing Specialist is responsible for loan documentation, administration of loan files, procuring third party work, and conducting pre-close quality control for all business loans including but not limited to commercial real estate, commercial & industrial, lines of credit, and government guaranteed loans. The Commercial Loan Closing Specialist shall also be responsible for business member services, escalated issues and correspondence. Additional responsibilities may include attending community events as a representative of the business service team supporting the department's lending officer and department head.
Responsibilities:
Workflow Management:
* Responsible for assigned loan files from approval through closing.
* Coordinate due diligence with all third-party professionals.
* Facilitate Greeting Meetings with Loan Officer.
* Create and review loan documentation for accuracy and completeness.
* Ensure all approval conditions are satisfied.
* Ensure loan file documents are stacked in proper order.
Due Diligence Responsibilities:
* Order title search/commitment.
* Order appraisals.
* Order environmental reports.
* Communicate with legal counsel.
* Allocate fees and costs correctly.
* Verify wires, while following all applicable policies.
Document Preparation:
* Create documents using LaserPro, in accordance with Telhio's Credit policy and SBA SOP.
* Documents may include full loan packages, changes in terms, and other miscellaneous servicing requests.
* Create checklists to accompany each closing package.
Quality Control:
* Complete pre-closing QC checklist for self or other members of the team.
* Ensure all Sageworks tasks are completed
* Verify all documentation is filed appropriately in Sageworks and in J drive.
* Performs other duties as assigned
* Complies with all policies and standards
Qualifications:
* High School Diploma or equivalent Required
* Bachelor's Degree Business Administration, Finance or Accounting Preferred
* 1-3 years Commercial Loan Processing Required
* 1-3 years Commercial Post Closing experience Required
* 1-3 years Experience with Sageworks / Abrigo Commercial Loan System Preferred
* Knowledge of SBA Standard Operations Procedures Knowledge SBA Loan Policy and Products (Low proficiency)
* Ability to read and understand bank, financial statement and tax return documents (Medium proficiency)
* Decision making skills (Medium proficiency)

**Job Description:**
The Loan Processor IV provides support to the lending areas by reviewing the accuracy of mortgage and consumer loans from conditional approval to closing.
**Please note the locations associated with this posting. Position will be hybrid 4x per week in the near future.**
**Depth & Scope:**
+ Reviews all required documents, such as, borrower documents, D/U & LP findings, title and HOI for submission
+ Orders and follows up on all Third -Party needs. HOI, title, 4506T, payoffs, written verifications, subordinations etc
+ Processes most complex loans such as self-employed income, CEMA, condos and co-ops, Government, Right-Step, Jumbo and Wealth
+ Owns borrower communication on loan file from conditional approval to closing.
+ Reviews all required documents, such as, borrower documents, D/U & LP findings, title and HOI for submission
+ May order or facilitates for ordering responsible for follow up and receipt of HOI, title, 4506T, payoffs, written verifications, subordinations etc
+ Validate all documents required by underwriting are present, accurately indexed and meet the stated underwriter requirements
+ Ensure all data fields required by underwriting are complete
+ Resolve 3rd party conditions on the loan
+ Interact with vendors providing service on the loan transaction, obtain necessary documentation including Home Owners Insurance providers, Title companies, Home Owners Associations
+ Ensure all services required for the loan transaction are ordered timely
+ Document all interactions on the loan transaction
+ May assist in training other Loan Processors
+ Expert system, industry and process knowledge
+ May coach and mento junior processors
+ May assist junior processors in processing loans
+ May pre-underwrite files
+ May function as manager delegate in certain circumstances
+ May serve as a subject matter expert for special projects
**Education & Experience:**
+ High school diploma or GED
+ 5 plus years loan documentation experience
+ Demonstrated knowledge of Bank loan products and policies
+ Demonstrated knowledge of lending software
+ detail-oriented with the ability to multitask
+ Ability to handle heavy workload and meet stringent deadlines
+ Outstanding oral and written communication skills, with ability to interact effectively with all customers, both internal and external
+ Solid knowledge and understanding of states regulations
+ Proficient PC skills
**Preferred Qualifications:**
+ 3-5 years loan processing experience
+ Experience processing Government loans, FHA, VA and USDA
+ Prior experience with Encompass
