Job Description Reporting to the Maintenance Supervisor and the Property Manager, primarily responsible for the daily maintenance of upkeep of properties. Under limited supervision, performs a variety of semi-skilled work in the maintenance, upkeep and repair of Prime Management Properties. Overall insuring a safe, secure, and comfortable living environments for residents, visitors and staff. • Diagnoses, troubleshoots and performs minor maintenance problems involving electrical, structural, plumbing, and appliances • Performs repairs of all routine plumbing requirements such as backups, leaks and sink/faucet repairs • File reports on all work performed in the Yardi software System • Schedules and performs routine preventive maintenance on all building exteriors and interiors • Performs apartment turnovers for future tenant occupancy. This is to include all repairs, painting, cleaning and installation of new fixtures, flooring, cabinets, appliances that may be required to meet the requirements of Prime companies and any local municipality codes • Responds to emergency situations during and after hours for the purpose of resolving an immediate safety concern and repairing anything that is required by Prime Management. These to include, but not limited to the following: plumbing; HVAC; electrical; locks; and alarms • Maintains safety of all materials and equipment on the property, adhering to storage and management of hazardous materials under OSHA guidelines. Complete training administered by Maintenance Supervisor to adhere to Prime Company policies. • Continually monitoring the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions • Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels, power washes and picks up trash as circumstances warrant Qualifications Required/Preferred Qualifications: • Knowledge of trades related to building maintenance and repair • Knowledge of machinery, equipment, and tools necessary for the maintenance and repair of buildings • Skilled on reading and following blueprints and assembly instructions • Skilled in following safety practices and recognizing hazards • Skilled in using hand and power tools • Ability to establish and maintain effective working relationships with staff and tenants • Ability to lift 50 - 80 lbs • Frequent standings; stooping; walking; climbing • Ability to work in inclement weather of any kind for long periods of time Education/Experience: • Minimum of HS Diploma or equivalent • Technical or Trade school preferred and/or with associated certificate or licensing obtained • 2 years previous experience in property management or equivalent field Additional Information Company Overview: For over 30 years, Prime Companies has led upstate New York's real estate market with a broad set of real property services.
