Position Summary: The Fiscal Operations Analyst is an integral part of the organization, providing research, analysis, and reporting on the financial and operating performance of a regional portfolio currently comprising approximately 13 million square feet and sixty-five industrial assets. The Fiscal Operations Analyst manages the monthly forecasting and annual budget processes, providing timely and accurate data and analysis of portfolio performance. This position works under moderate supervision and will be based in Chicago with the opportunity for flexible remote working arrangements. Essential Duties & Responsibilities: Provides in-depth analysis and reporting results for weekly meetings and monthly and quarterly Operations reporting presentations to Senior Management. Working with Leasing, Property Management, Accounting, and Asset Management, manages the monthly forecasting and annual budget processes for the region. Conducts analysis of property budgets and regional fund rollup, provides variance explanations, and reports on key business metrics. Responsible for review of data integrity across property management, accounting, and forecasting systems (Yardi and Argus). Identifies inaccurate data, identifies the cause of data issues, and resolves or partners to deliver a solution. Acts as a subject matter expert on Argus Enterprise software and the forecasting process. Provides customer service support to internal clients. Understands lease recovery set up in Yardi and can verify accuracy against executed lease document(s), when required. Supports the processing of vendor invoices. Qualifications: 3 years of experience in fiscal operations, property management, or accounting within commercial real estate. Strong analytical skills and attention to detail. Effective communicator with the ability to explain financial/operational data clearly. Proficient in Excel (advanced functions, pivot tables, macros) and MS Office. Experience with Yardi and Argus Enterprise preferred; Argus certification is a plus. Highly organized, collaborative, and deadline-driven with a strong work ethic. Minimal travel (+/- twice a year) The base salary range for this position is between $90K and $ 112K per year, depending on the skill set and qualifications for the role. Qualifications Basic Qualifications: * U.S. Citizenship Required. * Must have the ability to obtain / maintain a Public Trust clearance. * Bachelors degree and 0 years of experience or Associates Degree and 2 years' experience or a High School Diploma and 4 years of experience. * Familiarity with Federal Acquisition Regulations (FAR/DFARS) and subcontract life-cycle management. * Familiarity with procurement systems (e.g., Deltek Costpoint, SAP, PRISM). * Familiarity preparing or supporting subcontract packages including RFPs, SOWs, and pricing analyses. * Knowledge of subcontract types (FFP, T&M, IDIQ, Cost-Reimbursement) and their applications. * Ability to conduct basic cost/price analyses and market research. * Familiarity with supplier performance tracking and reporting requirements.
