The Land Development internship will teach you about all aspects of new community development from pre-acquisition to turnover of finished lots for homebuilding operations to project close-out. This includes ensuring that new communities are opened on time and on budget. Gain exposure to all plan procurement, site construction activities, contract negotiations, schedule adherence, etc. Interact daily with various departments of the company, subcontractors, customers, and municipalities. Also, learning about the planning and construction that is required for creating a safe and well-organized parcel of land in preparation for the vertical building phase. This includes conducting property value analyses, learning about construction regulations and zoning ordinances, as well as environmental restrictions.

Work closely with internal business leaders to learn the homebuilding industry, the Meritage business model and an assigned functional area such as construction, land, marketing, operations, purchasing, finance, human resources, etc.

LISC Upstate SC seeks a Lending Program Officer to advance its community development lending program. This position is charged to support LISC Upstates' work towards increasing transformative impact by facilitating and deploying capital and guiding development capacity at the local and regional level. This person will be responsible for lending business development and loan originations that support LISC's strategic priorities and a comprehensive approach to neighborhood revitalization. We seek an experienced professional who desires to strengthen communities through thoughtful, impactful lending, technical assistance, and project management. Primary responsibilities will include identifying project opportunities; providing technical assistance to local borrowers; initial vetting of projects and structuring financing needs; deep ties and experience building relationships, networking, and collaborating effectively with, culturally, and socio-economically ranging communities and organizations that serve them; and deep passion for and commitment to lending. This position requires a hybrid work arrangement.
The Program Officer, Lending will be expected to work closely with other LISC team members, be action oriented, results-driven and enjoy working in a fast-paced, collaborative environment.
RESPONSIBILITIES:
Working closely with the Executive Director, the Program Officer, Lending will:
Develop a strategic approach to support the growth of lending and real estate-based transactions, design new lending programs and create related marketing, informational and application materials.
Build and manage a pipeline of projects for Upstate SC to invest in such asset classes as affordable housing, community facilities, educational facilities, commercial developments and economic infrastructure with the primary goal of generating loan activity for the LISC loan fund and other LISC-managed loan pools to meet LISC Upstate's agreed upon lending goals.
Work with LISC partners on the full cycle of activities related to business and real estate-based lending and development, providing technical assistance and identifying appropriate LISC resources as needed. This includes assessing project feasibility and the financing request, developing financing strategies and helping partners access other forms of capital including philanthropic contributions and/or public subsidies.
Develop and manage relationships with other strategic partners, including for-profit and nonprofit financial institutions and local, state, and national governmental subsidy programs, that could support potential permanent financing structures for LISC borrowers.
Ensure integration and alignment of Upstate SC's real estate development activities and financing pipeline with the strategic direction and goals of LISC National and Upstate SC by collaborating with LISC team members and strategic neighborhood partners.
Provide capacity building support to partners to position their organization to successfully implement more complex real estate developments. Identify LISC resources that could be used to strengthen the organization.
Serve as primary underwriter, including working with borrowers to structure the transaction, conducting due diligence and financial analyses, drafting credit memoranda, and presenting loan recommendations to LISC's national Credit Committee and the LISC Board of Directors, as applicable.
Coordinate between National Lending and local program staff through regular pipeline meetings and other channels.
Compile and share best practices in business development and sourcing from within the LISC community and from sources outside of LISC. Represent LISC as an expert on community development lending and share best practices at conferences, trainings, and events.
Prepare reports and findings for investors, funders and other stakeholders as needed.
Lead new initiatives as called upon to do so.

QUALIFICATIONS:
Bachelor's degree OR relevant related work experience
Minimum of at least three (3) years of relevant experience in lending, finance, community development or related field. Proven track record of delivering results.
Familiarity with the real estate markets in the Upstate SC together with familiarity with city, state and federal housing, commercial and mixed-use financing programs available to support projects.
Knowledge of financing products such as predevelopment, acquisition, construction, bridge and permanent loans; lines of credit; and tax credit equity.
Experience with working with lower-income communities and with a community-based, resident-driven model of neighborhood revitalization preferred.
Ability to evaluate financial statements.
Ability to identify financing opportunities and to creatively solve problems.
Capacity to work on multiple tasks and projects, prioritize a challenging workload, be positive and solution oriented.
Ability to work collaboratively with others and demonstrate flexibility and poise in dealing with a diverse range of individuals and organizations.

What you'll do

Job Summary
The Street Outreach Program Lead is a field-based leadership role responsible for coordinating and actively participating in Greenville Together's Crisis Response Outreach Program - a housing-focused initiative designed to visibly reduce unsheltered homelessness in Greenville's downtown corridor.
This position splits time between direct outreach in the field and team leadership, ensuring that outreach operations are coordinated, trauma-informed, data-driven, and rooted in Greenville Together's mission of transitioning individuals from the streets into safe, stable housing.
The Program Lead provides daily supervision to outreach staff, manages program operations, and maintains strong partnerships with the City of Greenville, law enforcement, business owners, shelters, service providers, and behavioral health agencies.
Key Responsibilities
1. Program Leadership, Field Supervision & Team Operations
Lead, supervise, and coach 2-3 Crisis Response Outreach Specialists while working alongside them directly in the field.
Provide day-to-day direction and problem-solving support during engagement, crisis response, and housing navigation activities.

3. Partnership & Community Coordination
Maintain strong working relationships with city departments, law enforcement partners, business owners, property managers, neighborhoods, shelters, hospitals, and behavioral health providers.
Represent Greenville Together in outreach-related meetings, case conferences, crisis response discussions, and cross-agency collaboration efforts.
Serve as a liaison to downtown businesses and community members, providing updates, guidance, and problem-solving support related to homelessness concerns.
Support coordination efforts around high-acuity participants needing multi-agency intervention.
4. Data Management, Reporting & Continuous Improvement
Ensure accurate and timely collection of outreach data, including contacts, referrals, housing progress, and critical incidents.
Work with Greenville Together leadership to maintain and improve data systems that track outcomes and identify trends.
Generate monthly and quarterly program reports that highlight progress toward program goals and priorities.

Qualifications
Bachelor's degree in Social Work, Human Services, Public Administration, or related field; or comparable experience gained through work, learning, or life.
3+ years of experience in homeless services, outreach, housing navigation, behavioral health, or crisis response required.
2+ years of supervisory, team lead, or program management experience strongly preferred.
Demonstrated expertise in trauma-informed care, harm reduction, Housing First, and crisis de-escalation.
Strong relationship-building skills with diverse stakeholders, including service providers, businesses, and government partners.
Experience with HMIS or similar data platforms; ability to analyze and report programmatic data.
High level of independence, strong organizational skills, and ability to thrive in a fast-paced field environment.

Posted Pay Range

Transports clients to and from the program or work site per schedule and to and from special events as approved by Chesco Services Administration. Assesses and provides services to meet client needs per the Individual Program Plan and as situations dictate. Maintains various types of written documentation. Physical Abilities Include: Climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting (patients with assistance) writing, reading, driving including nights, counting, work double shifts as necessary, running, and smell. Physical Requirements Include: Very heaving lifting with assistance visual acuity must be accurate to write and read small print and record data. A worker is subject to both indoor and outdoor environments and maybe subject to temperature extremes of heat and cold for short time periods. The worker is subject to noise and hazards including the possibility of physical assault, property destruction, and infections. Job Duties:
Responsible for Thrift Shop set up and maintenance thereafter.
Responsible for gathering donations through establishing community contacts.
Responsible for determining items that are appropriate for sale and pricing those items.
Provide constant maintenance of stock through rotation of sell-able items and discard those that do not sell.
Responsible for money management of the store, ensuring daily sales and receipts balance.
Assistant the manager and provides direction in store operation.
Maintains all necessary documentation on clients and equipment as assigned.
Maintains accountability for all consumers within the assigned setting, and demonstrates knowledge of consumers' actions during that time frame.
Ensures consumers' needs are met through the implementation of goals, behavior management, personal hygiene, oral hygiene, social adjustment, leisure, and special activities.
Performs all DSP paperwork, i.e: daily log, activity schedules, the monthly inventory of consumers' belongings, daily documentation as needed, progress notes, baseline data, behavior reports, requisitions and others as needed. Write up new sheets for the month - body check sheets, daily progress notes, recreational assessment, (by consumer assignment), recreational calendar and activity inventory, etc.
Maintains cleanliness in the unit through supervision of the chores, house cleaning, cooking and laundry as scheduled or needed.
Participates as a member of the interdisciplinary team and other consumer-related meetings as needed. Provides information and assists with evaluation.
Make needed copies for direct care paperwork. (Third Shift)
Attends in-service training and staff meetings as required
Transport consumers as needed.

Minimum Requirements for Entry into Position

Preferred Requirements for Entry into Position
Earned Doctorate in Education or a closely related area; with a minimum of seven (7) years of field based and supervisory experience; K-12 certification; previous experience as a teacher, counselor or administrator.
