Role Overview
Blue Heron is looking for motivated and collaborative candidates to join our investment team as paid, full-time interns for the summer of 2025. The positions will be in-person at Blue Heron's Raleigh, NC office. The interns will participate in several aspects of real estate investment analysis, including underwriting potential investments, conducting market research, and supporting ongoing investment activities for ground-up development and existing multifamily properties owned by Blue Heron.
Key Responsibilities - Acquisitions & Asset Management Intern
This position will report to the Director of Acquisitions & Asset Management. Occasional travel to Blue Heron properties may be required during the course of the internship including overnight travel.
Real Estate Investment Team Support
Assist in underwriting potential real estate investments including acquisitions of multifamily and mixed-use properties and ground-up development projects
Participate in due diligence of potential acquisitions and ground-up developments
Attend weekly investment team meetings and assist in the preparation of memorandums and analyses
Asset Management Support
Assist in the asset management of ongoing operations for existing multifamily properties
Participate in regular asset management calls with onsite property management teams at portfolio properties
Assist in weekly operating report reviews and analysis
Assist in creating and maintaining operating and financial data dashboards
Research submarket dynamics, competitive property rents, and relevant transactions
Assist with quarterly asset reporting and other investor communications and marketing documents
Key Responsibilities - Development Intern
This position will report to the Director of Development & Construction Management. Occasional travel to Blue Heron properties may be required during the course of the internship including overnight travel.
Underwriting, Financial Analysis, & Deal Structure
Assist in analyzing various deal structures, capital sources, and deal return metrics.
Assist in underwriting potential real estate investments focused on ground-up development opportunities.
Research submarket dynamics, competitive property rents, and relevant transactions.
Tour targeted submarkets and peer properties as required.
Assist in the preparation of investment memoranda for Investment Committee and participate in weekly Investment Team discussions.
Due Diligence and Entitlements
Assist in the evaluation of potential development sites for suitability to support multi-family or mixed-use projects, including: Physical due diligence of property; Parking and multi-family unit yield; Zoning, UDO, and other local requirements; Availability of utilities; Proposed product type and construction costs; Debt availability and terms
Participate in meetings with deal partners, authorities having jurisdiction, lenders, attorneys, consultants, contractors, property managers, and other development project stakeholders.
Design and Construction
Assist in brand development, defining project aesthetics, and related market research.
Assist in management of design, approvals, and construction processes including schedule, budget, and approvals.
Attend construction meetings and perform site visits as required.
Assist with documentation of construction progress and meetings.
Participate in the assembly of monthly construction loan draw packages.
Ideal Candidate Qualifications
University undergraduate with a course of study demonstrating technical proficiency, including Real Estate, Business Administration, Finance, Mathematics, Engineering or a related field. No real estate or investment experience is required to be considered for the position.

General Responsibilities

Pre-Construction
Facilitate due-diligence activities including brand applications, soil reports, etc.

Construction

Post Construction
Work closely with the Operations team to ensure a smooth opening and transition from construction to daily operations.
Monitoring post-opening building status and ensuring all warranty items are addressed.

Position Summary
The Intern-Product Development will work closely with members of the Core to develop methods using bioinformatics tools to analyze data generated through the Xenium platform of in situ transcriptomics assays. You'd be responsible for:
The rotational will include but not limited to the following:
Landscape and Safety - Proper handling and installation of plant materials and irrigation as well as general site safety and safe operation of equipment
Estimating - Gathering, calculating and compiling take off data and assembling bid proposal estimates
Project Coordination - Working with a Project Manager, manage document control including change orders, billings, field production tracking, purchasing documentation and contract administration
You might be a good fit if you are:
Pursuing a bachelors or associates degree in any areas of Horticulture such as the following: Landscape Architecture, Civil Engineering, Construction Science, Construction Management, Agriculture-Business, Landscape Design or Plant Science
And while not mandatory, it would be great if you also have:
Effective oral and written communication skills
Ability to prioritize and multi-task in a fast paced environment
A strong work ethic
Proficiency with computer software programs including MS Office suite (Word, Excel and Outlook)

Who You Are
Kriya's summer intern will be a 40-hour/week position onsite in our RTP office. Kriya's summer intern will have an individual project and the opportunity to develop technical, engineering and/or scientific expertise. Through our summer internship, intern students develop a professional network, learn how to work in a scientific and engineering environment, build hands-on laboratory skills, and deliver presentations showcasing their work.

How You Contribute
Kriya's intern will be involved in general support of staff engineers or bench scientists and assigned projects based on the individual's interest and skill set. Areas of involvement could be upstream operations, downstream operations, filling operations or utilities. The successful candidate will be motivated, curious, and hard-working, with the ability to think creatively and learn quickly to contribute to successful and timely completion of goals.
What You Bring to the Team
Education & Experience
* Intern: rising Junior or Senior pursuing a bachelor's in biology, cell and molecular biology, biomedical sciences, biomedical engineering, chemical engineering or a related discipline
* Advanced Intern: enrolled in a master's or PhD program in biology, cell and molecular biology, biomedical sciences, biomedical engineering, chemical engineering or a related discipline
* Knowledge of Microsoft Excel and PowerPoint.
Competencies
* Purifying small batches of AAV gene therapy using column chromatography on an AKTA system.
* Development on purifying small proteins using column chromatography on an AKTA system.
* Transfection of mammalian cells for virus production
* Molecular cloning of plasmids in an attempt to produce higher quality viral vector
* Techniques that will be covered include: column purification, column packing, buffer preparation, and some plate based analytics such as qPCR, some upstream may be covered as well.

* Primarily a laboratory or office setting
* May involve standing, sitting, and using laboratory equipment for extended periods.
* Some lifting of equipment or materials may be required.
* Work may involve exposure to chemicals or biological materials; proper handling and disposal procedures must be followed.

Position Summary
The Computer System Validation Intern will work collaboratively with the Computer System Validation (CSV) team to achieve key group and company objectives. This position will provide research, validation, and due diligence support to the CSV and cross-functional teams.
This position is based in RTP, North Carolina and will report to the Associate Director, Computer System Validation.
Job Responsibilities
* Support the development and execution of test scripts and validation lifecycle documentation for laboratory instruments
* Conduct research to assist in the development of user requirements and to facilitate validated system release to end users
* Provide due diligence support for, and assisting in creation of, update presentations and project charters for consumption by senior leadership and steering committees
* Build collaborative and meaningful connections with broader AskBio team (including Quality Assurance, Facilities Engineering, Translational Medicine, Analytical Development, etc.) through demonstrated commitment to excellence
* Develop additional best practices for data integrity and aligning with quality assurance initiatives for AskBio's validation program
* Communicate with stakeholders regarding project status, risks, and proposed mitigations
Minimum Requirements
* Must be pursuing at least a Bachelor's degree in Pharmaceutical Science, Biomedical Science or other STEM related field
* Must be at least a sophomore in university at the time of your application
* Previous experience in a work setting or prior internship
* Ability to communicate verbally and in writing effectively
Preferred Education, Experience and Skills
* Proficient with MS Office Suite and ability to learn new technologies quickly

Job Summary: The Global Rewards team manages compensation, benefits, and global mobility for Labcorp employees across the enterprise.
