The Senior Project Development Manager (SPDM) is responsible for driving TimberQuest's market growth throughout Southern California while providing Senior Project Management -level strategic leadership during early project definition, pursuit strategy, and transition into execution.
This position blends business development, client engagement, preconstruction strategy, conceptual estimating, and project development oversight. The SPDM influences project direction, strengthens client relationships, and shapes pursuit outcomes, but does not carry full P&L ownership or formal supervisory responsibilities at this time, with the potential to assume direct reports as the role evolves.

RESPONSIBILITIES
BUSINESS DEVELOPMENT & MARKET STRATEGY:
Opportunity Generation & Sales Leadership:
Identify, qualify, and advance new business opportunities within Southern California.
Lead RFQ/RFP responses, proposal development, pursuit strategy, interview preparation, and client presentations.
Meet annual sales goals and maintain a robust, closable pipeline using CRM tools.
Conduct ongoing market scans, competitor analysis, and demand forecasting.
Relationship Development & External Representation:
Build and sustain strong relationships with school districts, public agencies, architects, programmanagers, and consultants.
Join and Represent TimberQuest at industry events, conferences, association meetings, and networking forums.
Serve as the primary TimberQuest contact for key regional partners and stakeholders.
Internal Collaboration:
Partner with internal TimberQuest teams, including Preconstruction, Estimating, Engineering, Plant Operations, and Leadership, to develop pursuit strategies. Prepare pursuit materials, meeting agendas, and executive briefs.
Apply Business Acquisition Process (BAP) to improve relationship development and win rates.
PROJECT DEVELOPMENT & PRECONSTRUCTION LEADERSHIP:
Early Project Strategy:
Provide PX-level strategic input during feasibility, concept planning, budgeting, early risk identification, and scope alignment.
Lead conceptual estimating, preliminary scheduling, unit cost modeling, and early-stage design conversations.
Support clients and design teams in understanding TimberQuest's system capabilities, prefabrication workflows, cost parameters, and delivery advantages.
Technical Coordination:
Ensure alignment between TimberQuest's manufacturing model and project requirements during early planning.
Assist in defining design-assist scopes, technical requirements, and prefabrication options.
Support development of project development plans, ROM pricing, and conceptual cost frameworks.
TRANSITION TO PROJECT EXECUTION (PX-LEVEL SUPPORT):
Facilitate seamless handoff from pursuit and preconstruction into Project Executive, Superintendent, and Project Manager teams.
Validate scope, cost, schedule, and risk assumptions with operations leadership prior to mobilization.
Maintain involvement as a senior advisor during kickoff, key milestones, and escalated issue resolution.
Support early-phase operational alignment to ensure successful prefabrication, schedule integration, and client communication.
TEAM LEADERSHIP, CULTURE, & SAFETY:
Mentor junior staff involved in BD, marketing, preconstruction, and project development activities.
Model TimberQuest's leadership competencies, and stewardship principles.
Strengthen cross-functional collaboration and communication between business development and operations.
Promote and support TimberQuest's safety culture in all planning and client engagement activities.
QUALIFICATIONS:
7-10+ years of experience in general construction, design-build, modular/prefab, mass timber, or related markets.
Demonstrated success in business development, client engagement, and pursuit strategy.
Strong early-phase planning skills, including conceptual estimating, scheduling, unit costing, and feasibility studies.
Experience in K-12, civic, education, and public-sector markets strongly preferred.
Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
Proficiency with CRM tools, MS Project, Viewpoint, and presentation software.
LEED AP, DBIA, or OSHA 10/30 certifications desirable.
Exceptional communication, relationship-building, and presentation skills.
