The ProjectManager is responsible for all activities related to contract administration. This includes the coordination and completion of projects on-time, within budget and scope. Role and Responsibilities
Oversight of all Project operations
Ability to assess and prioritize multiple tasks, projects and demands.
Effectively communicate with WMS personnel, owners, A/E partners, subcontractors and other personnel assigned to the project team.
Prepare project's schedule of values and review & approve subcontractors SOVs
Prepare a project plan and budget for approval by supervisor.
Prepare and update project schedules with input from project staff and, if required, assistance from the Scheduling Department.
Negotiate change orders with client, architects, and engineers.
Prepare all Subcontracts, Purchase Orders, requisitions, proposals, etc.
Set up the project field office unless the project is run from the Main Office or branch office.
Set up, and maintain required project reports, forms, and logs as applicable to track activities such as shop drawing submittals, requests for information, field changes and change orders, and purchase and delivery schedules. Prepare monthly requisitions, review schedule updates & requisitions and get approval from owner. Monitor owner's payment within stipulated time period per contract documents and submit interest claims, if needed
Approve payment of invoices received from vendors and subcontractors.
Ensure that all on-site activities are conducted in strict accordance with Company and Government safety regulations.
Analyze subcontractor and vendor bids and negotiate subcontract Agreements, Purchase Orders, change orders, and change notices.
Review shop drawings and coordinate with other trades involved.
Ensure availability of materials and equipment to facilitate the project schedule. Monitor Certified Payroll requirements
Conduct regular inspections of the job site.
Coordinate activities to ensure smooth completion of the entire project.
Conduct weekly staff meetings, Set Deadlines, assign responsibilities to team members and monitor the progress by meeting minutes.
Prepare and distribute PRM agenda and meeting minutes with assigned responsibilities
Manage the relationship with the client and all stakeholders, vendors, and subcontractors.

Perform risk management to minimize project risks.

In addition, the ProjectManager will ensure projects achieve time, scope, budget, quality, safety and customer satisfaction requirements. Day-To-Day Responsibilities:
Be a subject matter expert with contractual documentation to determine time to deliver, allotment of available and required internal and/or third-party resources to various phases of project (people and dollars)
Facilitate internal and external Project Kickoff meeting among Sales, Engineering, Programming, Fabrication & Installation, Customer resources, and Third Party resources (as needed).
Identify and manageproject risk, resolving all project related issues with team or through escalation to management.
Create and manage comprehensive project schedules and coordinate/verify appropriate resource scheduling for all required project tasks.
Facilitate project material/equipment orders.
Manage all project (equipment, labor, miscellaneous, direct, etc.) expenditures based on project budget throughout the project lifecycle, identify problem areas, spearhead resolution and communicate any issues impacting profitability to management.
Provide and review status/progress reporting of all projects internally and externally. Raise any issues to management at this time for escalation.
Managed and verify quality of work performed by internal and/or subcontracted resources.
Raise awareness immediately to management regarding potential claims or back charges or any large costs that will affect AVI-SPL financially.
Ensure that any scope, schedule, cost or change of terms are handled in accordance with established AVI-SPL change order procedures.
Gather and supply AVI-SPL Service teams with applicable close-out documentation for future reference.
Maintain and develop strong relationship with customers with direct interaction with focus on improving customers' perception of on-time delivery, quality, communication, responsiveness and problem solving.
Respond to communications from customers regarding problems or concerns in a timely and professional manner.
Steer project results to satisfy customer requirements to obtain AVI-SPL Net Promoter Score goals.
Travel to various job sites as required.

**Requirements:**
+ Works directly with the ProjectManager to help implement project goals
+ 3 - 5 Years of construction management experience

**Responsibility:**
+ Assist with planning, scheduling, supervising and coordinating all aspects of a wide range of construction projects to ensure that deadlines and budgets are met.
+ Assist with negotiation and management of contracts with vendors and subcontractors.
+ Assist the ProjectManager with determining needed resources (manpower, equipment and materials) from start to finish with attention to schedule and budget details.
+ Organize, file and maintain project documents.
+ Ensure the company's health and safety culture, policies and requirements are met.
+ Establish and maintain a positive working relationship with customer and co-workers.

The Assistant ProjectManager assists in the planning, management, and execution of work for assigned construction projects. May be assigned one or more projects at a time. Duties
* Champions "The Layton Way" by delivering predictable outcomes for internal teams, external teams, and customers.
* Ensures that "Constructing with Integrity" is delivered by working with honesty, unity, safety, and quality of work.
* Assists in the preparation of estimates, project budgets and unit cost reports.
* Organizes and conducts pre-construction planning meetings.
* Participates in the successful negotiation of project subcontracts.
* Assists the project team in preparing the projectmanagement plan and planning the successful execution of the construction contract.
* Participates in value engineering services as appropriate.
* Obtains and reviews plans and specifications and determines their completeness and consistency.
* Assists the project owner in obtaining permits and participates in resolving other regulatory requirements as necessary.
* Assists in the preparation of project schedule and develops milestones necessary to successfully complete the project in concert with the Project Superintendent. Participates in project schedule updates as needed.
* Develops the monthly client pay requests and follows up on the collection of billings to ensure funds are collected as per the contract terms & in a timely manner.
* Controls the payment of job and subcontractor costs based on construction progress, document review and approval and coordinates with the job cost accountant for payments and lien releases.
* Participates in monthly job cost reviews to declare project status and increases project profitability and promotes Layton objectives and goals.
* Managesproject material and equipment procurement within the project budget constraints and consistent with the project delivery schedule.
* Develops and monitors project quality, safety, and risk management plans.
* Negotiates owner and subcontractor change orders and manages the resulting schedule, cost, and profit impacts.
* Attends, directs as needed, and may take notes for project team meetings, including weekly Owner/Architect meetings and subcontractor and other coordination meetings.
* Coordinates all final close out procedures for the project including as-built drawing, punch lists, final billing, occupancy permit, owner acceptance, project manuals, warranty letters, subcontractor close out, letter of substantial completion, and letter of recommendation.
* Participates in the post completion project review and provides Preconstruction with information for their database.
* Trains and mentors project and field engineers and other team members as needed.
* Managesproject engineers to assure project construction compliance through reviewing, submitting, and following up on submittals, Requests for Information, document revisions, and other documentation to avoid delays and additional risk to the project.
* Updates and implements software programs for collaboration, quality, and document management.
* Develops and maintains owner relationships.
* Performs other related duties as assigned.
Qualifications
* Bachelor's degree in construction management or related field, or an equivalent combination of education and experience.
* 3+ years of experience in ground-up commercial projects, preferably in the light industrial and/or cold storage sector.
* Demonstrates excellent communication skills by expressing ideas clearly and effectively and has strong negotiation skills.
* Understands construction laws and practices; applies building codes and other design requirements correctly and reads blueprints correctly.
* Maintains the Layton standard of ethics, conduct, and organizational policies.
* Excels in problem solving. Finds relationships between data from different sources to formulate alternative solutions.
* Works well with other people; takes time to help co-workers, customers, and others to achieve their goals and assignments.
