Analyze and resolve issues that have the potential to jeopardize the ability to meet agreed upon deliverables.
Reviews change orders for accuracy.
Reviews and takes action on contractor pay requests and invoicing.
Reviews status reports prepared by project personnel and modifies schedules or plans as required; prepares project reports for Level 10 management, owner or others.
Manages claims; identifies and resolves potential claims with subcontractors/suppliers.
Participates in project coordination meetings.
Ensures adherence to insurance, safety, labor relations, EEO and tax regulations.
Monitors and ensures quality control.
Works with Safety Director to ensure jobs have safe working conditions and safe work practices are in place.
Establishes and maintains positive relationships with key owners and architects.
Accountable for project completion and financials, Critical Success Factors, Customer Satisfaction Results.
Directs and ensures timely completion of project close-out activities.

Qualifications:
Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
5 years of project management experience in the construction industry.
Excellent communication skills and interpersonal skills.
Proficient computer skills in Microsoft Office Suite, Project Management software (Prolog or similar) and Scheduling software (Primavera or similar).
Ability to identify and resolve complex issues.
Effective participation in team environment.
Bachelor's degree a plus but not required.

Learns the SVM process to run financial reports, manage material costs, billings, and labor costs.
Attends milestone reviews, monthly production meetings, pre job, post job meetings and WIP meetings taking thorough notes and asks insightful questions as needed.
Within 3 months and ongoing:
Shadows a senior PM or Project Executive (PX) to learn the estimating and bidding process and to learn the procedures to effectively communicate with the field team.
Begins to execute monthly/weekly cost reporting, process to run job cost summaries, and forecasting with supervision from a senior PM and direction from Finance Manager.
Communicates with the project Foreman for requests and feedback from the field and to check in on cost summary, labor hours, forecasts for remaining costs of equipment and material.
Attends and learns the process for executing successful kickoff meetings with engineering and the detailing team to discuss coordination with external partners, GCs and the field team.
Within 6 months and ongoing:
Is 100% proficient in understanding the PE role and begins to delegate tasks to PEs as a PM with supervision from a senior PM.
Manages, as the lead, 1 - 3 projects with the supervision of a senior PM or PX and continues to further understand financial reports and how to effectively schedule and manage each project.
Within 12 months and ongoing:
Is fully independent in the PM role and learns the process for more complex projects and manages 3 - 5 projects with minimal supervision of a senior PM or PX.
At 18 months, continues to own the proposal process at 90% proficiency and continues to develop skills by asking insightful questions and applying feedback and learnings.
At 24 months, has developed strong relationships with GCs and is involved in the negotiations with the supervision of a PX.
Education, Skills & Experience:
Bachelor's degree in Mechanical Engineering, Construction Management, or related field required
3+ years of experience as an HVAC Project Engineer or Project Manager or similar experience required
Proven experience managing small teams/building teams required
Demonstrates proficiency using estimating software, fast DUCT and fast PIPE highly preferred
Demonstrates an in-depth knowledge of AutoCAD, Revit, Bluebeam, and other design software a must
Proven ability to manage a diverse range of project budgets a must
Highly skilled in building relationships with customers a must
Outstanding ability to effectively communicate both verbally and written a must
Compensation & Company Benefits Include:
This is a full-time exempt position. The compensation for this role is $115,000 - $130,000 annually and is based on experience and skillset.
