We are currently seeking ProjectManager with Treatment Plant/Pump Station Experience
The ProjectManager is responsible for all activities related to contract administration. This includes the coordination and completion of projects on-time, within budget and scope. This includes processing change orders, submittals, subcontracts, and project reports. This includes coordination and collaboration with Corporate Scheduling, Quality Control, Safety Groups. You are also responsible for supervising and managing the project teams, providing general administrative and technical leadership for the project, as well as supervising the project from start up to close out. Equally as important, you will keep not only the project on track but the team as well. Motivate and develop the junior team members. Train and develop utilizing on-the-job and internal training opportunities.
Role and Responsibilities
Oversight of all Project operations
Ability to assess and prioritize multiple tasks, projects and demands.
Effectively communicate with WMS personnel, owners, A/E partners, subcontractors and other personnel assigned to the project team.
Prepare project's schedule of values and review & approve subcontractors SOVs
Prepare a project plan and budget for approval by supervisor.
Prepare and update project schedules with input from project staff and, if required, assistance from the Scheduling Department.
Negotiate change orders with client, architects, and engineers.
Prepare all Subcontracts, Purchase Orders, requisitions, proposals, etc.
Set up the project field office unless the project is run from the Main Office or branch office.
Set up, and maintain required project reports, forms, and logs as applicable to track activities such as shop drawing submittals, requests for information, field changes and change orders, and purchase and delivery schedules. Prepare monthly requisitions, review schedule updates & requisitions and get approval from owner. Monitor owner's payment within stipulated time period per contract documents and submit interest claims, if needed
Approve payment of invoices received from vendors and subcontractors.
Ensure that all on-site activities are conducted in strict accordance with Company and Government safety regulations.
Analyze subcontractor and vendor bids and negotiate subcontract Agreements, Purchase Orders, change orders, and change notices.
Review shop drawings and coordinate with other trades involved.
Ensure availability of materials and equipment to facilitate the project schedule. Monitor Certified Payroll requirements
Conduct regular inspections of the job site.
Coordinate activities to ensure smooth completion of the entire project.
Conduct weekly staff meetings, Set Deadlines, assign responsibilities to team members and monitor the progress by meeting minutes.
Prepare and distribute PRM agenda and meeting minutes with assigned responsibilities
Manage the relationship with the client and all stakeholders, vendors, and subcontractors.
Delegate project tasks based on individual strengths, skills, and experience level.
Develop comprehensive project plans and optimize means and methods to control costs and time.
Perform risk management to minimize project risks.
Continually develop leadership skills and have a strong mindset to close the job early.
Ability to solve project issues utilizing a proactive approach. This may include alternative solutions through writing RFI's.
Safety/Quality Control
Implement and monitor ALL company Safety Policies. Take remedial action when required.
Ensure that all on-site activities are in STRICT accordance with the Company's Loss Control Program and OSHA Safety regulations. No subcontractor is allowed to work onsite without COI approved by our agency Assurance Insurance.
Always maintain Quality Control per approved CQC Plan

Task, coordinate, and manage contractor personnel supporting H2FMS under Government direction (Chief of S&T / H2F Director).
Facilitate coordination between scientific SMEs (e.g., psychologists, epidemiologists, sports scientists) and technical teams (data, AI/ML, software/cloud).Assign work, monitor progress, remove blockers, and enforce performance/quality expectations across LOEs.

Summary/Objective:
The Fire Protection ProjectManager oversees all aspects of planning and implementing the delivery of our Fire Protection commercial construction projects. Fire Protection Construction ProjectManagers are knowledgeable in the design and construction of commercial fire protection sprinkler systems and will be responsible for reviewing plans and specifications for design and constructability issues.
Essential Functions:
Build and maintain a positive relationship with internal project teams, other ProjectManagers, our customers, subcontractors, and key vendors
As ProjectManager, build positive morale on the project site
Oversee total fire protection field trade construction effort to ensure project is constructed in accordance with design, budget and schedule
Coordinate with various internal departments such as pre-construction, sales, safety, purchasing, CAD/BIM, and fabrication shops as well as client personnel and others to:
Develop and maintain a construction plan and schedule
Scope out vendor quotes and purchase equipment and material
Scope out subcontractors and issue subcontracts
Provide guidance for the fabrication schedule
Daily monitoring of key metrics daily (manpower, material/equipment deliveries, etc.) and mentors site leadership to support the timely execution and completion of the work within budget with no defects or accidents
Prepare, monitor, and maintain project budgets, and reports to senior management and other projectmanagers on key metrics
Create Revenue Forecasts, Schedule of Values, Cash Flow analysis, and other financial analysis
Identify changes in scope, prepares pricing, and submits potential change orders to customer
When necessary, develop recovery plans to bring a project that is experiencing issues, such as issues with safety, quality, or production back on trac
As ProjectManager, assist the Superintendent in implementation and coordination of on-site quality control and safety procedures.
Oversee and management of all subcontractor Requests for Information and Requests for Proposal forms.
Manage the Change Order Requests process
Prepare and distribute all subcontractor Change Orders and associated budget revisions
Read and evaluate Sprinkler System designs and coordinate sprinkler layout
Oversight of all project administrative logs and close-out activities.
Help drive the site-specific safety plan and the importance of a safety-first mindset
Comfortable managing multiple projects at varying stages within a project lifecycle.

Required:
Preferred bachelor's degree in Mechanical Engineering OR related field, and/or 3+ years of Fire Protection projectmanagement experience; or equivalent combination of education and experience as a ProjectManager on commercial construction sites.
Excellent communication and interpersonal skills
Must be able to apply innovative and effective management techniques
Proficient in Microsoft Office Suite
Must be a self-starter, be able to work with minimal supervision, follow written and oral instructions, show attention to detail, and demonstrate problem-solving skills
Must adhere to all company policies and procedures
Must be available to work assigned schedules

Work Environment:
May work in varying temperatures; both inside and outside, including inclement weather, heat, humidity, cold and dampness

Physical Demands:
While performing duties of the job the employee may work aloft, climb, bend, pull, reach overhead, stand/walk for long periods of time and lift up to 50 lbs

Must be able to correctly identify all colors of a color-coded cable/wires and see close vision, distance vision, depth perception, peripheral vision and ability to adjust focus
Travel:
As a ProjectManager, may require travel (typically not overnight)
Preferred:
3+ years of experience as a Fire Protection ProjectManager on commercial construction sites (with specific focus on commercial sprinkler systems)
Familiarity with the BIM process
Prior experience with Procore - ProjectManagement System

Duties
* Champions "The Layton Way" by delivering predictable outcomes for internal teams, external teams, and customers.
* Ensures that "Constructing with Integrity" is delivered by working with honesty, unity, safety, and quality of work.
* Assists in the preparation of estimates, project budgets and unit cost reports.
* Organizes and conducts pre-construction planning meetings.
* Participates in the successful negotiation of project subcontracts.

* Develops the monthly client pay requests and follows up on the collection of billings to ensure funds are collected as per the contract terms & in a timely manner.
* Controls the payment of job and subcontractor costs based on construction progress, document review and approval and coordinates with the job cost accountant for payments and lien releases.
* Participates in monthly job cost reviews to declare project status and increases project profitability and promotes Layton objectives and goals.
* Managesproject material and equipment procurement within the project budget constraints and consistent with the project delivery schedule.
* Develops and monitors project quality, safety, and risk management plans.
* Negotiates owner and subcontractor change orders and manages the resulting schedule, cost, and profit impacts.
* Attends, directs as needed, and may take notes for project team meetings, including weekly Owner/Architect meetings and subcontractor and other coordination meetings.
* Coordinates all final close out procedures for the project including as-built drawing, punch lists, final billing, occupancy permit, owner acceptance, project manuals, warranty letters, subcontractor close out, letter of substantial completion, and letter of recommendation.
* Participates in the post completion project review and provides Preconstruction with information for their database.
* Trains and mentors project and field engineers and other team members as needed.
* Managesproject engineers to assure project construction compliance through reviewing, submitting, and following up on submittals, Requests for Information, document revisions, and other documentation to avoid delays and additional risk to the project.
* Updates and implements software programs for collaboration, quality, and document management.
* Develops and maintains owner relationships.
* Performs other related duties as assigned.
Qualifications
* Bachelor's degree in construction management or related field, or an equivalent combination of education and experience.
* 3+ years of experience in ground-up commercial projects, preferably in the light industrial and/or cold storage sector.
* Demonstrates excellent communication skills by expressing ideas clearly and effectively and has strong negotiation skills.
* Understands construction laws and practices; applies building codes and other design requirements correctly and reads blueprints correctly.
* Maintains the Layton standard of ethics, conduct, and organizational policies.
